Mr *** did indeed sign a lease/option agreement with the owner of this home, with a $non-refundable Option FeeThis was paid directly to the owner/seller and was not retained by Bakken Property ManagementThe terms of that agreement were specifically spelled out in the contract, which was
signed by Mr ***.Mr *** also signed a Lease Agreement with BPM (as agent of the owner) for a 12-month lease at $1695/moThe Lease specifically required the tenant to put ALL utilities into his name and to pay the utility companies directly for their servicesHe failed to put the electric bill into his name for several months, so BPM continued to pay those bills for him, and added the charges to the balance he owed on his Tenant LedgerAlthough he did finally get the billing transferred, we paid over $worth of utility bills on his behalfWhen he applied to rent a new apartment and opted to cancel his lease/option agreement, he seemed shocked that he had a utility balance owingIt shouldn't have been any surprise that he needed to reimburse us for the utility bills we paid on his behalf.Regarding the unpaved road, the road has never been paved since he moved in, and no promises were ever made that it would be pavedRegarding the insufficient insulation, Mr *** never once informed us that he had issues with keeping his house warmWithout notification, we were completely unaware that there was an issueWe've since resolved this issue with Mr *** and he seems to now understand that it was utility bills that caused a balance due at the end of his leaseRegarding the late fees, we did drop late fees from $maximum to a $maximum late fee for all of our tenants, regardless of their lease termsThis was an improvement for all tenantsI don't understand why he would complain about a net benefit.Please let me know if you require further documentation as to lease terms and lease/option specifics
