Very rude, unappreciative and unprofessional She is unwilling to resolve issues and also publicly bashes clients on her forum Do not even think about doing business with this woman! I thank my lucky stars that I did not get stuck in a lease with her

I am a mother to children with my husband of yearsThough my faith has been tested many times, I have tried to raise my children in a Christian householdWe home school our children and raise them to always work hardWe have two children in Nursing school, one who is a policeman, and two finishing up their high school years nowThat faith was tested today!! I was EXTREMELY insulted by the owner of this company -- WALLACE G***, when I replied to a craigslist rental property that she had listed with her name and phone numberAs I asked her questions, she would hesitate and finally interrupted me and asked if I was drunk!? That was very offensive and inappropriate! She should have had enough professionalism to politely get off of the phone and move on, had I truly been intoxicatedWith five teenage girls, it's a wonder I don't take to the bottle; however, I have never drank, smoked, or done any of the sortI will never stop spreading my opinion of this woman and her company!! She even texted me making accusations that I was drunk and finished by saying, "Bye Felicia!"

Review: Wallace Gibson was the most unprofessional person I have ever worked with in property management. She was extremely rude and disrespectful to both me and my partner. She never even said hello to us or introduced herself. She got out of her car at the property and started giving me an attitude on how I never confirmed the appointment when the emails and texts she had sent me never stated to confirm an hour beforehand then going on about how she had other things to do that day then just showing us the property. For a majority of the time she sat there either emailing or texting on her cellphone as well, not even seeing us out to the door or asking if we had any questions. For someone stating that they have so much experience in property management, she really does not know how to interact well with others when it comes to doing sales! No wonder she has an F rating with the Revdex.com!!!

Review: I recently cancelled out of my lease on the town home I was renting in Charlottesville, VA. Per the lease contract, I provided the 30 days written notice, 2 months of rent, and forfeited my security deposit of $1,625.00. I provided the 2 months of rent in 2 separate checks. The landlord stated that she did not receive the second rent check so, taking her at her word, I provided a replacement check. However, a month and half later, she cashed the check that she stated she had never received. I asked her to please refund that check and she stated that I was not going to get the money back. We only communicated via email and I have all of the email correspondences between her and I saved.Desired Settlement: I would like to have the $1,625.00 from the check that she stated that she never received refunded to me.

Based on my experience and similar reviews, this business appears to have a reputation for dishonest business practices.

Review: Business did not perform repair fix as stated in lease .

Review: SUMMARY: Our Security Deposit of $2,445 wasn't returned and Gibson Management falsely demandedover $600 for fabricated damages. We acknowledged that there were a few things that required correct, but we're talking about a few hundred dollars at best. So we'd like at least $2,200 returned to us and the additional demand thrown out. Below is a detailed description that we sent her in a certified letter that she never picked up:1) PROPERTY DAMAGEThe damage caused by the toilet leak was from an internal plumbing leak in the toilet. It was a structural issue. You were immediately informed of this in writing, and you sent your plumber Seth to inspect it. We heard nothing further of this issue. We believe that it is the responsibility of Gibson Management to repair the leak, and to rectify any damage caused by it. Also note that the items under "property damage" weren't detailed, nor itemized regarding costs and that we request that they are, so that we can respond more clearly to the other items-some of which we contest and others we don't.2) CARPET CLEANINGAs requested in your Property Handbook, we hired the company Magic Carpet to clean the carpets.They did their work the day before we vacated the property. We believe that there is no basis for the demand of $420 to clean the carpets.3) THE YARDIn the Leaving the Property document you requested that the "lawn be mowed ,hedges trimmed". This was done. The person you recommended did his work just before we vacated the property. We do not believe that the demand of $360 for the yard is in any way justified.4) CLEANINGWe hired someone for over 10 hours to clean the house (in addition to our own cleaning). If this didn't meet your expectations, we find it impossible to believe that the house required more than an hour or so to fulfill some particular cleaning expectation that you might have had-not a $912 bill.As we only have a P.O. box address we can't take this to Small Claims Court. [redacted]. address no longer valid.Desired Settlement: I would like our Security Deposit returned either in full ($2,445) or-if any amount is deducted from that-it is accompanied by itemized bills and should total no more than $300 dollars deducted.

Review: I have been looking on [redacted] to move to Charlottesville. I came across an excellent townhouse opportunity that was advertised by the [redacted]. I sent an email from via the [redacted] reply option. Two days passed and I heard nothing back. So then I went directly to the [redacted] website which is for the Gibson Management Group, ltd. After reading it and going to my desired property I sent in a request for contact inquiry. After a day there was no response. So I call the phone number to get a live discussion with someone on what I need to do. I had to leave a voicemail which I did with my phone number. After a while I received a text message telling me I need to complete the inquire option from the website, a link was provided to the same website I had already used. I texted back that I had completed that yesterday. The text I received back" This phone# does not match any recent inquiries. Good luck with your rental home search." Huh? I went through the inquiry submission again then texted that I had done it again. The response" It needs to be from our website using this link." I texted her that was the website I did it on and there must be something wrong with the webpage. response" Since it has not been received I don't know what you are doing incorrectly, again site is fine, I am getting inquiries just not yours." I text what happens when I go through the process and after it's submitted the fields clear. Response" If it clears the fields it is not complete, since that info transposes to my phone for poc the intake form must be complete, I'm sure you can find suitable housing, good luck." Good Luck? Was I being dismissed? I text that clears the fields means they are gone completely with nothing left to fill out since I could see how this person may have misunderstood that statement. Response" Bye." Really? Bye? Not once was a call made by them to offer any assistance with what was a technical difficulty with their website. More research showed I was not alone.Desired Settlement: I want to be contacted by phone, not text! I want an apology and I want to be allowed to view the property in question, with the correct submissions done of course with the exception of the application fee, which I believe should be waived.
