The whole "you get what you pay for" kinda situation where the floors take hours to scrub and they still arent clean, the heat does a great job for the people above us, and the air conditioning actually heats the building. These buildings are so ill maintained I watched my utilities jump to 3x the amount turning ANY kind of temperature controlling devices, and the smells you get are sometimes unbearable. What really did it for me was not getting a late notice till the next month and being given a 5 day pay or vacate with only 2 days to catch it all up!

Review: Currently listed on contract as a renter for my son's college housing in Radford, Va. Numerous issues with heating system. Four visits from real estate company, two from repair business yet heat has never stayed on for more than 2 days for the past 4 successive weeks. Currently 25 degrees and when landlord contacted he stated that he would look into it the following day while the current temperature in the rented house is literally below freezing(30 degrees). When informed that I would contact the authorities, landlord said he would look into after he finished his dinner. These are unsafe and dangerous conditions and borders on reckless endangerment. Landlord is in fact in breach of contract by not providing a habitable environment.Desired Settlement: Fully functional and RELIABLE heating system. No further rent paid until problem is resolved

Dear Revdex.com, In regards to the complaint from Mr. [redacted], concerning the property located at [redacted], Radford, Virginia [redacted]. Our first work order was called in on October 25, 2013 and when we went to the property we found that the tenants had not had [redacted] turn the gas on for the property. November 5, 2013 we were contacted by the tenants that the furnace was not working, we went to the property and lite the pilot light. November 12 we were contacted again by the tenants that the furnace was not working, we serviced the system, checked the chimney, cleaned it, did not find anything wrong and lite the pilot light again. On November 14 we were contacted again by the tenants this time we contacted [redacted] Heating & Air they came out and serviced the system . As soon as I heard there was again no heat, I contacted [redacted] Heating & Air, they will be out today December 2, 2013. As soon as I hear from [redacted] Heating & Air of what the problem is, I will contact your office. The maintenance person did not respond to the situation as he should have when called, I apologize for his actions. To my understanding when he got to the house, the temperature was 52 in the house and he re-lite the furnace again. I apologize for any inconvenience this has caused and will do my best to get this resolved as soon as possible. Thank you, [redacted], Manager for Gilbert Real Estate

Just awful ! I work at an apartment complex and we strive to make our residents happy. This is not the case with Gilbert. I had to inform them three times where there had been a leak and it took them five months to repaint the wall where it happened. They changed parking stickers and only informed us with a note on the door (which I never received). They should have emailed us or called us at least that is how we inform residents where I work. A note on the door simply is not enough. After my vehicle was towed because I did not have a new sticker I had to pay the $135 to get it back. When I complained about this to them I was simply told that it's my problem and that the note on the door was more than enough notice. I could not be more disappointed.

Review: Gilbert Real Estate has been contacted on three different occasions to repair the badly leaking ceiling. There is a leak in two different locations. One is leaking heavily the other is a slow leak. On every occasion they have taking numerous days to come and take a look at it. When they have come out they claim they have 'fixed' the problem. Yet it still continues to leak. Today they came and expressed that one is not bad we won't worry about that we will just work on the large leak. Although not as concerning you cannot just expect us to keep a bucket on the dresser instead of fixing the problem. Then we were informed with the bad one they tried there best and hopefully that works, but we will need a new roof. So they just expect us to be ok with a falling in ceiling and keeping buckets as a nice accessory to our living room. We have been extremely patient but can no longer expect there lack of care.Desired Settlement: We want our roof to be fixed by a professional, both leaks to be repaired, and the caving part of the ceiling to be replaced.

Dear Revdex.com, we received a call this morning, Monday, April 20, 2015 @ 9:26 AM concerning leaks in the ceilings of the living room and bedroom. As everyone is well aware, we had a lot of rain Sunday, April 19, 2015. The Maintenance Staff went down to investigate the leaks, they went on the roof and patched the areas that they thought were the problem areas. In the meantime we have contacted a roofing company to come out and look at the roof so to get prices to replace. For your records, we pulled all work orders that we have concerning the roof issue, we had a work order #[redacted] 12/6/2013 and the issue was taken care of the same day, work order #[redacted] 10/14/14 and this was taken of the same day. I feel that we have tried to take care of the issues as they come up. I do not have a time line as yet from the roofer concerning his schedule. As soon as I do, I will have the roof replaced and will give you an update.Thank you for your time in this matter and if you have further questions, please do not hesitate to contact me [redacted]
