Giovanni Realty Group, PLLC

I employed [redacted] CEO of Giovanni Realty Group formerly know as [redacted] Properties to be my property manager. During the 1.5 year I have employed him the payments were consistently late. His agreement states the money is paid on the 10th of every month and he will take a 10% cut. Most of the time the payments would be severely late. To the point I would call him, text him and e-mail him with only a week left in the month and to make my mortgage payment. He was always in [redacted] at the dentist, [redacted] or a family BBQ and too busy to be bothered with my petty query as to whether I'd be able to pay my mortgage this month. If the tenants paid late his office would have known on the 5th, but no one ever called me until I hounded [redacted] down. The Last two months he completely stopped paying me the rent and he ceased all commination's with me. I will call his office they tell me he'll get back to me. I text, call and e-mail him without success. Not only that, to add insult to injury on his agreement it states he can alter the rent with new tenants as the market dictates. He lowered the rent slightly for the new tenant and is still paying himself 10% of the old (higher) rate. Also, when I handed the property over to him I had furniture. He said he would store it for free. As soon as, I moved out of state he said he was out of room in his storage and I told him to donate it and give me a receipt for tax purposes. I've asked him for that receipt and other receipts once a month for over a year. (nothing yet)Other receipts and warranty cards I've requested include microwave, hot water heater, etc. that he supposedly replaced.I encourage you to look up [redacted] Properties on the Revdex.com website. I filled for a formal investigation with the state. According to the state's site this will be public record in the future. Think this is too crazy to be true you can decide for yourself.Product_Or_Service: Property ManagementDesired SettlementThis could be considered a civil matter. However, there is nothing civil about it as he's not communicating with me and withholding my money. I will let the judge decide whether it was criminal, but I will certainly get my money back. More importantly I want the public to be informed that this person and business can not be trusted with your money. I want my current tenants' deposit to be sent to my new property manager. I want my rent money for October, November and I want receipts.

Failure to forward rents collected and inability to generate a response from the company.Giovanni Realty (formerly [redacted] Properties) has been collecting rent but not forwarding the money to me, the landlord. Despite numerous emails and detailed voicemails there has been very little response to my questions. I have received vague responses about every 3-4 weeks saying things like, "we will look into it" or "expect a deposit on this date" but the money never comes through. When I tried to log on to their website my username stopped working about the same time as these issues began. Requests for help with this issue also went unmet.In checking social review sites I have realized that I am not the only one having this trouble with Giovanni Realty.Currently I am owed three months of rent with a fourth being due 11/15. Desired SettlementI am seeking the money owed to me and a guarantee that moving forward all rent will be promptly deposited in a timely fashion.

This company has kept 2 months rent and deposit from tenants over to me after he was fired totaling 2400.00 He refuses to pay yet his company waspaidHe has ruined my credit making me late - causing my mtg on my home to be late and I fired his company after non payment of my rental income yet the tenant paid him 2 months. I received 3 days notice the tenant was moving so Giovanni(formerly [redacted]) owes me also the deposit put on my home.Desired SettlementI want him to deposit the 3400 into my account immediately.
