The roof leak at Mr. [redacted] home happened about one year after completion of the home, with him living there.  It went through several severe storms and never leaked, but when it did, our company acted as promptly as possible, given that it rained almost every day or every other day for several weeks.  Once the weather allowed, the roofer responsible for the integrity of the roof returned to the home and made the repairs.  Once the leak was repaired, a section of drywall was removed, inside the home and below the leak.  There was an appearance of mold, so we immediately called Serv Pro and had the area sprayed, in case it was indeed mold.  We also called upon a testing lab to test the air in the room for mold content.  The standard measurement for this is a comparison of the air inside the room to the outside air.  The air in the room tested negative for mold compared to the outside air.  In other words, there was more mold danger walking outside than being inside the room.  The sheetrock was repaired and all put back to new condition.  This work was complete, long ago. It is also important to note that our warranty states that we are only liable for the failure of the roof.  We go way beyond that and take care of other items.  In the home, we have been called upon to find fault with circuits when light bulbs were burned out.  We have made several repairs which were obviously due to misuse and not normal wear and tear.  There was a piece of tongue and grove soffit that was loose.  It was repaired, at no cost to the owner, even though it appeared to be a result of being pulled upon, not a failure.  The customer has also complained that the entry door is not sealing properly.  We have agreed to replace it and have the new door in our possession, however, the homeowner refused to make a color selection, so that it can be properly stained and installed.The 12 month walk through that is mentioned, is a myth.  We have no obligation for such an thing, however, as a customer accommodation we offer to send out a painter to touch up any nicks or scratches or caulking that may have occurred in the first 12 months of living in the home.  The owner is not satisfied with this but instead keeps referring to a "walk through" as though there will be another pouch list created.  This is not the case.  Prior to owner move in, there is a punch list done by walking the entire project with owners and contractor taking down notes to create a list of every item noted by the owners.  Once this is done, the owners may move in.  Any item that fails, with one year on some items, two years on others and ten years on others, that was not on the punch list is a warranty item.  This is anything that fails except items that have subject to misuse.  Warranty covers defects in material and workmanship that fail during that items warranty period.  In this case, all punch list items have been corrected and the two warranty items were addressed earlier in this explanation.  We are a builder that takes pride in our product and goes way beyond our contractual obligations to keep things right.  Unfortunately, there are customers that cannot be satisfied.  The [redacted] were delivered a beautiful home for a price that was about $50,000 less than the next bid.  In addition, I personally did about $30,000 of free upgrade, just because I wanted them to be happy.  We all know that the customer is not always right, but we must conduct ourselves as thought they are.  We continue to wait for the entry door color selection so that we may take care of the door and a few touch ups.  I have also offered to give the [redacted] $160.  This will be delivered when we deliver the door. [redacted]G.J.
