Complaint: [redacted] We are rejecting this response because:As we previously communicated to GL Green, we had wanted an independent roofing inspection by a person licensed to do such inspections If GL Green even would take the time to check their file on our build, they would see that we have previously provided them a home inspection report by MrC [redacted] completed prior to our close in December As MrC [redacted] shared with us at that time, he was only qualified to do a quick look at the roof In the past week, the roof has leaked once again-- nine times in months We have secured two roof inspections, both noting major problems including design faults in the roofWe have requested to meet with GL Green about the inspections, but they have have only communicated that they are not available on the requested date and have provided no alternative dates At no time, has any GL Green personnel even bothered to come to the house to take a look at the roof The only thing they have done is send the roofing sub to slap sealer after a leak, which has not fixed the problems We will now seek a different course of action after giving GL Green many opportunities to try to work professionally and resolve the problem Regards, [redacted] And [redacted] [To assist us in bringing this matter to a close, the consumer must give a reason why they are rejecting the responseIf the consumer does not provide a reason the complaint will be closed Answered]

Response to Complaint: The customer is 100% correct that they experienced an abamount of roofing issues after completionIt is G.LGreen's primary goal to have zero punch-list and/or warranty claims after we turn the house over to the customer, but it is our promise that we'll be there to help and get the bottom of any underlying problems that might and occasionally do occur as wellWe sent our roofer (he performed the initial work and is still our current roofer to date) to all of the warranty calls and we truly thought we were able to remedy the situation each time he was dispatchedObviously that was not the case, based on the recurring trips requiredAlthough we do not generally offer extended warranties on our homes, we will continue to stand by our work and any finished product we put out in to the marketI believe the issue has been ultimately been remedied, but I would like to reassure the customer that if any other issues are encountered in the future that are caused by inadequate craftsmanship or construction that we will be here to assist.Sincerely, A [redacted] F*, P.E.Director of Operations

RESPONSE 07.07.16:We are very glad to hear that GL Green would like to "continue to participate in the resolution of the issues previously outlined"MrD [redacted] is indeed a very qualified inspector, however, MrD [redacted] stated when we secured an independent inspection prior to closing (December 2015), that to inspect this home would be a "conflict of interest" as he regularly does inspections for GL Green We request GL Green pay for an INDEPENDENT inspector of our choosing that has no conflict of interest with GL GreenWe do not understand the premise that GL Green "did not install the roof" GL Green was the sole contractor to whom we contracted with for the home and paid, so we are unsure why they are not taking responsibility for their subcontractor that they chose to put on the roof Regarding the damage from storms in the last months, we remind GL Green that we have only owned this home six months There have been no storms that would have caused damage to a roof, thus no adjuster has been warranted Interestingly, their roofing subcontractor checked the roof right after the storm in May when the roof leaked in six places, and did not make note any damage at all from the pea sized hail If GL Green wants an adjustor's report, we will be more than happy to allow them to discuss that request with our homeowners insurance provider However, one would assume that an independent inspection should be able put GL Green's minds to rest, that no storm damage has occurred since we've owned this home We are also now also requesting that GL Green pay the repair bill for a faulty toilet under their warranty They have been notified repeatedly about the problem in the past, but do not chose to follow up with the plumber This particular repair was requested three weeks ago in writing via email Although GL Green said it would be taken care of, it never has happened We request that they paid the plumbers bill and replace the toilet if necessary Not sure how not following up on warranty issues is "continuing to participate in the resolution of the issues"...?????

Complaint: [redacted] I am rejecting this response because:GL Green is correct in stating that the monies were finally refunded. On 29 May 2016, we did receive a check for the appliances plus NM GRT issued by GL Green (note, not the supplier). GL Green is incorrect is stating that this is a warranty issue. The appliances were found defective by a GL Green foreman before the house was even purchased/closed. GL Green did minimal follow up with the supplier and stated that GL Green’s “policy” is the “customer” should be the one working with their suppliers in the event of defects as evidenced in several e-mails by GL Green. Although GL Green mentions in their response the now inoperable dishwasher (still awaiting replacement), GL Green fails to mention “between the time of this complaint and today’s date,” that the roof developed six (6) separate large leaks during a storm occurring on 28 May 2016. Four (4) of these leaks were around the seals of the solar tubes mounted into a tongue and groove ceiling in a composite section of the roof. The additional two leaks were under the section of the roof covered with ceramic tile. They did send a roofer out the following day and several days later the roofer spent approximately thirty minutes putting some sealant on it. Unfortunately, this is not the first time this roof has leaked. On 27 December 2015 within two weeks of purchasing the home, one of the solar tubes leaked water all over the living room after a snowstorm. At that time, it took GL Green more than a week to drain the solar tube in the tongue and groove ceiling because as their former foreman shared, GL Green would not buy him a ladder to accommodate 14’ ceilings. When speaking to GL Green on 29 May 2016 after the second leak incident, GL Green was asked, “Where does this leave us with a roof that has failed seven (7) times in five months? GL Green’s response was 1.) In their opinion, they use the best contractors; 2.) they will never use solar tubes in any of their future homes; and 3.) if this were to happen again, they “wouldn’t leave us hanging”. GL Green references alleviating “built-up angst” with the construction process by virtue of the “overall outcome and finished product”. Quite obvious to any consumer, a new roof with even one leak (not to mention all the other defective items in the past months) does not in any way indicate a quality finished product, nor go anywhere in alleviating angst. We believe for the vast majority of people, GL Green’s response to our roofing question would only up the “angst”. We request GL Green pay for an independent roof inspection by a roof inspector of our choice, any repairs and/or re-roofing required by virtue of this inspection, as well as extend the warranty on the roof by one ADDITIONAL year from the date of purchase. The customer is correct that the resolution & refund of the initial fridge & freezer took longer than it should have and they are justified in their frustration. Typical with most New Mexico builder warranties, the GL Green warranty allows for a 1-year coverage period and protects
against defects in materials & workmanship on work performed by GL Green Sub-contractors & the manufacturer’s warranty passes along to the consumer. This is the case regarding the manufacturer’s warranty for the refrigerator/freezer mentioned below and the end relationship is a supplier/manufacturer and consumer relationship. While we at GL Green are always working closely with sub-contractors and vendors to resolve open issues ASAP, the resolution or refund process in this instance isn’t something in our direct control, repairs and refunds are processed with the supplier of the appliance, not directly with GL Green and the confusion regarding our warranty also contributed to the frustration on the repair and refund process. The supplier has ultimately issued a refund for the defective appliances and the funds have be returned to the customer (total appliance cost + NMGRT). GL Green also agrees that the toilet replacement process didn’t go as smooth as it should have, the approach on this item was the same as the above fridge & freezer concern which the resolution has to come from the supplier. At the time that it was determined by GL Green’s plumber that the toilet needed to be replaced, GL Green immediately made the replacement request with the supplier. Again a frustrating process as the supplier had delay on their end processing the replacement request & the toilet was also on back order once the replacement order was processed. Once the replacement toilet arrived from the supplier, GL Green’s plumber scheduled directly with the customer and made the replacement. In between the time of this complaint and today’s date, the GE dishwasher also went down and it was discovered that the board needed to be replaced. The customer requested a replacement instead of a repair. GL Green immediately relayed the info to the supplier & they arranged for a replacement dishwasher which is on order but hasn’t yet arrived. Other than the replacement dishwasher, it’s our understanding that all punch list items have been addressed and there are no other outstanding items. The customer is also correct that GL Green has enjoyed a good reputation for constructing well designed, quality constructed homes and it’s our intent to keep this opinion amongst our customers & those in the community. We’re hopeful that the explanation above illustrates that ultimately, the customer’s concerns have been addressed and resolved. We’re extremely understanding of the frustration involved with the construction process and hope that the overall outcome and finished product in some way help alleviate some of the buiangst over timeIf there is ever anything we can do in the future to help with any new issues that may arise, we hope the customer knows they can contact us at any time

I was unaware that there was any pending work that needed to be done by G.LGreenI've attached the Final Punch List, which seems to show that everything that was identified during the Homeowner Walk-Through was addressed. If there are outstanding items that G.LGreen is responsible for and that I'm unaware of, I would encourage Mr*** to send the list over so I can review it

We would like to continue to participate in the resolution of the issues previously outlined by the customerWe (GL Green) would pay to have Miles D*** (from the *** ***) inspect the roof, roofing materials, and all roof penetrationsMiles is a local inspector who is highly regarded in his field and the community and should be more than adequate. GL Green did not install the roof, we hired a local roofing subcontractor to perform the workSo at this time we (GL Green) just cannot say that we will pay for any and all repairs, but I would be interested in seeing a report on the current condition of the roof Prior to coordinating any new inspections, we would be interested in seeing what damage the storms that have occurred in the last months might have causedHas an adjustor been out to your home?

I am rejecting this response because:
They never came to fix the issues that came up during the home Inspection. After a couple months and a hail storm they called asking if I had my room looked at because it probably got hail damage. Roofers and inspectors I have talked to said they have had tons of issues with GL Green roofs.
