October 27, 2016Dear [redacted] :The complaint referenced above has been forwarded to my office by [redacted] ***., managing agent for Glen Oak Apartments.Many of my firms clients are hearing complaints about marijuana odors in their propertiesRegrettably, local police are not cooperative in either investigating or visiting alleged offendersMoreover, on the few occasions when my clients have attempted to violate a lease based on a “smell” in the hallway or in the contiguous apartments, without eyewitness testimony, the courts are not inclined to evict,Therefore, while we are concerned about [redacted] ’s complaints, we are unable to eliminate the possibility of the odor in the future.I attach various complaints received by my client, my client's response to those complaints and the notices published by my client to each apartment and around the apartment community.My client will continue to 1) communicate with suspected offenders when complaints are received; 2) involve the police to try to discourage those using marijuana from continuing to do so, and ) take all legal steps to request those apartments using marijuana (when we know of such use) to vacate at the end of the lease termHowever, my client is unable to eliminate the odor upon receipt of a complaint, including the complaint received from [redacted] .Please feel free to contact me if you have any questions.Very truly yours.OFFET KP.A.John R
