Remodeled Condo
I bought a Condo that Global Home improvements worked on. The Condo looked very nice, however, there were a lot of issues after I moved in. I believe it was a quick fix. I had to have the floors all retiled because the floors were buckling, come to find out they did not prepare the floor(s) properly underneath the flooring that they laid down and they did not leave a gap between the wall and the flooring either. I found out also from the HOA that they installed some units in the Condo that they were told not to do, but did it anyway and it caused a lot of water damage to the basement in the building. Every since I moved into this Condo, I have had to have stuffed fixed/or replaced on a regular basis. I just want to suggest that if you purchase a property that Global Home Improvements worked on that you check out EVERYTHING with a fine tooth comb, before buying.

We would like to first address the timing issue. The contract approximate start date is all contingent upon the start date from when we have all things finalized. This project needed to have finance approval from a bank as well as colors that needed
to be finalized prior to ordering materials. The approximate start date on the contract states 5-weeksCustomer never picked color or style of siding at the time we signed contract. Once we had everything needed from homeowner to start the job, we were within the 5-week period, however that took us into January and bad weather. At Global we strive to make sure every customer is happy with our work. This project had issues that came up. One issue was the caulk. The caulk had bubbles that was cause by chemical reaction to trim. The manufacturer of the product is currently working on scheduling their own inspection and serviceThis issue will be handled by them directUpon inspection of the project at completion, the homeowner and owner of Global Home Improvements had different opinions of the outcome of the project and can't agree on few things. Hello [redacted],With further investigation this is the most current email strand that [redacted] and I had. I do want to make it clear that we are willing to correct the issues that the independent 3rd party has suggested with the exception of the caulking issues in which the caulking company is willing to come out with their own service team to re-caulk the areas or pay you to find a contractor to have it fixed. Also, gable vents were not there in our before pictures therefore there were none and they were not included in the contract. The [redacted] representative agreed that these issues were mostly aesthetic and reiterated that it would not affect the [redacted] Warranty and that the manufacturer said these touch ups were within the realm of what they would allow a contractor to do to be sure that no warranty issues would be affected. Please be assured we do WANT to correct the issues and have always been willing to do so. Please let me know if you need any further information from me. Thank you,Dawn From: [redacted] [mailto:[redacted].com] Sent: Wednesday, November 18, 2015 9:51 AMTo: D P[redacted] <[redacted]@globalhomeinc.com>Subject: RE: Warranty Concerns Dawn,The issue has never been whether or not Global is willing and able to correct their mistakes. The issue is that every time a crew has tried to correct mistakes further issues/damage has arisen- causing more aesthetic issues and ruining the overall product. Global crews have proven over a year of installation that they are not able to correct the issues which they caused and they have used inappropriate installation techniques which have lead to further issues when Global crews have tried to correct the inappropriate installation per the manufacture(azek). All of these issues which I have been arguing, as well as several additional issues were verified by the third party independent home inspector.  I understand the caulk issue correction- and am working with mid atlantic group to get that corrected.  Again, Please share with me the "before pictures" referred to in a previous email regarding the gable vents. I am not requesting that Global "fix" what they "broke", I am asking that Global refund my deposits and the draws they took upon my [redacted] account so I can find an independent installer to come and re-install the siding and trim correctly. I am also requesting a letter from [redacted] Corporation which guarantees that if any issues arise from any siding which is not replaced be covered under their warranties. Thank you,[redacted]From: [redacted]@globalhomeinc.comTo: [redacted].comCC: [redacted]@globalhomeinc.com; [redacted]@globalhomeinc.comSubject: RE: Warranty ConcernsDate: Wed, 18 Nov 2015 14:36:38 +0000[redacted], Good morning. We are willing and able to come back out and correct the issues that the Third Party Independent Inspector found, with the exceptions of the gable vents as there were none to begin with, flashing was built in so that would not be addressed also. Additionally, the caulking issue would be address with the manufacturer they can have one of their service crews come out to re-caulk or pay you to find a contractor of your choice to get it corrected. Please let us know if a good time for us to come out to do the corrections. Thank you,Dawn From: [redacted] [mailto:[redacted].com] Sent: Tuesday, November 17, 2015 7:37 AMTo: D P[redacted] <[redacted]@globalhomeinc.com>Cc: [redacted] <[redacted]@globalhomeinc.com>; Jack J[redacted] <[redacted]@globalhomeinc.com>Subject: RE: Warranty Concerns Dawn,Good Morning. I am aware that [redacted] has claimed that the issues which I am concerned about will not effect the warranty, however, until they are able to officially guarantee in writing that the damage done by Global to the siding will be covered in the future when issues arise the warranty issue is not settled.  The main issue with the siding was not the warranty, it is the aesthetics of the overall job. The shoddy craftsman ship which was applied to the installation of the siding has caused significant issues through the weather. If you recall, or pull up our email trains you will see that Global's attempts to correct the shoddy craftsmanship and installation has been and always will be the major concern. Every effort that Global crews have put forward to correct the workmanship of the siding installation has caused further damage and aesthetic concerns to our home. That is why I have requested that Global not be the company that completes the job.  The following items are still outstanding:1. All window trim has warped and twisted leaving large gaps where the legs meet the header. The trim needs to be removed and re-applied using glue and screws.2. The siding needs to be replaced where there have been determined to have planks not appropriately attached to the house. These planks will not be face nailed due to the fact that the color match technology because it is not factory applied doesn't match the plank boards and causes an eyesore.3. Caps need to be installed over the windows4. Base trim has warped and twisted and needs to be applied appropriately5. Caulk has continued to bubble over the summer. 6. Open gaps in siding/ large miscut pieces need to be repaired7. Grade clearance needs to be addressed and corrected- however plank boards are not to be face nailed, therefore the siding will need to be completely replaced8. Crushed plank boards due to damage from Global crews need to be replaced9. All trim need to be given a second and third top coat of paint10. The gable vents need to be addressed (please send me the before pictures you refer to)11. End cut siding needs to be removed, sealed and replaced My issues with the siding installation have been consistent over the past year. The workmanship and application methods used to install our siding were not of the quality which was sold to us, therefore, resulting in an aesthetic mess. Each time a Global crew came out to fix an issue, further damage was done to the home. Therefore, I will not have the issues rectified by a Global crew because it has been proven that the skill level of the workman will not adequately correct the issues.  Global continues to ignore the fact that this siding job was mismanaged, the worksmanship is under-par and the frustrations caused by this process have been more than overwhelming. Dawn, you and I have spoken a plethora of times- even before the punch list was created, I needed to call each week to track down the crew to see if they would even show up. We were patient through the installation of the product. However, the end result is a siding job that is no where near satisfactory for the cost of the job.  I continue to ask that Global cut their losses and return all deposits and payments so that the job can be completed so that is meets all installation requirements and aesthetic issues. [redacted] From: d.p[redacted]@globalhomeinc.comTo: [redacted].com; [redacted].comCC: [redacted]@globalhomeinc.com; [redacted]@globalhomeinc.comSubject: re: Warranty ConcernsDate: Mon, 16 Nov 2015 21:14:19 +0000Hi [redacted]!I just wanted to let you know that we had a meeting with the [redacted] representative and the issues that you have sent in the pictures will not affect the warranty. As it is our understanding that is your main concern. As we reviewed the pictures we have come up with the following plan to satisfy these issues. •             With regards to the color matching in some of the touch up the [redacted] representative agreed that this is the standard operating procedure and is acceptable. •             With regard to the caulking the caulking company is willing to come out with their own service team to re-caulk the areas or pay you to find a contractor to have it fixed. •             With regards to the loose panel in speaking with the [redacted] representative that will be fixed. •             With regard to open gaps and open cuts that were not sealed will be sealed. •             With regards to the sturdy mounts they do not require flashing as the flashing is built in. •             With regards to the gable vents our before pictures show that there were none and they were not included in the contract. •             With regards to the flashing gaps they will be fixed or replaced. •             With regard to the grade clearance they will be inspected and adjusted as necessary. The [redacted] representative agreed that these issues were mostly aesthetic and reiterated that it would not affect the [redacted] Warranty. I am sure you have received an email from the [redacted] representative. If you have not please let us know. Please let us know when we can come out to your home to correct these issues at your earliest convenience. Best Regards,Dawn P[redacted]Global Home Improvement###-###-#######-###-####www.globalhomeinc.comwww.metalroofingnj.comww...

Review: Significant water damage done to my home was recently linked to an improper roof installation performed by Global Home Improvement back in 2008. According to at least two other independent roofers the roof jobs has major deficiencies, such as: no scupper box (drainage system), no pitch at all in order for drainage to occur via the old system, an inadequate amount of roof adhesive was used resulting in a twenty (20) year roof pealing off after only six (6) years.Desired Settlement: A refund of $5,300.00 dollars plus $50,000.00 in water damage compensation. Total equals $55,300.00 dollars.

Response:

June 25, 2014To whom it may concern,In the beginning of 2008 we were contracted by [redacted] to replace the existing roof system with a new rubber roof. Existing roof design consists of an interlor downspout system that goes through the wall of the home, which is how all the houses on that block were built. We are only contracted to replace the existing roof, not to change the pitch of the roof or Install the scupper box, to bring downspout to the exterior of the house. The contract does state that the roof must be silver coated every 3-5 years In order to maintaln the roof. We were not contacted about any issues with the roof until 5/2014. We did come out immediately to look at the roof and we did see that some of the issues that he is having is due to not being properly maintained over the years,In conclusion, we were only contracted to replace the existing roof, not to change the pitch of the roof or install the scupper box. If the roof was properly maintained over the years this could have been prevented. We are willing to come out and service the roof for the service fee and fix what needs to be done to prevent future damage.Sincerely,Paul K[redacted]President

I am rejecting this response because:

This is contracted to be a twenty year roof, [redacted] has a copy of the contract. How do you install any type of roof without a Drainage System? Water is the number one any to a house especially the roof. This is why Paul failed to send me a copy of the roofing contract via his secretary almost six weeks ago it contains incriminating evidence. Paul failed my integrity test therefore he will never come near my property again. Paul if you are going to tell lies at least tell some that make sense, no of your statements make any sense. Many properties on this block have up graded and equipped with scupper boxes built over the antiquated systems according to Star Builders and Roofing. With all do respect I could have copied the outdated roof myself that is why I hired people that were believed to be professionals.
