For your reference, details of the offer I reviewed appear below.In *** letter/Glow Inc, she wrote that does not communicate with me because Mr*** asked her not to, however she has sent me multiple emails regarding rent money, but when I email her about repairs in the apartment, she does not respondShe does not honor Mr***'s supposed request, only when it is convenient for her and that is when I ask her about repairsShe has no right to exclude me from communicating to her about health issues regarding the apartment I reside in, pay rent in, and signed the lease forRegarding receipts for paying rent: We are requesting proof of payment by receipts from Glow Inc directly, not bank deposit slipsIf we missplace a deposit slip, *** ** *** will not give us another deposit slip to prove payment, therefore we asked it from youYou told us you would provide us with receipts and that it would take business days to do soWe have not received one receipt showing proof of paymentWe have received two tenant ledger reportsSInce making my complaint with the Revdex.com she has added fees to the tenant report, that were not previously on the report or applied to usShe told us she would waive late fees, as a retaliatory action she has applied late fees to the second ledger report and has claimed that we owe her moneyRetaliating against a client for making a complaint is illegal and this is the second time she has claimed we owe her more money than we actually owe herI would like her to provide bank statements to show we have been making our deposits and we can compare it to our own bank statements that show a withdrawal from our account into hersWe do not owe her any moneyWe moved in mid month and paid her a full months rent, she did not prorate itOur rent is not due until mid month, and after that we have a five day grace period according to the leaseMost months we pay early.
Regarding apartment being clean: The apartment was not clean, she apologized for that and m*** a lot of promises to us about the repairs she would make in the home and we trusted herShe has not reglazed the tub, fixed plumbing issues, put up closet doors, fixed the screens with holes and fitted them properly into the window, change or fix the oven that heats up when it is off, rid the apartment of the pest infestation, put up ceiling fans and fix the garageWe found out about the big safety issues of the oven, pest infestation and plumbing issues after we moved in, she has not fixed them as of date or the other things listed aboveWhen we moved in, there were not any blinds on the windowsThe windows were bare and stayed bare for about months upon move in, we threatened to use the rent money to get window coverings and that is when she finally came to our apartment personally to put up window coveringsNow when we tell her we will use our rent money to fix the apartment, she claims we owe her more money than we actually do and threaten to evict us based on a balanceShe told us she would put up closet doors, we never agreed to keep the closet doors offWe have complained to her multiple times about the safety issue regarding the oven and she has m*** no attempt to fix itShe stated in her letter to Revdex.com, she is awaiting corroboration from Mr*** to fix the oven, that is not true or else the oven would be fixed alreadyWe have reached out to her regarding this issue and many others and have not received a responseIn her letter she wrote to Revdex.com, she should have stated the solution, because she only corroborates with Mr*** regarding payment of rentI am requesting she inform us when with available dates and times she can have the oven fixed or changedThe safety light on the stove is not present that notifies us if a hot plate is on or not, that needs to be fixed as wellThe receipts *** provided showed *** came to the apartment ~timesThe rest of the receipts were for the exterior of the apartment or other tenants apartment*** is not effectiveI am requesting she use an alternative method to rid the apartment of pestsWe do keep the apartment cleanRegarding the garage door: We asked her for the key to unlock the garage door, she informed us that she lost itWe used our own money to get a locksmith to open the garage doorNo additional damage was done to the garage doorI am requesting that she fixes the garage doorRegarding a request for the lease: We were never given a copy of the lease until recently ~1-months ago, previous to that she told us she lost the lease and provided us with a tenant ledger report when we asked her for a copy of the leaseRegarding complaints and police visits: complaints were m*** to *** about our householdWe have in fact, have complained to *** many times regarding the conduct of the neighbors and no solution has been offeredallegations were m*** by the neighbors to the policeThe police listened to both parties ie neighbors and ourselves and left with no disciplinary action towards ourselvesNo welfare concern was brought up about our daughter during any police visitRegarding her summary: Balance owed is false, we do not owe her any moneyIt is illegal to evict a tenant for requesting repairs be done to the apartment especially when the repairs needed put the welfare of the family at risk, along with my unborn childI have not received any legal eviction noticeA letter to Revdex.com is not an eviction noticeIn Summary, her letter to the Revdex.com has not provided me with when she would make necessary repairs to the apartmentShe should first start with the biggest safety issues, which is the oven/stove, pests, and plumbing followed by window screens, reglazing the tub, put up closet doors, put up ceiling fans and fix the garage.

Each of her complants will be addressed below. Glow 24 inc. (glow24) entered into the : Reference (b) lease agreement with ?. [redacted]...

as the Tenant. ?r. L?adhol, for - reasons that were persona and known only to him, asked mot to havë his wife as s signatory on the agreement when the agreement was executed and asked that we deal directly with him . regarding any issues that may arise during their occupancy. Glow24 has honored Mr. [redacted]'s request and the frustration Mrs[redacted] is having regarding communications with glow24.Payment Record/late Payments ,As mentioned above, in accordance Mr. [redacted]'s request, communications have been directed towards Mr. [redacted], Regarding the complaint about not receiving records of the payments, - Glow24, 35.3 convenience to its tenants, allows. its tenants to directly deposit their rental payments into the Glow24 account at Glow24's financial Institution. Mr. [redacted] takes advantage of this convenience and as such receives original copies of his deposit slips, Glow24 receives a scanned electronic a??? of the receipts from the bankTherefore, Mrs. [redacted]s -complaint that they have no record is untrue.The main reason Mr. [redacted] the direct deposit method is Mr. **?dholts constantly late : the rent payments. t” is a rg?[redacted] issue where Glow24 receives a pleading for a delay in the payment because either ?. or Mrs. [redacted] is not employed. For three months, Glow24 allowed Mr. [redacted] to make payments in installments, allowing Mr. [redacted] time to find new employment. Glow24, despite the financial burden it placed on the company, did this in än attempt td help mitigate the stress on the family. Despite Glow24's willingness to accept - installment payments, Mr. [redacted] stopped paying altogether. Finally, in September 2015 a 3' ', Day Notice to Pay or quit was issued to Mr. [redacted], Mr. [redacted] did deposit funds but not- enough to bring him anywhere close to current subsequently, 3. second notice in October had to be posted due to failure to pay rent. A a??? of the payment record is provided as Enclosure ... (1).[redacted]The unit occupied by Mr. [redacted] and his family was thoroughly cleaned, repainted, and refloored prior to their move-in. All plumbing in the unit was snaked prior to the move-in dateand drained properly.... • Bathtub and Sink: The bathtub is a model consistént with those in the other units of the .. complex. Admittedly, the tub is an older cast iron tub, but it was clean, safe, and fullyfunctional on the move-in date.celllng Fan5: Apartment did not have celling fans before and none were ever promised.• curtains and closet Doors: The unit originally had horizontal blinds of the quality and design customarily found in rental units in this area. Despite being safe, clean, and functional, Glow24 decide to replace the blinds with new curtains. The tenants in the other units have chosen and Installed their own window teatments Regarding the closet doors, because of the damage and destruction caused by previous tenants, thedecision was made to leave doors off of the closet.• Kitchen. Mrs. [redacted] complaint filed with Revdex.com was the first time this was brought toGlow24's attention and we're awaiting corroboration from Mr. [redacted]. * . Pests: Glow 24 enhploys [redacted] to visit and treat the complex each month and as part ofthat plan [redacted] wil respond in between the monthly visits upon the receipt of a call. Wedo have a problem with the property next door with storage issues. [redacted] aggressivelytreats, the exterior for ants, roaches, spiders, and wasps and provides interiortreatments of the units. The Interior treatments are predicated upon the tenant makingthe unit available for the service or when requested for by the tenants for activity thatneeds to be addressed before the monthly service visit. For your reference, the servicetickets for the or year are provided as Enclosure (2). In the last twelve months,Glow24 had only had one complaint about the pests and that was the first letterreceived from the Revdex.com. Again, Mr. [redacted] has not corroborated the complaint.• Cleanliness: bua visual inspection in April, the apartment appeared unkempt withtrash and food dbfis Öri the counters, an overflowing trash can in the kitchen, and noevidence of regular cleaning. Despite [redacted] regularly treating the property, inside andout, trash in the* Garage Door: '• Mrs. [redacted]'sdamage the tenanit will only encourage pests to return.komplaint of the garage door being broken was solely due to thents willfully caused. Mr. [redacted] sent a text message on January 27,2015 stating he ? his keys in the garage. Mr. [redacted] was advised to contact alocksmith as it w not to follow thathë door was dashould, however,s his responsibility to gain access appropriately. Mr. [redacted]elected advice and in gaining access to the garage, the electric lift function for maged. The garage door is still functional; it goes Up and down as it Mr. [redacted] has lost the luxury of pressing a button to do the liftingand now has to aphieve this manually.Reguést for copy of the o §§§Mr. [redacted] was given 3 copy of the lease on September 21, 2014, and two other coples weremailed to him at thepartment. Upon Mr. [redacted] request, he was also provided a- breakdown of his rental payment record in April. As mentioned earlier, Mr. [redacted]'s use ofthe direct deposit into Glow24's account allows Mr. [redacted] to retain the original copy of hisdeposit slips as record of payment. . .Comlaim-and-Eloyists- Since Mr. [redacted] and his farmlly moved in, Glow24 has received constant stream of complaints * : via text, or email from the other tenants. These complaints have been made regarding excessive noise from ?r. [redacted]s apartment and his use of drugs near the premises Glow24 has admonished ?r. tosehol: that the drug use is fiOt tolerated and that he needs to find a way to reduce the nobe, Mr. [redacted] ?oung child that sometimes cries. That is a normal fact . - of life and Glow24 has talked with the other tenants about the crying and perhaps remembering ...' when they had smail children. However, there was an occasion when the crying of the young child was so constant and severe that a tenant called the Police to check on the welfare of thechild.Unfortunately, that was riot the last time the Police have been called. This summer a Glow24. . . representative traveled to Long Beach to address yet another occasion when the Police were... called in response to an allegation of physical threats being made by Mr. [redacted] to other tenants in the building. During this last year, it has become sadly apparent that Mr. and Mrs. [redacted] seem unable to live quietly and provide the same courtesy to their neighbors that theythemselves desiré.SummaryRegrettably, despite glow24's over and above Good faith efforts to accommodate Mr. [redacted] and his family, the constant disruption of the other tenant's rights to quietly enjoy their". OCCUpany the damage caused to the premise, and the inability tÒ honor the payment provisions of the lease, Glow24 has no real choice other than to sever its relationship with Mr. [redacted] Mr. [redacted] is $1,960.00 (cumulative rent and fees) in arrears on his payments and is . . on his second Consecutive Notice to Pay Rent or quit with no visible means to become currenton his payments. - , - . . - **Supporting Documentation copy of one note posted by a neighbor, copy of text message regarding the garage, and copy of emails requestingpayment of regularly late rent that are provided for your reference.[redacted] Glow 24 Inc. ,
