Air conditioning I rent here for about 5 months, always is something going on on this place.A called for 3 weeks about the air conditioning and finally the showed up. She said that is working good and my apt is 82o inside at 2am in the morning, can you figure during the day, I can't live here and they don't do nothin to help me.I can't breathe in here Desired SettlementI think they have to replace the unit or give me another apartment to live.

The staff at River Trace apartment is very rude and they are unprofessional when dealing with tenants. you have to threaten them to fix any issuses.my two toddlers threw some stuff over my back patio because the latch was broken they were able to open the door and manger came beating on my door saying "This don't make no [redacted] sense.. your kids throwing stuff over the patio" I said okay and went and got up the mess immediatley and the next day a letter taped to my door stating that they are charging me $150 for a mess that I cleaned up right away.. The trash cans are always over flowing and there is dog crap eveywhere you walk litter is everywhere, and they barely show up to fix anything and to try and threaten me with an eviction over a mess that I cleaned up myself and not them is ridiculous. The office staff knocked on the door and asked Mrs.[redacted]'s husband to pick up the trash. He then slammed the door in the office staff face. Staff then took pictures of all the trash outside the door. I ([redacted]) the Property Manager then added the charge of $150.00 to Mrs.[redacted]'s account for trash removal. It is our company policy that all rent including late fees are paid by the 10th of each month if the rent is not paid Mrs.[redacted]'s account will be subject to eviction.

Leased an apartment mischevously. Carpet & underpad had water damage, was turned over, left water trapped, had strong mold odor. RT ignored complaint.On March 17th, I leased an apartment from [redacted] Apartments. After I leased the apartment, I did not return until later that evening. The strong fresh fragrance faded and an overwhelming odor was lingering in the air. The neighbors voiced that they could smell it. I took my shoes off to get comfortable. As I proceeded to walk around to check the place out in detail and fill ot the inventory and repair sheet my feet became soaking wet. it was so much dirty, foul smelling water coming through the carpet that I had to put my shoes back on. I observed the floor and pulled back the carpet and to discover that soaking wet, breath taking under padding had been flipped over. It was holding in a large amout of brown dripping mold smelling water. I immediately called the emergency line to leave a message of this issue. The next day I didnt recieve a call so I placed a call to the leasing office and voiced the issue. Maintenance was sent but falsly stated you reported a leak? I explained the issue, he ignored me. The following day he was to return, he did not. I called the office, he returned and stated you reported a flood. I did not report that. I took multiple photos and videos and had neighbors to view this issue. They could not stand around due to the strong odor. my eyes and nose was burning from this over powwering smell. I wrote a letter to get a response but I was ignored. I had to rent a hotel room because I could not breathe in this unit and the smell was trapped in my cloths and it was affecting my employment. I work in Home Health and the disabled children and family members were noticing the odor and it was become offensive to the patient. The apartment manager gave me a call for the first time on March 30th to tell me she did recieve my letter but I didnt contact her. She had become apartment manager a few days AFTER my lease agreement and she too ignored me. I put my complaints in writing on top of the letter of intent to break lease, the manager stated that I was not a lawyer $ I cant break the lease either way and I need to pay or she will put it on my credit. We could not resolve the issue during this call because I was being told of a by laws clause in the lease that I have to pay up. Wasnt concerned about the fraudulant issue that I was brought in on she was just saying I need to pay up. They also have a burned outlet in the restroom that is hot upon touch. I have alot of photos and videos. She said that would not matter, she will put it on my credit. Desired SettlementRelinquish the lease free and clear due to their dangerous and mischevous practice and return the rent that I payed and or pay for my renting a hotel stay because of their fraudulant actions because they put my health, safety, and employment at grave risk!

Maintenance issues never addressed including bug infestation and water leaks. Vehicle illegally towed according to [redacted] statue.After being fed up, I sent my 30 day notice and final payment by registered mail on 12/23/15. When I left on 1/23/16, I was told I would be turned over to a collection agency if I didn't pay an additional month's rent.Desired SettlementLeave me alone.Business Response Concerning Mr. [redacted]'s complaint we have pest control that is free to all of our residents. Also, we have our apartments inspected before every move in for bug including bed bugs. When Mr. [redacted] moved in he signed a parking addendum that clearly states where you can and cannot park. If you are in violation of the policy your car will get towed. The lease states that you have to give a 30 day notice to be let out of your lease and you have to pay until the unit is relented. Please see item number 11 on the lease and the parking addendum.

These apartments are by far the worse set of apartments I have ever lived in. Me, my son and my best friend moved in these apartments being brand new to Memphis from St. Louis. The only time the leasing office did anything for us was when we was signing a lease. There has been nothing but problem after problem here and it is uncalled for being we have NEVER been late on rent and we have lived here since Oct. 2013. Our air conditioning unit has went out now for the 3rd time, it has been out 3 days now and the only reason someone looked at it yesterday was because we went to the office and it was 5pm, note they aren't sup to close till 5:30, walked in because someone left the door and she looked at us and said oh we are closed. We left a message more then 5 times and then was told someone was going to look at our unit. No one ever came and the only reason he did finally come was because we physically drove around the parking lot looking for the "on call" maintenance guy. It has been over 100 degrees in our apartment and it still isn't fixed yet. My son has asthma and he cant just be in a hot apartment like that, no one should have to be. We cant open the windows due to there being NO screen in any of the windows so the bugs that come in are horrible. My bedroom window has been cracked now for over a year, they never fixed it. Our smoke detectors have been broke since last year and they know about them because they told us broke or not they have to go back up on the wall or we will get fined. There is mold build up in my sons room in this window pain, they know about that as well. We had the worse neighbor living down stairs who didn't like the fact there was a young child above her and when he would run on the floor or even when he wouldn't she played music all day and night, so loud the floors and pics on the wall would rattle. They had plenty complaints on this daily and they still never handled this matter. We have a pool in our apartments that have still yet to open and it is July, last year when it was open it was maybe one or two days out of a week. The only time this apartment steps up and does anything is when you are late on your rent, they will def put letters on your door or whatever else for your attention. The dumpsters will over flow with garbage for a week at a time before it is picked up. They are only worried about a check and not about the well being of their tenants. I would not recommend these apartments to anyone, you are basically paying for the bare min which isn't worth it! its false advertisement and these apartments need new management. I think its only fair they should take off the rent everyday they don't fix a complaint, this is crazy.Desired SettlementI think its only fair they should honor the fact that they have tenants who pay for what they thought they was getting. There is no reason why I should be sleeping in 100 degree apartment for going on 3 days now. Or I had to go chase down my own maintenance man. Or I have to tell my son to stay out of his window and he cant go to the pool. This is crazy.

Will not repair the leak in my roof or the hole in my cabinet.Last night my roof started leaking. I called both of the numbers listed on the website to no avail. have called and lodged a maintenance request but they are in no hurry to get it fixed. There is water all over my floor and the cabinets. I called back to get an ETA and the lady basically told me it wasn't important to them and they'd get to it when they could.Almost 7 hours after I called to file a request and still nothing. My stuff is getting ruined.There is also a huge hole in the cabinet in the bathroom that the office and maintenance know about. They have not done anything about it and refuse to. The manager told me they would have to come back and fix it and that's been almost a month.This hole will let rodents in my apartment.Desired SettlementI want my stuff fixed in my apartment and I want a number I can call after hours that works!! If the phone system is down, give residents a number to call in case of an emergency, like mine.

air has been out at least 4 weeks. the manager never fails to do anything my name is [redacted]. Every since I been here in [redacted] its been [redacted]. when I first moved in these apartments someone shot into my apartment before I could move in. I went to the office to report it and the manager [redacted] tried to make it seem as it was my fault. come to find out it was the guys upstairs involved with the people. so it took 2 weeks for them to move me to another unit because I felt unsafe at that unit. I asked for things to get fixed and 3 months later still not done. My air been going out each day they fix it. I have bronchitis really bad an 11 year old sister and were my sister who is staying with me at the time being and she has a newborn baby. Every time I goes to the office to complain they never fix it. I am a manager at my job and I know whats right. I have been to the district manager and still nothing has happenedDesired Settlementjust fix my problemsBusiness' Initial Response [redacted]'s air condition unit was having problems each time that the unit went out the maintenance staff fixed it. The compressor went out in the unit so we did purchase a new unit for [redacted]'s apartment. Also, we gave her a discount on her rent for the inconvience. During the time that Ms. [redacted] did not have air conditioning she had access to the model apartment.
