I hired JCA to replace a roof on a multi-family buildingTheirs was by no means the cheapest bid, but we wanted it done well and, also, the initial communication about the scope was misleading, leaving us to believe that the bid covered more than it (apparently) did
On the plus side, they did show up as scheduled and stayed fairly close to the duration, with only a slight lag that is so common on these projects we didn't give it a second thought
On the many negative sides, the communication up front did lead to a substantial misunderstanding about the scope of the job which would have led us to go with someone else - JCA came in almost $4k over another bid, which was great if it included the flat roof repair (which we thought), but terrible if it didn't (which they claim was the case)We came to an agreement that to bridge the difference, JCA would repair obvious low spots and tar any big cracks or around fixtures coming through the roof on the flat portion They did this only partially and not wellIn spite of having an month warranty, when we called them out a few months later to address some actual leaks, they came out but insisted to charge us for it as "new work," even though it had been included in the previous scope, and to date have not corrected the work
They also seemed to take some shortcuts with the work, not putting in designed caps and doing some amazingly ugly siliconingSmall efforts, such as ensuring a drip edge actually functioned as a drip edge weren't done, resulting in ongoing water damage to exterior brickThey covered a door into pitched roof with shingles - this was sort of agreed, but they covered it so the door was shingled over, instead of shingling the doorway separately to keep its function
Additionally, I was concerned about the crewAfter the 2nd day, I asked if anyone was vetted or all just day labor, and the said "1" had been vettedIt was a motley crew of obvious varying experience and attention to work, with a lot of unprofessional open conflictThey left a bit of a mess and had to be asked a few times to clean up debris from the side yards and the neighbor's lot
Lastly, although we paid a premium for a contractor to do this work and therefore felt safe that it would be done correctly, JCA apparently never pulled a permit or had an inspection This is clearly a problem for a number of reasons
