We are very sorry Ms*** feels she was wronged in any wayIn response to her complaint, she did start leasing with the old property owner on October 25, 2015, with a deposit of $For the most part, there were no negative issues in the time she resided hereNew ownership took place on December 1, and from that time on, we have made great strides in improving this property with our tenant’s best interest in mindOriginally, everyone had different rent due dates with no grace period, Depending on the day they signed their leaseOn January 2016, Ms*** was given a notice along with all other tenants informing of all due dates being changed to the 1st of every month, with a grace period to the 5th, starting in MarchWe had given all tenants a chance to pay forward to move their due dates and not once did she attempt to do this, despite being given months’ noticeIn February, Ms*** came across financial troubles and was only able to pay $of her $rentConsidering her circumstances, we forgave the standard late fee, pay or quit notice and possible legal action, provided she pay February’s balance along with March rentThere were no issues with rent and her receipts show her payments made every month before the 5th, apart from July, when she paid on the 6th and included the $late feeJuly 21, Ms*** was served a day notice to vacateRent in August was also paid before the 5th September, however, was not paid and we served her with a pay or quit on September 7, This person who served this notice was told by Ms*** that she was waiting for a replacement debit card to come in the mail because hers had been recently stolen and she would pay rent as soon as she received itIn trying to find a practical solution, although she had stayed well past the expiration of the vacate notice, she had than started mentioning the original due date and insisted she was paid upOn September 28, 2016, she brought the unit keys to the office and signed a form stating she was leaving the premises and returning all associated keys to managementOn September 30, 2016, she was personally given a Security deposit Disposition Form and offered a check of $300, which she declined and wrote a letter to one of the property owners asking to meet up and discuss the receipt copies management had given herWe feel, the amount offered was fair, considering rent was not paid that month and there was smoke damage to the unitI have included an attachment of notices, letters and rent receipt regarding Ms*** from January- September If you have any further question, please feel free to contact our officeSincerely, Management
