Thank-you; below is our response to the complaint filed against our business policies: 5/14/- Applications for *** *** *** ***
*** were received into our system. Our office is closed on weekends and holidays, and as stated in our application guidelines applications are not processed on a first come first served basis 5/16/- It is our company policy to notify each applicant to give them the option for us to process their application or to hold their application as a backup when processing multiple applications. I personally called *** *** and explained to him that we had multiple applications submitted over the weekend and if he wanted us to process the application in which the application fee would not be refundable; or if he wanted to wait until we had a decision on the other applications in which if another application was approved and his was not processed, then we would refund his application fee(s). *** told me he wishes for us to proceed processing his application 5/24/- The application was processed and completed within days (as written on the application guidelines) for both *** and *** ***; A credit report was pulled for both *** and ***; Rawley's home address was verfied through the county clerks office and ***'s residence could not be verified after serveral attempts made to the telephone number provided on the application; after review of the application the owner and I determined the application for *** *** did not qualify per the application guidelines and another application that was being processed simutaneously met all of the criteria without any conditions (double deposit; co-signer; ect.) and therefore approved the more qualified application. Both *** *** and *** *** received and an "Adverse Action" email from our admin account in reference their application not being approved and how to obtain a copy of their credit report as required by the Fair Credit Reporting Act. No later after the adverse action letter was sent to *** and *** ***, I had received a reply to the email that they intended to open up a complaint with the Revdex.com unless I refunded their application fee. Per our company policy in which the ***'s mentioned they had read before submitting their application; shows that all applcaiton fees are non-refundable. We do however refund an application fee for applications that are not processed per the applicants request and only if processing hasn't already begun. Neither *** *** or *** ***'s application met requirements to furnish a refund and all company policies and procedures were followed in accordance to the application guidelines provided to the applicants Unrelated to Mr***; the application that was approved had a family emergency in which they had to turn down the lease agreement. The owner then made the decision to put the house back on the market as opposed to offering a lease under *conditions* to the other applications that were not approved In summary, all company policies and procedures were followed and our staff acted in a professional manner. We choose not to directly respond to their complaint for legal reasons. We are a professional company and follow all laws and company policies and process every application equally and fairly and in accordance with the application guidelines attached to this response. Our address is not updated with the Revdex.com because we are not active members of the Revdex.com, however the address in the complaint is our correct current address.
