This property management group told me that they would have the rental property that I rented from them cleaned up, including the pool, it looked like a swamp, and ready to be moved in by my move in date They had days to clean and get the house ready During this time they did not fix the pool that was growing algae and needed a new filter and did not delay my move in date when they could have In stead they let me move in and put the water bill in my name then the pool needed emptied cleaned then refilled Also, during this process a pipe burst on the outside of the house The property manager assured me they would take care of the water bill when it came And, sure enough they did not, they attempted to gain my water usage history to get my bill adjusted, but since I lived at an apartment complex that didn't read the meters individually, I have to pay it anyway, and now I owe the water company almost 300$ because Of their incompetence and greed I have perfect credit- and do not want it to be ruined because of this They are dishonest don't rent from them

Dealing with Real Property Management of Winter Park, Fl is like dealing with a corporate conglomerate, neither friendly nor thorough and all by phone or through the internetWhen my friends and I were interested in renting a certain house we were not allowed to see the property nor meet the agent in person until we completed a "mortgage-like" application and each paid $65.00..I had a brief phone conversation with agent JeffIn the end we were turned down but we were happyThe agent and company failed to relate the crime statistics of the area or that there were felons who live within one mile of the locationI was not told that there was extensive work going on at the property or why the previous residents vacatedThis was a fairly new house and the work going on suggested that there were sewage or plumbing problemsWe felt scammed by Real Property Management out of $and they had no suggestions knowing we needed housing

I had been a landlord utilizing the property management services of Real Property Management for nearly 3 years. After 2 tenants did not renew their lease and 1 tenant broke a lease early I decided it was no longer worth the management / tenants placement fee's I was paying them and decided to manage the property myself. Once I notified Real Property Management that I would like to cancel the management agreement they returned the property back to me with several thousand dollars in damages and had not been maintaining routine items on my behalf such as pressure washing, trimming trees or keeping the house in the condition in which I turned it over to them. The tenants of the house had also felt they had been treated so badly by RPM they reached out to me directly to try and negotiate the security deposit as several repair items were normal wear & tear that RPM never addressed over the 3 year period they were maintaining the property. Even the work that RPM had subcontracted out to be completed as part of the tenant move-out process was done extremely poorly and had to be reworked / redone costing additional out of pocket expenses.

[redacted] (Property Manager) made a commitment via e-mail to have the keys returned to me by Friday July 18th, 2014 (July 21st, 2014 at the latest) and that the property would be 'move-in ready' when the keys were turned over. It is clear no maintenance person did a final walk-through of the property and the carpet cleaners did a very poor job as I had to pay another company to come in and re-clean them. I had called / e-mailed with [redacted] several times over 2 weeks with minimal responses; I had actually scheduled a lock smith for Friday July 25th, 2014 to let me into the house as I had new tenants ready to move Friday August 1, 2014. I received a call late on the afternoon of Thursday July 24th, 2014 from RPM letting me know the key was ready for me to pick up. The delay in providing the keys on time and the additional repairs caused me to push the move-in date for my tenants causing me to lose out on 1 week of rental income ($306).

In section 9 - Maintenance and Repair in the management agreement states "Broker is authorized to make or cause to be made, through contracted services or otherwise, all minor routine repairs and replacements reasonably necessary to preserve the Premises in its present condition and for the operating efficiency of the premises, and to comply with lease requirements, government regulations, or insurance requirements". Based on how the property was returned to me Real Property Management was in violation of this clause which I identified to [redacted] (Owner) and no consideration was given.

At the end of this process I incurred $1,840 in maintenance / repairs and received a security deposit refund of $318.72. I ended up having to pay for several repair and maintenance items twice, lost out on rental income for 1 week and had to deal with the 'stress' of managing a property when I was paying a company several thousand dollars a year to perform the service. In addition, the prior tenants experienced similar stress so all parties were left feeling cheated and regretful we ever selected RPM.
