The tenant [redacted] broke her lease on July 1st Our lease clearly states in sections and that any tenant that does not fulfill the rental obligation will forfeit their deposit and is obligated to pay the remainder of the rent owed for the rest of the term.(reference Section of the attached lease: Acceleration and Rental Obligation upon default) Our lease also clearly states GGRE is to be given days notice of any intent to vacate in writingAdditionally, the notice is to be received on the 1st of any month(reference section of the attached lease) Notice was given to us through email on 6/3/in which I (Dustin) responded the new terms to be met in order to leave the premises per the owner and myself The owners and myself were giving the tenant a more reasonable and economical route to get out of the lease considering the cost of fulfilling it per our original lease agreement ***'s email stating she is leaving, my response with terms, and a copy of the lease are attached

Section 17 of the attached lease: Acceleration and Rental Obligation upon default) Our lease also clearly states GGRE is to be given 60 days notice of any intent to vacate in writing. Additionally,  the notice is to be received on the 1st of any month. (reference section 5 of the attached lease).  Notice was given to us through email on 6/3/16 in which I (Dustin) responded the new terms to be met in order to leave the premises per the owner and myself.  The owners and myself were giving the tenant a more reasonable and economical route to get out of the lease considering the cost of fulfilling it per our original lease agreement.  [redacted]'s email stating she is leaving, my response with terms, and a copy of the lease are attached.

: I did not sign any lease-break addendums that stipulate I have to forfeit my entire deposit in addition to showing the lease to potential tenants myself and cleaning the apartment to be move-in ready. The apartment was left in perfect condition and a new tenant was lined up to move in before the first of July. Dustin and GGRE took advantage of my change of job and are keeping my security deposit through means not stated directly anywhere in the lease. As evidenced in my original attached documents, Dustin and GGRE threatened to 1. Sue me for the remainder of my lease term despite the fact that they had found a new tenant and 2. Threatened to "make" me pay to put the new tenant up in a hotel if they did not receive my returned keys in times. The bottom line is, there is nowhere in the signed copy of the original lease that states I will forfeit my entire security deposit without an itemized list of why it is forfeited. The owners have not lost money on this transaction as they have a new tenant and new tenant's security deposit in hand before I moved out.

Our lease fee is equivalent to 1 months rent  ($1,650) and does not always include additional advertising expenses.

It is not stated in the original lease that the lease fee is equal to 1 months rent. I would like an itemized list of costs associated with the lease fee and their exact costs. The new tenant's security deposit, equal to 1 month rent, should cover lease fee costs. My security deposit is to cover damages. As there were no damages it is improper to pocket my security deposit as profit when the new tenant's security deposit is available to cover fees.
