Review: On January 10, 2013 I had my first appointment with [redacted] (Senior Loan Officer [redacted]) of Golden Oak Lending. I wanted to refinance my mortgage so I could get the lower rates that were available at that time. I brought all the necessary paperwork to that appointment, and [redacted] told me that the refinancing would go through by the middle of February. By March 3rd I still hadn't heard back from [redacted], so I contacted her to find out how the refinancing was going. She returned my calls and emails several days later, asking for further documentation regarding my divorce in 1999. This pattern continued. I would not hear any news that the refinancing was going through, so I would call. A few days/weeks later [redacted] would call requesting more paperwork: W2's, Paystubs, etc. All of which I supplied to her. It is now August 2nd and I have not heard from [redacted] since June 19th, 2013.Desired Settlement: I would like a reliable professional from Golden Oak Lending to complete the refinancing as promised back January of 2013, with the rates that would have been available to me at that time when the mortgage rates were lower than they are now.

I have received your letter regarding the above referenced complaint. The customer’s loan file has been pulled from the original loan officer and will be handled by a senior member of our sales team. They will be contacting Ms. [redacted] regarding her loan application and to go over the next steps needed to complete the transaction.

We hope that we have adequately addressed this complaint and that our remedy will resolve the concern.

Review: We signed papers at the end of January 2016 to buy a home. after getting our credit scores up, Mr. Kurt Z[redacted]r sent over our pre-approval to us and the realtors. After jumping through more hoops, we got the approval for the loan. The underwriter would not process because of a screw up the appraiser made, who actually ended up re-writing her appraisal because she admitted she messed up. However, GOL underwriter would not touch it for that reason, and it was sent to an outside investor. After waiting and waiting, Kurt personally emailed and called myself, my husband, and our realtors to tell us that we are approved, and everything was written and we had the clear to close - and that we were defiantly closing on Saturday, April 23, 2016. We just needed to sign the clear to close papers but (and I quote) "It was too late to send them that day, we would get them fist thing tomorrow." After waiting all day the next day, we began questioning and emailing Mr. Z[redacted] to see what was going on. He kept blowing off the questions. Finally Thursday, two days before we close, we get a call from the boss at GOL, Ken. Who informed us that there was no approval, that the underwriter was still waiting on paperwork and different things the underwriter was asking for - which we had no clue.

We were told by Kurt months a month prior the same thing. That we were closing and everything was fine. We moved out of our house, sold it, and was living with my parents, with our three children, while we waited.

The fact that we were lied to so many times, and we made arrangements with hauling and paid money because we were told and our realtors were told we were closing, is just not right. I have several emails and documented phone calls made over the last 4 months to prove Kurt Z[redacted] lied to us and led us to believe everything was fine.

Lying to a customer and getting them emotionally stressed, leaving them homeless, and then not even apologizing is beyond unacceptable. We gave up everything, and are now homeless because we trusted this "professional" and Golden Oak Lending.Desired Settlement: There is nothing we can do to my knowledge. A lawyer has been contacted. The amount of stress on me, my husband, and my kids... the turmoil we had to endure, and then the biggest slap in the face- being told we are getting our house and it was a complete lie...

I apologized for the confusion, and understand the importance of clear communication through the home loan process. I offered [redacted] the following items which she verbally accepted. First, Golden Oak Lending reimbursed her for unexpected expenses her family incurred. Second, Golden Oak Lending will offer her concessions on a future transaction if she chooses to do business with us in the future. The reimbursement check was mailed on 5-12-16 to Ms. [redacted]’s new address. Please let me know if I can be of further assistance on this issue.

Review: To whom it may concern.

I am writing in regards to my recent experience I had with Golden Oak Lending. I was looking at purchasing a condo back in March. Due to the ongoing litigation going on between the developer and the homeowner’s association, I could not use the lender she traditionally uses and recommends. She referred me to Todd D[redacted] at Golden Oak, saying he had helped her close a difficult deal in the past, and, after she had spoken with him, stated he would have no problem getting the deal done and that the development was already preapproved through Golden Oak. Communication with Todd, at the beginning, was great. He was very helpful in getting everything done with getting me preapproved for my mortgage and that part went smoothly. My offer on the condo was accepted on April 15th/16th, and Todd emailed me saying he ordered the appraisal on April 17th. Closing was to be on June 3rd, the same day closing was occurring on the property I sold. I had coordinated delivery of my moving pod so I would only have to pay 1 month’s rent, which would have given me plenty of time to move things in and unpack. We never got the appraisal back until June 2nd. I was notified by my realtor on May 13th that Todd was having difficulty with the assigned appraiser as [redacted] was nonresponsive and he had to get it reassigned. At that time, Todd informed us that there no delay in closing even though there was an extensive delay in getting the appraisal back. It wasn’t until a week prior to the expected close date that I was notified by my insurance company, when attempting to set up coverage on my new condo, that they (my insurance company) informed me that I should contact Todd at Golden Oak because he informed them that closing wasn’t going to happen as expected. I WAS NEVER NOTIFIED OF ANY DELAY IN CLOSING BY GOLDEN OAK! I expressed my displeasure with Todd, explaining that I had less than a week to make other living arrangements, and being that I have a dog, made it even more difficult. He expressed no sense of urgency and was not apologetic at all. To make a long story short, I eventually closed on the condo on June 26th…almost 3 weeks later than expected. He would not accept any responsibility for the delay, pointing the finger at the appraisal company and the attorneys who were reviewing my file. It doesn’t excuse the fact that he never communicated any delay in closing to me or my realtor. Also, a certain condo survey that he had informed my realtor earlier in the process that didn’t need to be filled out and completed, suddenly arose and we had to scramble to get this completed, thus giving Todd another excuse to use as to why the closing was delayed. My realtor asked Todd for my origination charges to be credited to me along with the deed prep fee to help compensate me for the costs I inherited because of the situation he caused (storage fees/hotel costs/dog boarding), along with the headache he/Golden Oak caused. All I asked for was the appraisal fee to be waived for what happened with the delay. He immediately said no stating he “did me a favor” because my rate-lock had expired and he extended it for me. It wasn’t my fault that we went past the 60 day rate-lock period. It was Golden Oak’s. Whether it was Todd’s fault, their appraiser, their lawyers, it doesn’t matter, it wasn’t my fault. If Todd/Golden Oak would have taken responsibility for what happened and compensated me accordingly, I would not have felt compelled to write this letter. I accrued well over $1000 in additional costs/moving expenses because of what happened. Unless someone from Golden Oak decides to step up and take responsibility for what happened with my situation, I will not recommend Golden Oak to anyone.
