I was contacted by *** *** in the fall of and asked to do a 203k renovation loan on her property I met her at the house and she told me that she had a limited budget She asked that I do as little as possible because she has a family of "contractors" that will do the work for
free for her I gave her my proposal for the need work She was very happy and never complained about the price In the proposal was repair the kitchen floor by only screwing it down The floor was in disrepair but she requested the I just do this so that she could get the loan and that her family members would install a new floor In November I was contacted by *** *** that she had closed and per 203k guidelines she had the 50% check I met her and went ver the work with her again At that time she told me that she was going to do some of the electric herself including the installation of ceiling lights We then started the exterior work around the pool and the shed I told her that I would at no additional charge install railings closer to the house, which I did We removed a wood overhang and replaced the wood on the shed At no time did she make a complaint other than that I didn't do the work for free that I had told her I would do We did do that work for her at no charge We installed a handrail on her interior staircase There was a problem with the installation and I was there the next day to repair itMy contact called to install one toilet She asked that I would install two toilets since she did the electrical work I agreed to do that When we came to install the toilet she wanted a special flange put on which would have been an extra charge She did not want to pay more so we installed the toilet and she said hew family would take care of moving the toilet We installed flashing on the roof and gutter extenders My proposal was not for the attachment of gutters I install screens on her windows We installed a garage door While installing the door we realized that a low overhang track would be better so we told her that we had to order it which we did at no charge and installed it with no complaint from her There were piles of debris all over her house We cleaned up the construction debris She had a pool filter that was damaged in our pile of debris We did throw it in our refuse container She called and said that she wanted it back We went back to ur container and returned it As far as taking a $1,00o in "scrap" wood that is absolutely ridiculous and did not happen The garage hardware was damaged tracking and bolts we were able to get that out of our dumpster and bring that back also I had *** *** install a brand new hot water heater *** did call me to say that a pipe was leaking but that her father would take care of it *** signed a letter of completion with the bank, never voicing any concern over the workmanship She then had a bank inspection which failed because of the kitchen floor which was not in my scope of work The attachment of loose gutters which was not in my scope of work and the missing screens which I immediately installed The bank notified me that *** *** would take care of the kitchen floor herself and that I would receive my check when she was completed Three months later and I still did not receive my check Not once did *** *** contact me After repeated calls she finally told me that my prices were too high and that she was not paying me She owes me over $7,and I am requesting that I be paid for the work that was completed With these type off loans *** *** can not have any one other than a licensed contractor approved by the bank do work on her house, having family members and friends do this work, if in fact she did is in violation of hud guidelines I am seeking full payment to resolve this Please advise
