We received an urgent maintenance request from the tenant below Mr*** on Saturday, March 4th, that they had water coming out of their ceiling. We investigated and determined it was water from inside the building, not an external leak. We then contacted Mr*** and told him we would
need to access his unit to determine where the water was coming from. We determined that Mr***'s water heater was leaking water and needed to be replaced. We offered to do so on that day, but he did not have the time for it to be done that day (he does not want us in his unit without him being present). While we attempted to take care of Mr***'s problem on Saturday the 4th, he became difficult to work with and ultimately denied our repairman access to his unit. Therefore we contacted Stan the Hot Water Man to follow up with Mr***. Stan the Hot Water Man contacted Mr*** on Monday the 6th and arranged the earliest time they had to replace his water heater. Wednesday the 8th was fine with Mr***. On the 8th the water heater was replaced. Mr*** was without hot water from mid day Saturday the 4th to mid day on the 8th, or about four days, not 6. Landlord/tenant law gives us days in which to repair an essential service. We responded immediately to the repair need and would have had it fixed the day we found out about the leak if it hadn't been for Mr***'s inability to work with our repairman. He is not due any compensation and there was no "downgrading" involved. We replaced a very old gallon water heater with a new gallon water heater which is plenty of hot water for a one bedroom unit. There is a board that is part of the cupboard the water heater is housed in that had to be cut out to get the old water heater out. It will be reinstalled. Our repairman did say it would take about minutes for him to get to the property on Saturday and it took him longer but that was out of his control due to traffic. Our office staff has had difficulty in dealing with Mr*** as has our maintenance staff. However we remain professional and do not let it get out of control as Mr*** indicated he did when he states in his complaint, "i lost it." There is no resolution needed other than us following up with the cabinet repair. If Mr*** desires to move, he simply has to give us days written notice and do so. -Chris G***/Gordon Prop.

Complaint: [redacted]
I am rejecting this response because: They stated there was no downgrading involved. 50 does not equal 40 last I checked in any stance. So obviously they bit themselves in the [redacted] there. I "became" difficult to work with then your repairman is [redacted] around on the job instead of doing what he was supposed to be doing. He set several false expectations and then threw his tools from the second floor balcony after I denied him entry due to his inability to his job and take other people into account. But it's ok I got everything documented and am searching for a lawyer to be sure I receive my FULL deposit back. I also have other tenants requesting that we video tape their apartments when they leave due to the inability of Gordon Properties and the lack of their integrity. I stand by my decision that Rob the repairman IS NOT ALLOWED IN due to safety concerns and lack of professionalism. And the fact that your poor excuse of a company cannot admit fault on your side speak LEVELS on your end. Yeah I lost my [redacted], but due to your staff. You guys did the same thing to me when we lost 300 dollars worth of groceries, you guys blew us off and made it seem like nothing and did nothing to get someone out until almost 2 days later. I call no food an emergency. But apparently not according to Gordon Properties.
Sincerely,
[redacted]
