Ms [redacted] moved in to apartment [redacted] on 3/1/ At this time the carpet was approximately one year old Ms [redacted] states that the carpet needed to be stretched in the apartment home while occupying the unit I reviewed all service requests for this apartment home during her stay here and there were none submitted for the carpet Additionally, upon reveiwing the move in condition form, it cleary states that the carpet was in "good" condition at the time she moved inAs the carpet bid is completed by a 3rd party company, there is no conflict of interest They do not install new carpet for The Lodge at Warner Ranch and it serves their company no personal gain to give an inaccurate bid for carpet replacement While we do understand that this is a frustrating situation for Ms [redacted] that is not our intention As a business, it would not be a good practice for us to replace carpet prior to the end of it's life span unless it was deemed necessaryIn this case, it was and that is the reason for replacing the carpet after her mov out

Complaint: [redacted] I am rejecting this response because: The Lodge at Warner Ranch do not have pictures of the carpet on 3/1/The Lodge at Warner Ranch should have a log of when complimentary carpet cleanings are done by the company they contract with and note the condition of the carpetI need proof to show new carpet was actually installed in 2012, year before I moved in Regards, [redacted]

Unfortunately it is the responsibility of the residents to inform the office of any issues they are experiencing in their apartment home. At no time were we notified by Ms*** that she was experiencing issues with her carpet. However, at the time she moved, in as stated on her move in inventory form, the carpet was given to her in good conditionI have attached the invoice from Redi Carpet who completed the carpet installation in as requested. Hi ***, I do recall the flood that took place in your apartment early onin your residency. At that time, my team was very happy to make sure thatyour carpets were professionally dried and cleaned. You mentioned thatthere was an agreement between yourself and this office on the
conditions of yourcontinued residency. I am unable to locate that documentation in yourfileIf you happen to have a copy, please email it to me (*** ***) andwe will make the necessary adjustments to your move-out statement

I am rejecting this response because: it's obvious a move out inspection was not done in unit [redacted] prior to me moving in on 3/1/2013. Management cannot provide pictures of what the carpet looked like when the previous tenants moved out. I do not feel I owe The Lodge at Warner Ranch Apartments in Round Rock, Tx $256.00. Show me pictures of carpet, in unit [redacted], prior to my occupancy on 3/1/13. I will take this matter to small claims court.
