As one of the owners of Grace Holdings, Inc I am responding to the complaint from one of my tenants about his AC not being repaired in timely manner. As the Tenant stated he called one of the owners (that is a private partner, not the office) and...
reported his AC was not working. Within two hours my AC repair guy was at his door to fix the AC. On top of the tenant refusing to to open the door (and we heard him inside the home) he sent a threatening text to the silent partner. I am one of the owners as I stated above and I am also the one that called to expressed my concern for his threat and explained that we would not stand for that type of behavior. I also told the tenant that I would have someone back out in one day to fix his AC. He called an AC repair man on his own and I did refused permission to fix the AC, as I had already paid someone to take care of the problem and had no idea who the AC guy was.
In short:
1) The tenant did not go through the proper channels to have his AC fixed. (however, we still sent someone out IMMEDIATELY (2 HRS LATER)
2) BY LAW THE TENANT MUST SEND A CERTIFIED LETTER TO MY OFFICE AND WE AS A COMPANY HAVE 14 DAYS TO FIX THE PROBLEM--HOWEVER, WE DO OUR BEST TO DO ALL MAINTENANCE IN A 24 HR PERIOD OR LESS REGARDLESS OF THE LAW (THIS TIME FRAME WAS GIVEN TO ME BY A [redacted] COUNTY MAGISTRATE)
3) GRACE HOLDINGS, INC IS NOT GOING TO ALLOW SOMEONE WE DO NOT KNOW TO FIX ANYTHING IN OUR HOMES AND CHARGE US WHAT THEY WISH
4) THE TENANT LITERALLY WALKED AROUND AND REFUSED TO COME TO THE DOOR WHEN WE ARRIVED
5) 2 HRS TO FIX AN AC UNIT IS A VERY GOOD RESPONSE TIME!! AND A ONE DAY RETURN TIME IS ALSO VERY FAST AND SHOWS GRACE HOLDINGS, INC DEDICATION TO ITS TENANTS AND UPSTANDING REPUTATION IN THE COMMUNITY!
GRACE HOLDINGS, INC STRIVES EVERYDAY TO PROVIDE A COMFORTABLE , SAFE AND CARING ENVIRONMENT FOR OUR TENANT TO LIVE IN. THE SITUATION THAT AROSE WITH THE AC IS VERY UNFORTUNATE AND WE WISH IT COULD HAVE BEEN AVOIDED ALL TOGETHER! WE STAND BEHIND OUR EMPLOYEES AND PRIDE OURSELVES IN OUR RESPONSE TIME TO FIX ANY AND EVERY ISSUE.
