Ms***’s concern about a
delay in installing the microwave was warranted. Due to a
miscommunication we issued a $rent credit on her
rental account as compensation for this concern
During a routine HVAC inspection
in October 2015, we decided to replace several HVAC systems due to the year they
were installed, including the system in Ms***s unit. Ms***
informed us that someone from *** told her that her bill increase was due
to her HVAC system. She provided us with copies of her bills and history. We did not receive any notification from *** about this concern. We
analyzed the bills she provided and determined that there was no obvious increase or spike
in Kilowatt hours that warranted a credit. The usage appeared
normal. Her bill did fluctuate due to the budget billing program that she
signed up for but not due to a spike in usage. The new system we installed is a higher efficiency system so if her usage remains consistent her bill should decreaseDavid B***, Regional Property Manager for *** *** ***, spoke with Ms*** last month and informed her of our actions and decision to credit her for the microwave delay and that we did not see where a credit for her utility was warranted

My daughter has been residing at your property - Montgomery White Oak since Sept I am shocked and appalled at the level of unprofessionalism that the individuals who work in that office continue to exhibit She has not only shared horror stories with me, but I have been on the phone and have heard the way that the individuals in the office communicate with her and others To add insult to injury, the apartment complex is being overrun with mice, yet the only resolution is, "sign up for pest control services on Wed."A friend of the family moved into one of the duplex units months ago, and has had issues with mice, with no resolutionMy daughter called me to tell me that she came home from a family celebration and found one mouse in a glue trap and another one on her couch in her living room She has a 7-month old infant and she is now afraid to sleep in her apartment that you all are charging $1,a month for!
At this point, it is a health hazard and I have advised my daughter and her neighbors to reach out to the local news stations to make them aware of the deplorable living conditions that exist Additionally, I am willing to reach out to the various contacts that I have there in Montgomery County, to help these residents obtain some sort of financial relief, if the consistent ignoring of this health crisis continuesThere is NO reason that residents should have to live with this issue, especially being residents of Montgomery County, MD Grady needs to do what they can to ensure that their properties live up to the "stellar" image you all are determined to falsely proclaim

housing community.  The IRS guidelines on calculating income for Tax Credit certification purposes requires multiple methods to be utilized and the highest dollar amount calculated is to be used in making a decision for qualifying an applicant.   Calculations methods for projecting a full year's income are done by using 3rd party income verifications, recent pay stubs, and income from assets or other sources.  Exactly what needs to be included comes from the information gathered from the information provided on the application the applicant fills out.  The complexity of the tax credit program guidelines can sometimes cause applicant frustration if the calculations show they are overqualified and they don't agree with the methodology required by the IRS tax credit program.  
The Director of Compliance for Grady Management, Inc. will contact the complainant to make an effort to further explain the reason that she has been deemed over qualified.

Review: I applied to [redacted] Apts in [redacted] MD for the first time in February 2014. The apartments are managed by Grady Mgmt. My initial contact was Angel G[redacted]. I submitted all of my paperwork and for the background check and passed. Because the apartments are IRS tax credit, my income had to be less than $51,360 for 2 occupants. My paystubs due to me working overtime and how the IRS calculates salary was over the limit. In Angela's words I was "overqualified". She then told me how the calculations were done, how much my salary came to and make sure I'm under the max when I reapply in 90 days. I was told all of this on April 1st 2014. I then reapplied for the apartment on July 5th 2014. Once again I signed the lease application. This paperwork had a new questionnaire that was not asked when I first applied, regarding assets and 401K. I submitted my last 4 paystubs (which had shown that my salary was under the max income) and a copy of my 401k statement. I received a call and email from the [redacted] leasing office. Once again I passed the background and credit check. The woman then told me I would know something in a week or so about the next process which was income check. On July 18th I received a voicemail from Sharma at the leasing office. I returned her call the next day. She told me that I was "overqualified" for the apartments. I told her she had to have been mistaken. My salary was under the max which I calculated at $50.130. I asked her why was I denied. She said she could not tell me. I asked is there anyone that can tell me how this is possible. She told me to call the compliance office at Grady Management. I called and was connected. I got to the voicemail of Pia R[redacted]. I left her a voice mail on July 19th explaining the situation and what I needed. I waited a couple of days but didn't get an answer. I called back and asked for compliance office again. The woman acted like she never heard of it. I gave her a brief description of what I was calling about. She transferred me to Pia's voicemail again. I once again left a message. Still I don't get a call back giving me any answers. Finally on July 29th, I emailed info.gradymgt.com. Pleading for someone to call or email me regarding the apartment denial. I have not gotten a response from anyone in over a month regarding my application denial.Desired Settlement: I would like a call from leasing agents at [redacted] or Grady Management. I would like to know exactly why was I denied and to see what they have down as the final income that made me "overqualified". I want to see the application that I filled out and for them to explain what made me "overqualified". I believe their calculations are wrong or there was a mishandling of my information.

Grady Management, Inc. manages an apartment complex in Charlottesville, Virginia called Arden Creek Apartments. The neighborhood is well kept; the staff there is friendly and helpful; maintenance issues are resolved thoroughly and quickly, and; they host events within the neighborhood that are a lot of fun. Me, my husband, and my one year old daughter loved living there. However, I am the sole source of income and was working as a Nurse Practitioner for the state of Virginia caring for people with no insurance and so I accepted the job knowing the salary was low. However, I knew it was time to move on when I could no longer meet the growing needs of my daughter and so I accepted another job in Baltimore, Maryland.
Back in February of 2015 when our one year lease was up and we had to choose the length of our next lease or move out. At that time we had no choice but to sign another year lease as we couldn't afford the 3- or 6-month lease rent options. That being said, I know the laws in Virginia; I know that they could have held us accountable for the entire lease which would have been 6 more months. We let them know immediately (August 5, 2015) that I would be leaving my new job in 2 weeks. However, the lease states that we were required to pay rent until October 5, 2015 and then pay a 2 months rent penalty fee. This alone added up to $5,682. What family can afford this in addition to new apartment deposits and fees and moving expenses?
We asked if we could find a subletter as I had found someone with a great background and credit check who needed the apartment for exactly 6 months which would finish our lease. They said no. We asked for a waive of some of these fees since I was a state employee. They said no. They were willing to split the payments up in half. So far, we have paid $2,986 of this total, but received our final bill 2 days ago saying we also owe for carpet and fob replacement, water, and trash removal bringing our new grand total to just under $6000.
Because of these fees, my family is no longer able to afford to see family at either Thanksgiving OR Christmas. My 14-month daughter won't see grandparents, aunts, uncles or cousins at all this holiday season. As her mother and the main breadwinner of the family, you can imagine how big of a failure I feel.
I understand and agree that if a lease is broken there should be some penalty fees. However, especially since many families move last minute because they accept better paying jobs, these fees should not be so outrageous that the move itself is nearly impossible. Because of Grady Management's inflexibility and unfairness, despite the fact that my family loved living there, I would NEVER recommend their properties to anyone.
