Grady Management, Incmanages an apartment complex in Charlottesville, Virginia called Arden Creek ApartmentsThe neighborhood is well kept; the staff there is friendly and helpful; maintenance issues are resolved thoroughly and quickly, and; they host events within the neighborhood that are a lot of funMe, my husband, and my one year old daughter loved living thereHowever, I am the sole source of income and was working as a Nurse Practitioner for the state of Virginia caring for people with no insurance and so I accepted the job knowing the salary was lowHowever, I knew it was time to move on when I could no longer meet the growing needs of my daughter and so I accepted another job in Baltimore, MarylandBack in February of when our one year lease was up and we had to choose the length of our next lease or move outAt that time we had no choice but to sign another year lease as we couldn't afford the 3- or 6-month lease rent optionsThat being said, I know the laws in Virginia; I know that they could have held us accountable for the entire lease which would have been more monthsWe let them know immediately (August 5, 2015) that I would be leaving my new job in weeksHowever, the lease states that we were required to pay rent until October 5, and then pay a months rent penalty feeThis alone added up to $5,What family can afford this in addition to new apartment deposits and fees and moving expenses? We asked if we could find a subletter as I had found someone with a great background and credit check who needed the apartment for exactly months which would finish our leaseThey said noWe asked for a waive of some of these fees since I was a state employeeThey said noThey were willing to split the payments up in halfSo far, we have paid $2,of this total, but received our final bill days ago saying we also owe for carpet and fob replacement, water, and trash removal bringing our new grand total to just under $Because of these fees, my family is no longer able to afford to see family at either Thanksgiving OR ChristmasMy 14-month daughter won't see grandparents, aunts, uncles or cousins at all this holiday seasonAs her mother and the main breadwinner of the family, you can imagine how big of a failure I feelI understand and agree that if a lease is broken there should be some penalty feesHowever, especially since many families move last minute because they accept better paying jobs, these fees should not be so outrageous that the move itself is nearly impossibleBecause of Grady Management's inflexibility and unfairness, despite the fact that my family loved living there, I would NEVER recommend their properties to anyone

The applicant (complainant) passed the first step in the application process by passing the credit and criminal background but unfortunately has been deemed over the restricted income limit for this Section 42 low income tax credit... housing community. The IRS guidelines on calculating income for Tax Credit certification purposes requires multiple methods to be utilized and the highest dollar amount calculated is to be used in making a decision for qualifying an applicant. Calculations methods for projecting a full year's income are done by using 3rd party income verifications, recent pay stubs, and income from assets or other sources. Exactly what needs to be included comes from the information gathered from the information provided on the application the applicant fills out. The complexity of the tax credit program guidelines can sometimes cause applicant frustration if the calculations show they are overqualified and they don't agree with the methodology required by the IRS tax credit program. The Director of Compliance for Grady Management, Inc. will contact the complainant to make an effort to further explain the reason that she has been deemed over qualified.
