Grahamwood Place do not honor their lease or value the safety of there tenants! when I first moved here, on the lease it stated that there would be security on the premises. Ive been here since 4/30/2013 and I barely see security. I have been having problems since the first day I moved here with securing my safety, there is always unwanted trespassers at the back of my hallway selling and smoking paraphernalia.From June 2013 to August 2013 my air was not working properly. My kids could not come visit me cause how hot my apartment was, and my air was never fixed.I filed five complaints and told the apartment manager personally about that issue as well as several other complaints I've had and they were never resolved. so, on 12/25/13 my apartment was broken into and everything valuable to me was stolen (all of my electronics, jewelry,credit cards, money that I had stashed away etc.) Once again the complaint was made with a police report and nothing was resolved and til this day my doors aren't fixed properly! Since the break-in there are still people in my front and back hallway smoking and selling paraphernalia and runs when I open the door. I don't know if they are in my hallways casing my place or not, but I fear for my safety. The management and other apartment employees do not fulfill their duties that they should to run a safe, legitimate apartment complex.Desired Settlementi would like for my lease to be broken without confrontation because I do not feel safe every since someone broke into my home. I also would like reimbursement of funds since I had to live in a hotel after the break in because the maintenance people never fixed/ secured my door properly. Business Response 02/17/2014 Dear [redacted],This letter is in response to case # XXXXXXXX regarding Mr. [redacted] who resided at [redacted] . Attached is the lease agreement Mr. [redacted] signed on 04/30/2013 through 05/31/2014. In section 8 of the agreement the lease states " We are not responsible to any resident, guest, or occupant for damage or loss of personal property or personal injury from (including but not limited to) fire, smoke, rain, flood, water, and pipe leaks, hail, ice, snow, lightning, wind, explosions, earthquakes, interruption of utilities, theft, hurricane, negligence of other residents, occupants, or invited/uninvited guests, or vandalism unless otherwise required by law." Therefore we are not responsible for the loss of property in any of these situations and we strongly urged our residents to get personal renters insurance. In regards to the criminal activity on the property, we are part of the "Project Safeway" program through the District Attorney which enforces no trespassing or any criminal activities to be allowed. We work diligently with [redacted] to alleviate the crime. We are not aware of Mr. [redacted] ever contacting the MPD to investigate the activities of the individuals he refers to in his complaint. On January 22nd 2014, our maintenance staff installed a "Strike Plate" on both doors to make it extremely difficult for someone break in just in case another incident occurred. [redacted] worked with local Police to investigate and soon find the perpetrator involved. They were arrested shortly thereafter. In regards to the AC complaint from June 2013 to August 2013, we have tickets that were submitted within this time frame. The first ticket placed on June 11th 2013 stated that the AC was not cooling. Our maintenance supervisor, [redacted] replaced the AC filter and charged the system with Freon. The second request on June 25th 2013 with the AC not working again, we found that the thermostat was set at 65 and the room temperature was at 70 degrees. We would like to clarify that this was a very hot month of 2013. On July 11th 2013, we received another ticket about the AC blowing hot air as well as the toilet stopped up. Maintenance fixed the issues in a timely manner. As the Apartment Manager, I have never been contacted by Mr. [redacted] about said complaints.Mr. [redacted] vacated his apartment without notice resulting in the loss of rental income to our company. Due to the loss of rent, we are unable to offer any resolution at this time.
