Mr [redacted] asked me for references during our many phone conversations prior to signing the contractI provided him with severalHe then told me that he was satisfied with the references that he had contactedOne of the references was a customer from Long Island who I built an entire house forThis customer signed a contract with me and gave me $35,up front as a down paymentHe was very satisfied with the houseNot only have Icompleted four other projects for him since then, but I am also building a two-story garage for him this summerI'm not sure why he would consider this fact to make me a con artistI supplied him with the name and telephone number of this customer to verify the factsI will state again that I completed Phase and part of Phase (purchased and installed windows, ordered the kitchen cabinet, sink, and faucets)As far as the electrical is concerned, all rough wiring was completed to the panelFinal hookup to the panel has to be completed In the final phase as the outlets and light fixtures were not scheduled to be installed until phase You never hook up to the panel without the outlets and fixtures installed for the safety of the workersYou don't want the breaker to be able to be turned on when workers are installing the outlets and fixtures(FOR SAFETY REASONS -THE PANEL IS ALWAYS THE LAST THING TO BE WIRED!) All of the waste water drains were all installed and hooked to the sewer lineThe water lines were completely ran but not hooked into the village water system as I had not had the opportunity to contact the village water works to make arrangements to do so.Again, Mr [redacted] and I spoke over the phone about the sidingWhen I told him that the siding could not be matched, he then decided to side the whole entire property after all three apartments were completed, I have witnesses who can verify that Mr [redacted] said thisI did abide by the contract and completed the tasks on the contractWhen someone makes a verbal agreement, that person should follow through on that agreementI completed tasks above and beyond the scope of the contract based on what Mr [redacted] told me to do, with the guarantee that I would be compensated for this extra workThis extra work was absolutely necessaryPictures were taken and sent to Mr [redacted] on a dally basisBased on the pictures that were taken of the damaged ceiling and bathroom floor, Mr [redacted] gave me the okay to proceed with the extra workOnce the extra work was completed, he refused to pay me for itI guess I shouldn't have trusted his wordAgain, I have witnesses who can verify the conversations in which Mr [redacted] gave me the okay to proceed with the extra workI purchased a building permit from the village of Malone prior to starting the projectIt is posted on the front of thebuildingIf you have any questions regarding this fact, you may contact [redacted] , the village code officer, at the Malone village offices.If you look at the previous statement and breakdown of money, you will see that I have completed Phase and part of Phase 2, along with the extra work that Mr [redacted] agreed to pay me forIf he had paid me for the extra work like he said he would, we would not be in this situation, and I would have completed the entire contractSincerely, [redacted] ***

For the the out-of-town investors who buy property in Franklin County to repair them, that *** graciously refers to as "slumlords", buyer beware

A contract, which was written by the property owner, was signed by both partiesThe total amount to be paid for thescope of work that was on the signed contract was $9,It was broken down into phases: 3,for the firstphase; $3,for the second phase and $2,for the final phaseThe
first phase was completed in its entirety exceptfor a small amount of replacement sidingThis was not completed because the property owner decided that instead, hewas going to get the entire building sided after the total project was completedWe agreed on a price for me to side theentire building when this project was completeThe property owner took the amount of money that would have beenfor the siding repair ($200) in phase and deducted it off the total siding price that we agreed upon.Before we could even start the project, we had to spend an entire day cleaning the garbage and debris out of thebuilding and take it to the landfillThis was not part of my contract!! During Phase 1, it was discovered that the originalceiling had severe water damage along with damage from raccoon and cat fecesI spoke with the property owner on thephoneHe agreed that I should tear out the existing ceiling and replace it with a new oneIt was agreed that I would bepaid for time and material, because this was work that was beyond the scope of my contractWe also found that thebathroom floor had layers of old flooring which were all severely water damagedI could not install the tile flooring,which was part of my contract, over this rotted materialAgain, I spoke via phone to the property owner and he told meto go ahead and replace the floorAgain, he agreed to pay me time and material because this work was also above whatwas agreed upon in our contractPictures were taken on a daily basis (and sent to the property owner) of the progressand the unforeseen issues that arose, resulting in extra work being agreed upon.I was paid upfront $3,for Phase to be used to purchase material for that phasePhase was completedIpurchased windows, a kitchen cabinet, countertop and sink out of my own pocket so I would have them here in timefor Phase The property owner was supposed to send the $for Phase 2, plus the amount that I was owed for all ofthe extra work I completed during phase that was not in our contractThe total amount due to me for the extra workwas $2,546.90.I expected that I would receive that amount, plus the $3,to complete Phase When I received the next payment,the amount that was sent was only the $3,for the second phaseI sent him an invoice for the extra labor andmaterialWhen I questioned him about the money for the extras, he told me that he was not paying meI have 2witnesses who were privy to all of the conversations when he agreed to pay for the extra work that was completedAportion of the 2"d phase money was used to reimburse me for the money that I paid out of pocket for the windows,kitchen cabinet, countertop, and sinkThe rest was applied to the bill that was owed to me for the extra workperformed.When he informed me that he was not going to pay me for the extra work completed, I informed him that I would notcontinue the job until this amount was paid in fullI also told him that I was deducting the money that he owed me fromthe second phase installment.Phase 2- $3,500.00- 521.64- amount used to purchase windows for second phase (see invoice)- These were installed$2,978.36- - this amount was owed to me for the cost of the cabinet (see invoice)$2,414.06-2,414.06$2,546.90- This is the amount that was due to me for the extra work performed (see invoice)-is the amount still owed to me from the property owner.*** ** ***
