Sent document through us mail saying their taking my security deposit of $1395.00 even after they got another person leasing the home without any lost in rental income. Plus charging me $100 to clean home and I left in clean condition. Plus another $400 to paint entire home and was documented that walls had pencil marks all over them when I moved in.

I am writing to respond to certain allegations, assertions, and other false accusations that were
made against Grand Ark Rentals in the complaint made by *** (hereafter
"tenant") on December 27, 2018. We have looked into the matter and would like to provide the
following information to refute the allegations made against us.
l. The lease extension was set to expire on February 28, 2019. Tenant provided a 30-day
notice via certified mail stating his intent to vacate the premises on or before November
30, 2018 and therefore was in breach of the lease for early termination. Per the terms of
Paragraph 28B(4)(b) of the lease agreement, Tenant is required to pay Landlord I 00% of
one month rent that the replacement tenant is to pay as penalty for early termination.
Since the replacement tenant's one month rent is $1395, this amount was deducted from
Tenant's security deposit. This deduction was in keeping with Paragraph 1 OD(m) of the
lease agreement as well as Property Codes Sec. 92. 104.
2. Tenant claims that the home was left in a clean condition. However, since the
replacement tenant complained that the house was not professionally cleaned, we
ordered cleaning service on the day of the replacement tenant's move-in and deducted
this amount from Tenant's security deposit. This deduction was also in keeping with
Paragraph I 0D(1 )(b) of the lease agreement.
3. Tenant claims that walls had pencil marks all over them when he moved in. His move-in
condition form shows that only the walls in Bedroom (2) had pencil marks. On the other
hand, our contractor found and repaired paint issues in the Dining, Family Room, Master
Bedroom, and Master Bathroom as well, which Tenant did not mention any paint issues.
In addition, Tenant did not bear the full cost of touch-up paint, but Landlord paid $200
out of the $600. All expenses deducted from Tenant's deposit were the result of careful
comparison of the house condition before move-in and at move-out which was
appropriate and justified.
We have been acting in good faith in handling this case. While we understand how upsetting it
can be when Tenant's expectations are not met, we regret that we cannot take responsibility for
this occurrence. We will not tolerate and reserve the right to take further action against any false
accusations against us.

Theresa Yang is a lying stealing cheating women. DO NOT RENT WITH THIS COMPANY! They took 3 months worth of rent from me and kept my deposit. I had to hire an attorney.

Dale breached the lease and therefore was liable to pay a penalty of 100% of the new replacement tenant's one month rent. Per pg. 4, Paragraph 10-D of the lease agreement, Landlord may deduct reasonable charges from the Security Deposit for (a) damages to the Property excluding normal wear and tear, (b) costs for which Tenant is responsible to clean, deodorize, exterminate, and maintain the Property, and (e) unpaid utilities. After deducting these charges from his Security Deposit, Dale had a remaining balance to pay. He paid his remaining balance today.
