Revdex.com,We charge $an hour for grounds maintenance work as per the management agreement It took 1/hours to to remove the large scrubs and a tree We had to get dirt to fill in the holes since we didn't have permission to replace the the plants, and then take the items to the recycle facility next to the dump As you can see by the attached corresponse with the HOA this has been an ongoing issues for years with the dead plants, before we took over management of the property The tenants did take care of the weeds but were not responsible for the dead scrubs and tree before they moved in According to the Enforcement Policy and Procedure # The Association will charge $per day/ occurrence plus the costs associated with enforcing the violation for CC&R or ACC guidelines non-compliance issues.We got a bid for a sprinkler system but never got approval from the owner to proceed This house is still out of compliance with the HOA/ACC guidelines about how many plants need to be planted and a sprinkler system to take care of them But until we get approval from the owner there is nothing we can do about that The HOA has not said anymore about these issues and we will not be the ones to bring this up again However spring is here and everything is blooming again and the HOA will be making the rounds around the subdivision again I think the HOA was happy just getting the dead items removed Hopefully this will not start up again this year.Please see attached emails from owner, HOA and our office.Thank you,Michelle B***Grand Junction Property Management

In regards to [redacted] 's complaint.We received management of this house 11/3/ Yards and plants are dormant.***, of course, wanted this house rented ASAP Due to the time of the year when it is harder to rent we suggested a lower rent to get someone in there now and we can raise the rent when is lease is up He agreed to it When we found a renter (lease signed on 12/19/14) we let them know due to the time of the year this rent has been lowered and will go up $in months Six months later we raised the rate as agreed The lease will be up again in June and will be raised again $100.00.When spring came around this is when the HOA president called us about several dead plants and a tree that has to be replaced per HOA rules She said that this has been going on for a long time and she personally has contacted the owner, yet it still not done She said that she will start to issue fines if this isn't taken care of due to how long this has been going on We notified the owner and he said that it is the tenants responsibility to take of the yard We told him yes it is from when they moved in, but this is an existing issue , one that the current tenants didn't cause The previous tenants the owner had in place before we received management of the property did not do any yard work and said the owner was suppose to have someone do it There were weeds everywhere and a couple dead plants We expect all of our tenants to take of the yards of the houses they rent and return the house in the same condition as it was originally in After SEVERAL calls from the HOA president we informed the owner we have to take the plants out or he will incur monthly fees stating at $a month We had no choice and sent in a grounds man and removed the dead tree and plants This is what the $charge is for that [redacted] is disputing [redacted] is a very nice man but we can't seem to make him understand this We have many emails back and forth with [redacted] regarding this The tenant's are only responsible for the condition of the house and yard as it was rented The renters are not responsible for plants that were dead before they rented the property The reduced rent was for the timing of the year for months instead of having a vacancy period at a higher rate for a couple of months Thank you,Michelle B***Grand Junction Property Management& Real Estate

Was there a water leak at this address, yes! But what the tenant is not telling you is that they caused it by not paying their heat bill and... using only space heaters in winter. It caused a big break that took a while to find and repair. Also, they were told to inform us when that heat bill was paid so once the break was taken care of we knew it wouldn't break again because of negligence. For the record, this was not done by the homeowner who is in her eighties, and her husband had passed away year prior (another lie).The homeowner did pay for the repairs..., and this is the first we are hearing of a hotel bill. Every time we were there for the repairs, which was a lot, they were always there and they never once mentined about a hotel. If they had the money for a hotel, why didn't they just pay the heat bill??? THEY SKIPPED A FULL YEAR LATER, and what they were sent to collections for didn't have anything to do with repairs, but that they skipped and left the house and yard a mess. They were very messy and dirty even before all this. They were told repeatedly to clean inside and outside. Rooms had to be repainted, carpet cleaning, grounds maintenance, parts, new locks, cleaning, February's rent, and abandonment fee, outstanding water bill of $107.10 and sewer bill of $141.00, plus collections cost according to the lease.As for not getting a copy of the lease, every tenant is given a copy when they originally sign, and these tenants have not been in contact with us since they skipped out. We received another call from [redacted] on June asking why her check hasn't gone through her bank We told her we don't see a problem on our end because her check hasn't come back She then started ranting and raving about how we better not charge her a late feeagain told her that we don't see any problems on our end and if she thinks there is a problem to call her bank and she just continued to yell We then called our bank to see if they could see if her check cashed and was told we would have to call her bank We then called USAA ###-###-#### and was told by her bank representative that the check was drafted on May 27th, and was cashed on JUNE 3rd!!!! THROUGH HER BANK She never bothered to check her bank and yet continued to call and harrass us over a check that has already been cashed We got a call from a tenant that someone is going off on facebook on us It wasn't too hard to figure out who was writing it [redacted] 's facebook post state, "My property management co has STILL not cashed my June payment They received it May 27th according to my bank If they try to charge me a late fee again because THEY haven't cashed it, someone's gonna [redacted] 100% fe up!!"Again the check cashed HER bank on the 3rd of June!When I saw her post I called her again and tried to explain, first of all we didn't receive the check on May 27th, that was the date her bank sent the check We did receive the check on the 1st and deposited it on 2nd of June [redacted] went off again and said she is going to complain to Revdex.com and the DA I can not make her understand[redacted] was charged a $late fee back in May of because we received her rent check on May 4th, (Rent is due on the 1st and considered late as of the 4th each month) Same thing happened in October of We moved our office in November and had notices posted for months prior A few tenants send in their checks and never saw the notice Our computor automatically charges late fees on the 4th of every month, however we wrote off late fees across the board for November and December for any mix up that might have happened because of the move [redacted] is very abusive when she calls us and say we don't get anything fixed but whenever we ask her what is not fixed she will say well it is fixed now and change her tactics saying it took us years to fix it This is not true and no matter what we do we are not able to make her happy In [redacted] 's complaint she said she can provide bank records That would be great if she would supply May 2015, October and June 2016.Also when we called her bank they said to allow 3-days for a bank draft to get to a vendor Last year she had her bank draft the rent check on the 29th or 30th We told her that is not enough time to get to us through the mail and she needs to contact her bank and have it drafted earlier She seems to be under the impression that when her bank drafts a check that is the date we get it Tried to explain to her it still goes through the mail and takes time for us to get it, she just doesn't understand this The bank records should be able to confirm this.Further more, [redacted] went to the owner's house complaining The owner's son called us and his mother said something was off about what [redacted] was telling her and he wanted to know what was going on We explained the above and he agreed it was time for her to moveThank you,Michelle B***Grand Junction Property Management&Real Estate LLC

I am rejecting this response because: It doesn't solve anythingThe house was spotless when we leftThe owners son did a walk through at one point and said he liked the way we decoratedThe house was in better shape when we moved out than when we moved inThey only came out for repairs times in over yearsI called for them over a dozenThey only came out timesAll I care about is having the bill removed from my credit report.

My previous response explains everything in detail *** states in her response, I quote, "I JUST WANT TO KNOW IF MY CHECK IS CLEARED, MY BANK DOESN'T SHOW THAT IT HAS! I YELLED THAT." Even though we didn't have any reason to call the bank because again we received her check June 1st, deposited it June 2nd and it CASHED ***'S BANK JUNE 3RD!!! Everytime *** called we would tell her check was deposited and the bank has not returned it to us Obviously she did not check with her bank to see if the check was cashed because when called her bank they told us it was cashed JUNE 3RD So as far as not returning phone calls, there wasn't any reason to as we told her everytime she called everything was ok on our end I don't know what we could have told her! She just refuses to listen fully *** attached her bank records and it does show in May Arrival time May 1, I called her bank ###-###-#### and asked what that means The bank representative on the phone said they send out the check days prior to the Arrival date I told the representative the tenant is stating the bank guarentees the arrival of the check on time I told the bank, twice we received the checks late, once in May & Oct Are they going to refund the tenant any late fees The bank representative looked up the guidelines and said they don't guarentee the arrival date because they do not have any control over the mail The guidelines state it is TYPICAL to receive the check by the arrival date but again they can't control the mail We also have guidelines we follow Rent is due on the 1st of the month, there is a day grace period and is late as the 4th of every month.Also as I explained and appolized to *** for her account being charged a late fee when we moved The computor charges automatically late fees on the 4th of every month and we WROTE OFF ALL LATE FEES FOR NOVEMBER AND DECEMBER for everyone for any confusion from the move Even though *** did not pay a late from us moving locations she does like to bring it up everytime she talks or yells at us Again we just can't make her understand I am at a loss how to expain it any other way.*** needs to call her bank I have provide the phone # above for her convenience.Thank you,Michelle B***Grand Junction Property Management & Real Estate

There is not a sprinkler system! That has always been part of the problem Attached in the last reponse was a bid from an outside source to put in a sprinkler service but we were never given permission by the owner to proceed. Attached is an email from the owner stating..." I am sure all the plants are fine, they have survived without water for years and so the irrigation system never needs to be turned on and I never did for the last years I was there and spring seems to be coming late this year but I thought the deal was that the new renters would take care of the WEEDS." The renters do take of the weeds but were not responsible for the dead plants before they moved in.Attached is an email from the HOA responding to the above email from the owner HOA states"We require #(5gallon ) shrubs You have surviving shrubs at this time - only of which are thriving The other four are stressed Yor mother ALREADY HAD TO REPLACE MOST OF THE PLANTS ONCE etc...Also attached is a bid from a sprinkler service to install a system They could not find an existing sprinkler system either Thank you,Michelle B***Grand Junction Property Management

I went back to *** *** *** to take pictures for the owner See AttachedFacing the house behind the rock is only a line where the backflow device should be The two pipes that are stubbed up for the backflow device have never had anything connected to themOn the other side where the backflow device should be is an L shaped pipe that is conneced to a zone valve that has never been hooked up to a timerThere is not a timer to control this one zone valve eitherThe pipe on the other side of the zone valve is a foot stub that isn't connected anythingThere is no irrigation system other than thisAs you can see in the pictures this system was started when the house was built but it had never been finished You can not water off the city water without a backflow device and said he needed to install a system and got him a bid from an outside source and the owner declined to do anything Again the tenants can not turn on a system that isn't there Thank you,Michelle B***

To Whom It May Concern:There was a drip system installed on the property, when the home was constructed The drip system for irrigating the plants is functional and the location to turn on the drip system (when facing the home), is on the left side of the home behind the big rock, next to the entry gate to the backyard.Could you please verify that there is a drip system located on the property, which is in accordance with the HOA rules and regulations? I am rejecting this response because:my rent payment is set up to be received by the 1st of every monthMy bank, USAA guarantees its arrival of the date I put inI am told by my bank that the checks have ALL been received by the 1st, except for the one incidence that the office changed their location, which they did in fact refund me for TAhAT late feeMy bank can not however tell me why on occasion my rent checks have not been cashed until later than the due date when they were received by the 1stSince my rent check for the month of June was still not showing as cleared I was afraid that I would be charged a late fee again, even though my bank showed the check as being receivedI called on the 3rd, again on the 4th, left several messages through out the month on other dates, and no one ever called me backI posted my fear of being charged a late fee (because my bank could not see the check as cleared and the office wouldn't call me back) Facebook after michelle hung up on me, never once naming the property management company, and about hours later she called me and simply said, "I saw your Facebook post"I didn't even know who she was, until she told meI asked why are you looking me up on Facebook? I just want to know if my check is cleared, my bank doesn't show that it has! I yelled thatYes, that I yelledI was frustratedBut I was also shocked by a company that would not answer a question, or return a phone call but would seek me out on FacebookI looked up their reviews and saw that others had had issues with them as well and thought it best to file with the Revdex.com and state attorney generalI was then issued an eviction notice even though I have been a great renter here for years and always paid on timeI'm extremely confused, this is not right.

I'm very sorry the tenant feels this way She was told that her check went in the bank on the 4th, it was part of a large deposit All rents are due on the 3rd, since that was a Sunday we come in and post everything that was dropped through the door on the weekend, then post for late
fees After that, anything comes through the is late and tagged with a late fee.As for her not being late ever, she was late May 2015, January 2016, & April When Rachelle was trying to explain this to her, she became irrate and wouldn't let her talk We start coolers usually in May (weather permitting) and do them by areas, not individual units, to be as efficient as we can and to get everyone up asap That is explained every year, but she chooses to not wait and do it herself Again I'm sorry she is upset, but it is my belief she is upset because she isn't getting her way, but we follow strick rules regarding rents, late feesto make sure that we are always consistant.
