In response to your correspondence of November 2, 2015, there are issues with the time received for rents regarding his first two issues. In July, GMS did, in fact, charge Mr*** $ for removal of two shrubs in front of his apartment. Mr*** was receiving assistance for his rent, and remaining charges for July and August relate to when moneys were received from assistance checks and from Mr***. Mr*** did pay for the removal of the shrubs, and for his share of both July and August, rents
We would appreciate a copy of the video Mr*** claims to have showing a contracted maintenance person and Mr***’s neighbor removing the shrubs. Our office also has a video of Mr*** removing the shrubs with a chain and his pickup truck, so it would be interesting to compare the video’s.
We previously provided you with the moand move-out form for Mr***’s apartment, showing the issues that required rehabilitation when he vacated the unit. He was charged $ as the prorated cost for rehabilitation of the interior of the unit, including painting of the entire apartment. Our personnel all have professional manners and approaches to properties managed by this office, and Mr*** was treated with courtesy and fairness throughout his tenancy.

Complaint: ***I am rejecting this response because: I have a receipts 1st is for July's rent $+ $past due for which does not state what the charge is for the second receipt is for August rent plus $180.00past duewhen I asked what it was for they told me it was for removal of my shrubs The owner *** *** harassed me because I told her I would not pay it because I did not remove the shrubs she threatened to evict me if I didn'tI have video of her head of maintenance man removing the shrubs and my next door neighbor helping himI was not treated fairlyThe apartment had one painted room that they claim I touched up with discol*** paint for which I did not touch up they charged me approximately $300+dollars for one small bedroom that the paint was perfectly fine when I leftWhen I called to question the charges I was polite but *** *** started acting like a year old and became mad and hung up the phone. In response to your correspondence of October 12, 2015, we have reviewed the complaintand provide the following answer, including several attachments that document the situation.Mr. [redacted] occupied unit [redacted] from[redacted] to[redacted]. Attached are move-in and...

move-out reports which delineate conditions pre andpost occupancy for the apartment Mr. [redacted] occupied. The move-out report indicates thecondition the apartment was in after Mr. [redacted] left the property. In addition, during hisoccupancy on or about June 10, 2015, Mr. [redacted] removed shrubbery from the exterior ofhis apa1tment that was an integral portion of the landscaping for this apartment complex. Areasonable charge for the damage to the landscaping was posted to Mr. [redacted]' s account onJune 11. 2015, and he paid $ 100 for the shrubbery. The final accounting for his securitydeposit was for damage and cleaning to unit [redacted]#* during his occupancy, and this wasclarified between the move-in and out reports and with the final accounting provided to Mr.[redacted].On October 9, 2015, we received a billing from [redacted] for the removalof shrubs on the property, which were not dead as indicated. When we contacted [redacted], he reviewed the billing, and found it to be a fictitious charge, as he neither removedthe shrubbery or sent the billing for the removal. This apparently was Mr. [redacted]'s attemptto create an issue, sometime after his vacation of the property.We are unaware of the content of the complaint filed with your agency, but we can assureyou that Mr. [redacted] was treated fairly at all times by this office.
