Grandview Gardens contracted out work that needed to be done to the basement stair well and sidewalks at XXXX-XXXX **...

[redacted] Dr. We mailed out letters letting resident's know that due to the positioning of the AC units we would have to pull the air conditioning units on Friday June 5, 2015. [redacted] Construction begin removing the old concrete in Saturday June 6, 2015. Once they removed the old concrete they realized they were going to need a few more days then they originally quoted. One of Grandview's maintenance techs received a call on Friday June 5, 2015 from the resident at [redacted] A [redacted] stating that she had a 5 day old baby and no AC. After receiving the call my maintenance tech called me and let me know what they the resident was upset because he told her due to the construction there was nothing we could do and he suggested that the resident try and open a window to see if that helped and to call the office on Saturday. The resident called the leasing office Saturday June 6, 2015 and was told that we were very sorry but due to the construction we had to wait unit the concrete was poured and settled. On Monday I spoke to the resident and he stated that they had to stay in a hotel one night because of the heat and the noise of the construction crew removing concrete. He told me that the noise was waking the baby up. I again apologized to the resident and stressed that we did not allow contractors to start work until after the City of Florissant quite hours were over, which is 8am on Saturday's and Sunday's. I also told him that I knew the situation was not ideal but necessary because the sidewalk was falling and holding water with every rain. On Monday the contractors informed us that the work was going to take a little longer than planned and that the resident's would be out of AC until possibly June 17th because they found more work that was necessary to complete in order to make the sidewalk and stairwell safe again. The following day my maintenance supervisor stated that he thought he would be able to reconnect one of missing AC's but it would be partial blocking the first floor resident's back door. I called the resident at [redacted] A [redacted] and told them that I would be able to get their AC connected that day but I would have to remove it Monday or Tuesday (June 15 or 16) in order to pour the sidewalks and let them settle. The gentleman I spoke with at [redacted] A [redacted] was still upset because we were going to have to remove the AC units again. I again told him that I was sorry but this job was necessary and everything would be weather permitting. In all 2 apartments (including [redacted] A [redacted] was without air and 4 more units would be without air starting June 15th. We have stressed to our contractor that we need this job completed as quickly as possible. I then called the other resident on the first floor and explained the situation about no air and they stated they understood. After that we sent out letters again to the entire building informing them of the delay. I will be willing to credit this residents account $54 for the one night hotel stay once they bring in their receipt.

Ms. [redacted] did turn in a 30 Day Notice to vacate Grandview Gardens as of October 31, 2015. She turned her keys back...

into the office on November 2, 2015. Ms. [redacted] did call several times inquiring about her security deposit refund and [redacted] L. and myself told her that we will have them mailed out by the end of November, which would be 30 days. On November 30th Ms. [redacted] called the office and spoke with [redacted] L. stating that she wanted her deposit. [redacted] L. gave me the message and I told her that I would leave and go pick up Ms. [redacted]'s deposit so she didn't have to wait to receive it in the mail and to call Ms. [redacted] and let her know that I would have it that same day. I left that afternoon to go pick up Ms.[redacted]'s check from an office off of 270 and Big Bend. On the way back to Grandview Gardens I called [redacted] and told her that I was on my way back to the office but I was stuck in traffice. [redacted] L. told me that Ms. [redacted] called again while I was gone asking when she could pick up her check. I had [redacted] give me Ms. [redacted]'s number and I call her about 4:45pm and told her that I did have her check but I was stuck in traffic on 270 and wasn't sure how long it would take me to return to the office. I told her that I would be in the office Tuesday December 1st by 7:30am. She said that would be fine and hung up. The next morning I got into the office by 7:30am but Ms. [redacted] did not show up or call until around 9:30-10:00am. She asked if I had her check and what time would the office be open until that day. I told her that yes I had her check in the office and that we would be in the office until 5pm. Ms. [redacted] told me she didn't get off work until 3pm so she would be at Grandview Gardens around 3:30pm that day. Ms. [redacted] did show up and we gave her her security deposit refund and apologized that I got stuck in traffic the night before. As far appreciating my residents, I believe myself and my entire staff appreciates and goes above and beyond for all of our residents. I personally went and picked up Ms. [redacted] check so she didn't have to wait for it to be delivered through the mail and I personally called her while stuck in traffic to let her know what was going on. I apologize that Ms. [redacted] feels pushed aside and that we are unprofessional but we never intended to make her nor any of our residents feel that way.

[redacted] reported a drafty window and it was repaired the same day as the complaint was received. As for our management team lying about the lease agreement, the statement itself doesn't even make sense. Everyone who hold a lease here, reads their lease agreement prior to moving in. We give every person a pad of paper and tell them to write down any questions they may have so that when they are through reading, we may answer their questions all at one time.
As for any suspicious charges or payments, that it is not possible. Our corporate office handles all of the charges and payments and we do not accept cash. Therefore, once again, an accusation that is erroneous.
Should you have any questions or concerns with regards to this letter, you may contact me at my office at ###-###-####.
