Several weeks ago, we sent a maintenance technician to this apartment to have the dripping water investigated that was coming from the bathroom exhaust fanAt that time, it was discovered that the exhaust pipe that is up on the roof likely
needs to be replaced with a different styleThe current vent pipe is frozen and therefore the use of the bathroom fan causes condensation (drips to come through the fan)At this time the roof is completely snow and ice coveredIt is not safe to have a maintenance technician to go up onto the roof to make any changes to the current pipeThis was explained to the tenant at the time the maintenance technician was in the homeWe understand that it is certainly not the ideal situation, however at this particular time, we are physically unable to make a change up on the roofA roofing contractor is also being contacted at this time to have them evaluate the situation to see if they would have any equipment to address this issue soonerI have looked back through our records and did find an email I had received in the spring of in regards to this unit experiencing an occasional drip out of the bathroom fanUnfortunately, I was not made aware that this had continued (actually I don't think it did continue at all through the summer)If I would have been aware of that, something certainly would have been done in the summer monthsI did speak to my maintenance technician that was in the home and his version of leaving towels and a mess in the home is significantly different that the story presented in this claim sent to me from the tenantThe maintenance tech told the tenant they were running to Home Depot to purchase items to clean the water that spilled out of the duct work as he was investigatingThe tenant said using their towels would be ok, so he didThe mess was cleaned upThe maintenance tech also asked for their personal items to be moved away from the attic access so debris would not fall down on their itemsThe tenant instead chose to cover their items with a sheetRegardless, if the area was not cleaned up by the maintenance tech properly, I do offer my sincere apologiesWe do request all areas be left as they found it, which should have been what he did here tooI don't think that is the point of what is being addressed as the problem, but since it was brought up in length in the complaint I feel it necessary to address here as wellThe other item the tenant mentions is that they were not treated 'professionally' when calling our main officeDuring the time of this incident, I was out on vacationAnother staff member was asking questions to the tenant to try to understand and get up to speed with what was occurringI apologize if you took offense to thatShe was simply trying to understand what was happening in order to offer the appropriate assistanceThe tenant hung up upset when asked about exactly how much water we were talking aboutAt this time, I still am not sure if we are talking about a drip every couple hours, or bucketful's of waterI have just returned from my vacation and will be the primary contact on this going forwardI will be also following up with tenant and a local roof contractor to continue exploring options on how to permanently resolve this issueWe will continue to work with the tenant on getting this fixed once we have the solution on how exactly to do thatI will not make excuses as to why this isn't repaired yet, at this time, we simply don't have the answer on the best way to do this mid-winterThank you for your patience as we figure out how to resolve this issue as timely as possible
