They tell you this big story how they make there houses better than everyone else so you go with then because they don't even settle for dry wall pops but have lived in my house now for a little over years and they have not fulfilled there word one bit my fan in my bathroom already quit working my faucets outside has leaked since day one my lights for my ceiling fan in the living room quit working I changed all the bulbs so it has to be something with wiring and when you call to get things fixed they give you the run around there are plenty of other things and if anyone is considering buying a house contact me first and I will let you look at my house and let you make your own mind if you still want to build with them I honestly feel like it's a cookie cutter house they just through up in days

This house closed February of 2014, it went through an entire year of drying and settlingGranite Ridge understands that
the doors could potentially rub after that first yearGranite Ridge completed a one year walk through with the homeownerAt that time there was no mention of any troubles with the doorsJune 19th was the first contact made to Granite from the homeowner that he was having troubles with a few of the doors rubbing, during that time he observed percent humidity insideA Granite Ridge employee went out to the house adjusted interior doorsJune 25th the same employee went back to the house to adjust exterior doors after the homeowner called to report trouble with that doorWhile he was out there he checked the thermostatThe programmable thermostat's schedule read as followsWake am= degrees; leave am =degrees; return pm= degrees; sleep pm= degreesWe have a photo to support thatAt that time our project manager explained to the homeowner that we have had a very wet June and humidity levels are higher than normalIt is very important to be running the ac at a lower temperature and keep it more constantThat will lower the humidity levels and the swelling doors will settle back down and work properlyThe project manager also mention possibly getting a dehumidifier if the homeowner was unwilling to turn the ac downGranite Ridge gives paperwork explaining what can happen to a house if humidity levels where no kept in an acceptable rangeThis is given out at the final walk through and the project manager reminded the homeowner of that paperwork, to which the homeowner responded "who reads their paperwork"The homeowner also mentioned in a text that maybe he would have to have Granite Ridge back out in the fall when the humidity levels drop to do one final adjustmentThat was how it was left with the project managerWe feel that Granite Ridge made an effort to adjust the doors several times and educate the homeowner that if he continues to mistreat the house he will continue to have these ongoing problems
The tile shower was an issue and Granite Ridge's sub-contractor Choice Designs recognized it and fixed the problemThe homeowner met with the owner of Choice designs it was agreed that the fix was acceptable and the homeowner signed offWe have a copy of this letterHe was also cut a very generous check of $for his inconvenience and time to complete the workThe conversation that the homeowner had about the glass shelves with the tile installer that is a sub-contractor of choice designs and was a separate agreement that neither choice designs nor Granite Ridge was made aware ofI cannot comment on what was discussed during that time the installer was thereThe homeowner will have to bring that up with that companyBut during the meeting the homeowner had with the owner of Choice Designs he brought up his concern of the area the mosaic met the standard field tileIt was explained to the homeowner when you have two different products coming together it will not be completely flushThe owner of Choice and the Homeowner agreed at that time that it was acceptable and feel well within the Indiana Quality Assurance Builder Standards

Please don't say I "misuse" my home, that's not a fair statement, every one of your subs and reps have complimented me on my home and design, I take great pride in thatI can promise you, I did not set my thermostat on a schedule, when Jeff was in my home, he saw it was set on permanent hold, which basically bypasses the schedule setting anyways, this thermostat in reference was replaced in February by Flowtech as the other one had been cracked by one of their techsIf it had been set up for a schedule, it would have either been done back in the winter, or its a factory default setting, in either case, no sane person wouldn't set it at those temps any wayI usually set my temp on permanent hold between and 68, which is what I see them set on in your model homesNot all my doors are sticking, or rubbing in the frames, which leaves me to believe this isn't a humidity issue, I honestly believe its from the home settling, when you look at the tops of these doors some of them are not uniform and straight across the top, both my exterior doors and some of my interior doors look like this, and they are the ones causing me these issuesAs far as my shower, no one said you didn't compensate my handsomely, you did, but also keep in mind, I had a commitment that this shower would be completed in weeks from the date they started, that was March 6th, or close to there, it wasn't completed until close to May, and not to mention the fact, I was inconvenienced, and had to use my guest bathroom to shower inIt was in no way my fault that Valenin failed to complete his work as promisedIf you could have him call me so we can settle this matter with the glass shelves, it would be much appreciated, also, I would like to get a commitment from the builder that they will come back and adjust my doors, I am not asking for the world here, I am simply asking for doors that work properly, I want a positive experience, this is my first new home, I have worked hard for the last years saving for this, I chose you as my builder because I put trust in you, trust that you would build me a quality home, with quality materials, and would stand behind itHave all my issues in the past been addressed? The Warranty on a new construction roof is 4 years. As you can see this house is 7 years old which far exceeds the warranty period. Granite Ridge Builders sent someone out to inspect the roof despite the warranty period having expired. Because...

we believe that a 7 year old roof should not be leaking in suspicion that there may have been something wrong with the original install. Which was verified and fixed. If Mr. [redacted] will agree we would like to have someone come look and assess the damage in the bathroom within ten days of reaching an agreement through the Revdex.com. After the assessment is done we can line up the appropriate sub-contractors and communicate a timeline to complete the fix.

This is first we have been told that the warranty was only 4 years. That was initial question when we first called about the leaky roof because I couldn't find that info in my documentation. We would certainly like for someone to come and look at the damage. Granite Ridge leaves their response vague as to whether they are going to pay for the repair to the ceiling caused by their initial roofing error or they are simply going to line-up someone for us to pay and fix the damage?

delay on installing the yard is due to the fact that we have had over 12" of rain in June, June typically has 5" of rain fall. There has been very few days since May 15th, that the ground has been dry enough to install a yard. May 15th was when the ground temperature was warm enough to start germination of the lawn. Our experience with planting yards before then rain fall can wash the yard out before root growth can take place. After the yard is installed, Granite Ridge feels we have completed the contract with the homeowner.

Again, we were told at closing the yard would be installed before the end of spring. The yard was installed on July 3, only 4 days after the largest rain of nearly 3 inches for both the months of May and June. According to Accuweather, there were at least three other occasions when there were at least 4 days with no rain after May 15. Garrett is almost 12 miles north of Fort Wayne, we did not receive nearly 12 inches of rain in the month of June. In fact, Accuweather states that we had 6.58 inches of rain during June. A local source is stating that we had 8.12 inches of rain. The fact is that Granite Ridge did not continually check the yard conditions, nor did they make any attempts to grade the yard or prepare it for seeding until I started complaining after we lived here nearly 3 months. We were told shortly after closing that we were 42 out of 44 yards that needed to be installed. In mid June, we were told that we were still in the twenties. Miraculously, after I started complaining the yard was installed on July 3. However, this still creates a problem for us to be able to install our own fence prior to me having to return to teaching school.

Granite Ridge understands the frustration the homeowner is having. Regardless of the exact amount of rain June produced. It was far more then the average rain fall. A typical spring Granite Ridge completes all the yards from the winter by the first few weeks of June. Because of the above average rain fall we have had several yards that have gone in past that time frame. Granite Ridge installed the yard on July 3rd. We feel that we have completed our end of the contract within an acceptable time frame given all circumstances.

Granite Ridge Builders inspected the crack in the garage ceiling as Mr. [redacted] pointed out in his statement. According to the Indiana Quality Assurance standards, builders are responsible for drywall cracks that exceed a 1/8 inch in the first...

year. If Mr. [redacted] couldn't identify the crack in the ceiling when [redacted] was there it was not over a 1/8th of an inch. The garage is also 52' long and an unconditioned space so cracks are to be expected. Granite Ridge will not be fixing the drywall crack.
The Laminate floor issue has not been inspected so at this point Granite Ridge will not make a stance on the solution. I request that Granite Ridge or a third party inspect the floor to see if it was an issue with installation, product defect, or homeowner neglect.
The issue with the hot water lines is that Mr. [redacted] built a 4104 square foot ranch which is a lot of distance for the hot water lines to cover. Granite Ridge installs a manifold system that shortens the distance of exposed line to reduce the amount of time the water needs to run before the hot water can arrive at the fixture. This is a normal event that occurs in every house it is just compounded in Mr. [redacted]'s house.
The issue with the outside hose bib isn't an issue with the size of the water line or the hose bib itself. We install the same line and bibs on every one of our houses and have had no issues. The issue would be with the pressure that is being held in that line. I would suspect that the well isn't producing the type of pressure needed to run more than one sprinkler. Mr. [redacted] contracted his own well to be installed as well as the equipment. This is not a Granite Ridge issue.
After a year it is not the builder's responsibility to straighten an outside hose bib. The hose bib could have been twisted due to any number of factors for example pulling on a hose or hitting it with a lawn mower. Granite Ridge will not address this issue.
Granite Ridge Builders will return to reverse the hot and cold water lines in the master bath to preform properly.
The leak in the sun room will have to be inspected to see if it is an active leak or if it was caused by an ice dam. If this cause is from an ice dam this Granite Ridge is not responsible. If it is an active leak Granite Ridge will fix the issue.
Windows that have scratches on them should have been pointed out during the final walk through. After a year any number of factors could have contributed to scratches in the windows. Granite Ridge cannot be responsible for the safety of the windows once the homeowner has occupied the house.
The trim paint that is peeling will again have to be inspected before Granite Ridge can determine whether or not it is within the scope of a one year responsibility.

When [redacted] from Granite Ridge Builders inspected cracks in garage ceiling, he told me that they would fix cracks. You state that the garage is unconditioned space, which is not true. It is heated at 50 degrees. According to the Indiana Quality Assurance standards, the builders responsible for minor seam separations as a courtesy one time during the service period, the builder will repair cosmetic finishing imperfections. I have called a flooring dealer to inspect the laminated flooring. In regard to the hot water lines, because of the size of the house, I paid extra for hot water circulation with pump to keep hot water available to all fixtures. If this would have been done right there would not be a problem. The problem with enough water to run more than one sprinkler per hose bib isn't caused by too low pressure in line or flow from pump as Granite Ridge Builders claim. The well pump is a 19 gpm constant pressure pump set at 70 psi. The well installer said this would have no problem handling 7 under ground if I had under ground irrigation. My old house and shop at new house has a smaller pump set at 60 psi and has no problem running 2 sprinklers. they both have 3/4 inch lines to hose bibs. The well installer says the smaller 1/2 inch lines is the problem. I told the plumber the lines were too small when house was being built. The issue with the one outside hose bib is not from being twisted or bent by me as Granite Ridge Builders claim. The hose bib comes through the house crooked. I noticed this the first time I went to use it. The windows with scratches were made when Granite Ridge Builders used razor blades to scrape off the protective film from window glass. Home Lumber said this was a warranty issue with Anderson Windows of the protective film not easily peeling off and that they usually took care of it at no charge to Granite Ridge Builders. Granite Ridge Builders said this should have been pointed out during the final walk through. I never had a final walk through as promised at end of 1 year after closing. No comment made about separating or insulating hot water line from cold water lines. Cold water is 100 degrees at fixtures before it run long time to get cold. No comment about hooking up refrigerator to hard water, fixing missed marked places from first walk through or doing second walk through. Again Granite Ridge Builders tries to put the blame on some of these problems on me. If any problem or damage was caused by me, it would not have been mentioned as a problem.

Armstrong Initiator Sheet vinyl installed. At that time we had Choice Designs who installed the underlayment and sheet vinyl in the house, and home lumber who provided the Georgia Pacific subfloor. Home Lumber brought Brian [redacted] ADA inspector who did a third party inspection on the issue we were having. After thoroughly inspecting the floor, underlayment, and the subfloor, the determination was made by Granite Ridge, Choice Designs, and Brian [redacted] ADA inspector, that the issue was that the FiberRock underlayment was installed incorrectly. The underlayment did not have proper time to acclimate to the condition of the house, the seams where installed too close to the seams of the subfloor, and improper filling of the gap between the sheets of underlayment. The subfloor and the Armstrong Initiator were found to be free from defects and installed properly. The report from Brian [redacted] can be given to the homeowner at his request. At that time Choice Designs who is owned by Carma [redacted] offered the homeowner a few options on how to fix the issue. Because she was standing behind her product and workmanship. The first offer was made to tear out the vinyl and underlayment, and reinstall the same floor and properly install the underlayment. It is our understanding the homeowner did not want his home torn up to that level for the fix. She then offered the upgrade of the Armstrong Luxe resilient plank that is in their foyer. Which can be laid over the top of the existing vinyl, a much cleaner and quicker install process. Choice designs told Granite Ridge that the homeowner wasn't happy with that solution either, stating concerns of telegraphing in the foyer. Choice Designs then offered a metro floor plank product that is thicker than the Armstrong lux. Granite Ridge feels that Choice Designs has given the homeowner several good options to make the floor issue right. Offering flooring options that are considered upgrade options from the original selection.

We are offering a complete tear out and replacement of the underlayment and original sheet vinyl selection. Second option would be a layover of a metro floor plank vinyl, which is an upgrade over the original vinyl and would require less tear out.

This defect can be seen in other areas of the house and can be felt underneath the carpet in other areas of the home. We requested the entire main floor be addressed, not just in the kitchen and foyer where it is the most noticeable with the vinyl. This issue is throughout the entire house and not just in the two areas that they offered to cover up. We ask that they send someone out to inspect areas underneath the carpet where seems can be felt. We want all the flooring to be taken up, the decking sanded smooth so seems cannot be felt and our original flooring reinstalled. We declined their "upgrade" and want them to fix what they know to be defects in their homes.
