Initial Business Response / [redacted] (1000, 5, 2015/07/01) */ Contact Name and Title: [redacted] VP Contact Phone: XXX-XXX-XXXX Contact Email: [redacted] @graniteridgebuilders.com Granite Ridge Builders recognized the issue of telegraphing seems that could be seen through the areas of the house that had Armstrong Initiator Sheet vinyl installedAt that time we had Choice Designs who installed the underlayment and sheet vinyl in the house, and home lumber who provided the Georgia Pacific subfloorHome Lumber brought Brian [redacted] ADA inspector who did a third party inspection on the issue we were havingAfter thoroughly inspecting the floor, underlayment, and the subfloor, the determination was made by Granite Ridge, Choice Designs, and Brian [redacted] ADA inspector, that the issue was that the FiberRock underlayment was installed incorrectlyThe underlayment did not have proper time to acclimate to the condition of the house, the seams where installed too close to the seams of the subfloor, and improper filling of the gap between the sheets of underlaymentThe subfloor and the Armstrong Initiator were found to be free from defects and installed properlyThe report from Brian [redacted] can be given to the homeowner at his requestAt that time Choice Designs who is owned by Carma [redacted] offered the homeowner a few options on how to fix the issueBecause she was standing behind her product and workmanshipThe first offer was made to tear out the vinyl and underlayment, and reinstall the same floor and properly install the underlaymentIt is our understanding the homeowner did not want his home torn up to that level for the fixShe then offered the upgrade of the Armstrong Luxe resilient plank that is in their foyerWhich can be laid over the top of the existing vinyl, a much cleaner and quicker install processChoice designs told Granite Ridge that the homeowner wasn't happy with that solution either, stating concerns of telegraphing in the foyerChoice Designs then offered a metro floor plank product that is thicker than the Armstrong luxGranite Ridge feels that Choice Designs has given the homeowner several good options to make the floor issue rightOffering flooring options that are considered upgrade options from the original selection OFFER: We are offering a complete tear out and replacement of the underlayment and original sheet vinyl selectionSecond option would be a layover of a metro floor plank vinyl, which is an upgrade over the original vinyl and would require less tear out Initial Consumer Rebuttal / [redacted] (3000, 7, 2015/07/01) */ (The consumer indicated he/she DID NOT accept the response from the business.) Initial Business Response / [redacted] (1000, 5, 2016/09/20) */ Granite Ridge Builders inspected the crack in the garage ceiling as Mr [redacted] pointed out in his statementAccording to the Indiana Quality Assurance standards, builders are responsible for drywall cracks that exceed a 1/inch in the first yearIf Mr [redacted] couldn't identify the crack in the ceiling when [redacted] was there it was not over a 1/8th of an inchThe garage is also 52' long and an unconditioned space so cracks are to be expectedGranite Ridge will not be fixing the drywall crack The Laminate floor issue has not been inspected so at this point Granite Ridge will not make a stance on the solutionI request that Granite Ridge or a third party inspect the floor to see if it was an issue with installation, product defect, or homeowner neglect The issue with the hot water lines is that Mr [redacted] built a square foot ranch which is a lot of distance for the hot water lines to coverGranite Ridge installs a manifold system that shortens the distance of exposed line to reduce the amount of time the water needs to run before the hot water can arrive at the fixtureThis is a event that occurs in every house it is just compounded in Mr [redacted] 's house The issue with the outside hose bib isn't an issue with the size of the water line or the hose bib itselfWe install the same line and bibs on every one of our houses and have had no issuesThe issue would be with the pressure that is being held in that lineI would suspect that the well isn't producing the type of pressure needed to run more than one sprinklerMr [redacted] contracted his own well to be installed as well as the equipmentThis is not a Granite Ridge issue After a year it is not the builder's responsibility to straighten an outside hose bibThe hose bib could have been twisted due to any number of factors for example pulling on a hose or hitting it with a lawn mowerGranite Ridge will not address this issue Granite Ridge Builders will return to reverse the hot and cold water lines in the master bath to preform properly The leak in the sun room will have to be inspected to see if it is an active leak or if it was caused by an ice damIf this cause is from an ice dam this Granite Ridge is not responsibleIf it is an active leak Granite Ridge will fix the issue Windows that have scratches on them should have been pointed out during the final walk throughAfter a year any number of factors could have contributed to scratches in the windowsGranite Ridge cannot be responsible for the safety of the windows once the homeowner has occupied the house The trim paint that is peeling will again have to be inspected before Granite Ridge can determine whether or not it is within the scope of a one year responsibility Initial Consumer Rebuttal / [redacted] (3000, 8, 2016/10/01) */ (The consumer indicated he/she DID NOT accept the response from the business.) When [redacted] from Granite Ridge Builders inspected cracks in garage ceiling, he told me that they would fix cracksYou state that the garage is unconditioned space, which is not trueIt is heated at degreesAccording to the Indiana Quality Assurance standards, the builders responsible for minor seam separations as a courtesy one time during the service period, the builder will repair cosmetic finishing imperfectionsI have called a flooring dealer to inspect the laminated flooringIn regard to the hot water lines, because of the size of the house, I paid extra for hot water circulation with pump to keep hot water available to all fixturesIf this would have been done right there would not be a problemThe problem with enough water to run more than one sprinkler per hose bib isn't caused by too low pressure in line or flow from pump as Granite Ridge Builders claimThe well pump is a gpm constant pressure pump set at psiThe well installer said this would have no problem handling under ground if I had under ground irrigationMy old house and shop at new house has a smaller pump set at psi and has no problem running sprinklersthey both have 3/inch lines to hose bibsThe well installer says the smaller 1/inch lines is the problemI told the plumber the lines were too small when house was being builtThe issue with the one outside hose bib is not from being twisted or bent by me as Granite Ridge Builders claimThe hose bib comes through the house crookedI noticed this the first time I went to use itThe windows with scratches were made when Granite Ridge Builders used razor blades to scrape off the protective film from window glassHome Lumber said this was a warranty issue with Anderson Windows of the protective film not easily peeling off and that they usually took care of it at no charge to Granite Ridge BuildersGranite Ridge Builders said this should have been pointed out during the final walk throughI never had a final walk through as promised at end of year after closingNo comment made about separating or insulating hot water line from cold water linesCold water is degrees at fixtures before it run long time to get coldNo comment about hooking up refrigerator to hard water, fixing missed marked places from first walk through or doing second walk throughAgain Granite Ridge Builders tries to put the blame on some of these problems on meIf any problem or damage was caused by me, it would not have been mentioned as a problem

This is first we have been told that the warranty was only yearsThat was initial question when we first called about the leaky roof because I couldn't find that info in my documentationWe would certainly like for someone to come and look at the damageGranite Ridge leaves their response vague as to whether they are going to pay for the repair to the ceiling caused by their initial roofing error or they are simply going to lisomeone for us to pay and fix the damage?
