This statement is written in response to a first ever complaint from a [redacted] concerning a maintenance issue in an apartment that we own ( [redacted] **) He had been a tenant with me for a little over a year (– – then converted to monthly arrangement) Until recently he had no problems with the condition of the unit he occupiedI have always been very intentional in addressing any issues as quickly as possible in all units In January he started to complain about an air draft through his door to which I addressed with an on-site maintenance man I have located at the propertyWe added new weather striping and made other adjustmentsAfter that work he still continued to complain about the door (saying there was a small bit of light coming through the bottom of the door about inches up)This time I sent a professional door company (Steve’s Door Installation) to again address the issue to which they also added another new set of weather stripping (installed to their standards)He then complained about a wall in the bathroom by the tub having moisture on it, I think from getting in & out of showerI again had maintenance go in and cut out the entire part of that wall and replace it with new sheet rockAdditionally as a side note since the day he moved in he had not ever turned the PNM-Electric over into his name (requirement of lease) and I was paying those bills and then he would reimburse me within the regular rent payment (month after month) Second week of February after fully addressing all of the issues he had complained about I attempted to collect missing rent/PNM bill (never paid on first)He then became very loud and aggressive in his vulgar language towards both myself and my wifeIt was VERY evident that he had been drinking too much that dayDuring this conversation I basically told him he could choose to move out because he obviously felt I was not meeting his expectations and that he it probably be better for the both of us We again met on and he paid me the outstanding balance for February which was $710, I then gave him a legal day notice to vacate the property effective 3.16.16, however that date came and went and then he finally moved out (week later from deadline)Keep in mind he never paid me any rent for the month of March nor any monies for outstanding PNM bill from that last monthAfter he finally moved out, I had to spend a significant amount of money cleaning up the unit because of his negligence: installed new carpet, professionally cleaned carpeted rooms, professionally cleaned entire unit (floor to ceiling), extensive cleaning both the kitchen and bathroom as well (which went well over $500) Because of this entire situation noted, the lease pages he signed and initialed we have strong valid arguments to be able to retain the entire the deposit and pay nothing related to gas billsUnfortunately I honestly feel that his complaint is filed strictly out of anger because of being asked to vacate the premisesHowever due to his forceful nature and aggressive behavior towards others I felt it best for all involved I do hope this thoroughly explains the situation much better nowIf there’s any needed proof of the work that was addressed for this tenant unit during this time with us or after he vacated the apartment please let me know and I would be happy to provide that as wellLastly I also hand delivered him a document closing out the landlord/tenant relationship and he basically through it away in front me Sincerely, Steven G [redacted] Grant Properties, LLC ###-###-####

had no problems with the condition of the unit he occupied. I have always been very intentional in addressing any issues as quickly as possible in all units.
In January 2016 he started to complain about an air draft through his door to which I addressed with an on-site maintenance man I have located at the property. We added new weather striping and made other adjustments. After that work he still continued to complain about the door (saying there was a small bit of light coming through the bottom of the door about 8 inches up). This time I sent a professional door company (Steve’s Door Installation) to again address the issue to which they also added another new set of weather stripping (installed to their standards). He then complained about a wall in the bathroom by the tub having moisture on it, I think from getting in & out of shower. I again had maintenance go in and cut out the entire part of that wall and replace it with new sheet rock. Keep in mind he never paid me any rent for the month of March nor any monies for outstanding PNM bill from that last month. After he finally moved out, I had to spend a significant amount of money cleaning up the unit because of his negligence: installed new carpet, professionally cleaned 2 carpeted rooms, professionally cleaned entire unit (floor to ceiling), extensive cleaning both the kitchen and bathroom as well (which went well over $500).
Because of this entire situation noted, the lease pages he signed and initialed we have strong valid arguments to be able to retain the entire the deposit and pay nothing related to gas bills. Unfortunately I honestly feel that his complaint is filed strictly out of anger because of being asked to vacate the premises. However due to his forceful nature and aggressive behavior towards others I felt it best for all involved.
I do hope this thoroughly explains the situation much better now. If there’s any needed proof of the work that was addressed for this tenant unit during this time with us or after he vacated the apartment please let me know and I would be happy to provide that as well. Lastly I also hand delivered him a document closing out the landlord/tenant relationship and he basically through it away in front me.
