The tenant did not schedule a Move Out Inspection with Grant Properties as we requested both via email and mailed copy of our Move out procedures letter that were both sent on 06/25/a full weeks prior to the move out dateWe also called each tenant that did not schedule a joint move out inspectionThis tenant waited until the last possible time to call and schedule both his carpet cleaning and move out inspection at which point neither Grant Properties or the vendor had any available openings for the day and time he wantedTherefore, no joint inspection was performed Grant Properties conducts a thorough inspection of everything item listed on the Move In/Move Out inspection and follows the guidelines of the Lease contract that the tenant signsWe do not arbitrarily charge for cleaning or damages that are not thereI am including a copy of our Move Out Procedures letter, our Move In/Move out inspection form for this tenants unit and photos of the damage done The tenant called the office and was abusive with my staff on Thu09/18/He showed up at the office without an appointment on Friday 09/19/and refused to leave until I met with himUnfortunately, I was on the properties from 10:30am – 4:50pm conducting showings to prospective tenantsThrough my staff, I asked him to make an appointment and he did so for Monday 09/22/for noonHe showed up angry and started to get abusive during the meeting, but my Assistant Manager asked him to calm down so we could work this outI actually felt sorry for him and wanted to try and refund him some of the monies deductedI did so to try and keep good faith with an outgoing tenantI certainly did not have to refund him any of the deductions taken per our Lease and his move out inspectionOur Leases are very clear on what is expected of our tenants and what their charges will be at the end of their lease term if they do not do as instructedAs I explained to the tenant, he may have cleaned, but his idea of clean and mine are not the sameI do have some freedom to make allowances if I deem them necessary and the company then takes on the expense of painting or cleaning or repairing the unitIf I was bullied into doing this for every tenant, we would be out of businessIt’s always the ones who don’t schedule their move out inspection that yell and complain the loudest I am also including pictures we took of the carpet and counter top damage (burns) that were not there upon his move inI prorated the cost of the damages against the replacement based on the # of years old the carpet and counter top wasThe counter top was years old and the carpet was years old when he moved inHow is it, I’m supposed to let my tenants burn the counter tops, leave glue on them, let their cats urinate on the trim and carpets, half as clean some of the items on the list, mark up the walls and then all they have to do is “say” they did everything and I’m the bad guy? I’m sure the tenant didn’t bother to tell you we accidentally sent him a refund when in fact he owed us money for all the repairs, which he never mentioned when I brought up the amount he owed us during the meetingHe was fine with scamming us and not being truthful as long as he got his money back I follow the guidelines set forth in the Lease and conduct every move out inspection myself as well as write up the cleaning lists and repairsI oversee all the painting and every aspect of turning the apartmentsI simply write down everything I find at the inspection and sometimes if I feel a unit is extra bad will call my Assistant to take pictures before letting anyone into the unit to begin getting ready for the next tenantI am the General Manager and it is my job to determine if there are damages or if an apartment is not cleaned to my standardsI’ve noticed the same tenants that think they should not be responsible for being held to a standard or level of cleaning are happy when they move into my “clean” apartmentsI am constantly amazed at how little these college kids take responsibility for their own actions When the tenant left he said he felt better, shook our hands and was okay with the “settlement” we had worked out of a $It wasn’t until he was made aware that we knew he had already received $in error and were only going to refund him an additional $to equal the settled on amount of $that he came to you to complain I am sending pictures of the damages to the carpet and counter tops on a separate email Thank you, Kimberly [redacted] - General Manager - Grant Properties SCollege Ave Bloomington IN 812-333- www.grantprops.com

Therefore, no joint inspection was performed.
Grant Properties conducts a thorough inspection of everything item listed on the Move In/Move Out inspection and follows the guidelines of the Lease contract that the tenant signs. We do not arbitrarily charge for cleaning or damages that are not there. I am including a copy of our Move Out Procedures letter, our Move In/Move out inspection form for this tenants unit and photos of the damage done.

Mr. [redacted] of Braveheart Construction is good at his craft. His attention to the little details is very evident with his work. My wife and I recently had Braveheart Construction do a fairly extensive renovation on our home, doing a major transformation to our master bathroom which included installing a jacuzzi tub, radiant floor heating and a walk in shower with dual shower heads and a sliding glass door. He also custom build two entertainment areas which included built ins for shelves, our tv and a fireplace. Everything he did was based on our designs and he delivered perfectly. My wife and I are extremely happy with the outcome and wouldn't hesitate rehiring him for future projects!
