Great Jones has admitted our previous property is now occupied, but still harasses us for rent, also will not return security deposit and rent refund.
We moved out of a rental property at *** managed by *** Properties on June 27, 2020. We returned all keys to the lockbox and were completely vacated by June 29, 2020. *** acknowledged this receipt and said because we were breaking lease early, they would prepare the property for a new tenant in a timely fashion, re-advertise and we would be rent responsible only until a new tenant was secured.

On July 15, 2020, *** emailed us and said ownership of the rental property would transition to Great Jones.

I sent several notes starting on July 23 asking Great Jones why the property hadn't been advertised for a new tenant on either their site or ***'s. A Great Jones representative replied (see attached) and said that this was because a new tenant had been in the property as of July 21.

This legal, written admission nullifies our lease as admission of a new tenant occupying the property would mean we no longer owe on it.

I took all utilities out of my name after learning this as legally, that's a done deal. After Aug. 1, representatives called my wife and asked about us paying rent. She explained we had written documentation from their company verifying that a new tenant had taken over. The rep apologized and said they would update their system. (This same exchange has happened to her 2-3 times)

On Aug. 10, we received an email saying we owe rent. When I tried to call customer service, I waited on hold for 20 minutes and the automated machine hung up on me after saying there was a higher than usual call volume.

I have sent emails regarding this to Great Jones on July 22, July 23, July 24, July 27, Aug. 5 and Aug. 10 and have received only one response, which is the attached one stating there is a tenant in place.

As a result of this, Great Jones also owes us our security deposit back, as well as an itemized list of any and all charges made to said deposit. In addition, since a tenant has been in the property since July 21, we are also owed a prorated rent refund for the days of July 21-31, since we paid for the entirety of July. This prorated refund amount should be around $264.51, which is to be paid on top of our deposit refund.

The overall lack of communication with this company has been absolutely brutal. Now, to continue to get emails asking for rent on a property we're no longer responsible for is even more brutal. Also, the money that we are owed needs to be released back to us immediately.

Desired Outcome

My deposit returned, as well as an itemized list and explanation of any and all charges to said deposit. In addition, my prorated rent refund for the month of July (~$264). After processing my refunds, I wish for myself and my wife to be removed from all notification systems regarding payment and wish to never be contacted by this company again. Apply those notifications to the resident who took over on July 21.

This company has responded to me personally and answered my complaint.

We were substantially overcharged for pre-existing repairs and cosmetic upgrades on our house rental of just 7 months.
We did a partial year lease on a house at ***, NC from Nov 2019 to May 2020. When we moved in the house was filthy, it needed wall paint throughout, stove was not working and yard was overgrown. During our walk through the property manager from Great Jones, ***, assured me that we would not be charged for wall paint, that they knew there were a lot of scuffs and dings on the walls. We noted that the stove did not work and he said they would send a repair person. It took two months for them to get us a new stove, during which time we used our microwave and toaster oven. And lots of take out. We could never get a hold of anyone at the Great Jones office about any issue. They simply responded to emails (occasionally) and then just dropped communication from there. Very poor communication throughout. When we decided to move out before the end of our lease (we paid through to end of month), they informed us that they could not do a walk through because of Covid-19. We finally managed to get a lock box so that we could leave the keys. We had house cleaned by professional cleaners before we left and it was in superior condition to when we got it. We then got a bill for almost our entire security deposit and they charged us to completely paint the interior walls ($1,000), a lawn makeover including mulching for $250 (that yard had never seen mulch before), replacement of 5 blinds and numerous other petty charges. We agreed to a small number of these repairs, but pointed out that the paint was in bad shape when we moved in as was the yard and we provided corroborating pictures and videos. They have failed to return any more of our deposit. I can tell you to never make the mistake of renting from this company. There is a reason that the reviews are so terrible.

Desired Outcome

We would like to have our security deposit returned in the amount of $1680.00

After reviewing the case, we have decided to do a partial return of the security deposit regarding the paint damages and the lawn care. I apologize we can't issue a full return but there were multiple other items that were damaged in the home as well as entirely too much trash and dirt left to justify a full refund. I hope this helps conclude any outstanding issues!

I have not had a refrigerator since 5/11/2020.
I have spoken with ***. several times and statements have been made that the refrigerator will be here on 6/1/2020 then when I was not delivered I called back asking to speak to a manager someone in the corporate office I was told by the customer service rep *** that I could not I had to deal with Mr.. I want out of my lease at this point they do not try to maintain anything on the property. They expect me to live out of a mini-fridge with a 6-year-old. This means more grocery trips. I am a single mother and a teacher who does not get paid through the summer so therefore we live on a budget. This is not acceptable I have called several times to speak with a manager. I have been denied the right to speak with anyone past ***.

Desired Outcome

Releasing from my lease would be awesome considering I have called at least 10 times since I moved in 2/2020. I would be more than happy to pay any termination fees. Replacing the fridge would also be great. However, this company is very unresponsive with very little follow-through.

After looking into this case file, unfortunately the replacement appliance was on back order the *** factory closed due to a COVID 19 outbreak and our supplies are out of stock on many appliances. To our knowledge the fridge has now been delivered to the home.

I finally got a fridge on 6/25/2020 after being without one since 5/11/2020.Thanks

My boyfriend and I had a lease for 3 years (just ended the 31st of December 2019) and for the remaining 5ish months of our lease, Great Jones took over. Our signed contract is still with our previous rental management company who has stated; and I have in writing, "the condition of the home has significantly improved since you have occupied the residence." Great Jones was disorganized and neglectful throughout our dealings with them. Our house was a complete run-down piece of property and we have made significant repairs while occupying the property. We painted the entire house, painted trim, deep cleaned, cleaning (washed) carpets, cleaned out cabinets, and literally bleached the house to get it up to par in a suitable living condition. We left the home just as clean upon vacating as we did during occupancy. We have done typical repairs, maintained cleanliness, and have never had a missed or late payment in the 3 years we lived in the property. About 5 or so months before our lease ended, we received an email that our lease was non-renewable and that we had to be out by the end of January. Move out has been a total nightmare in regards to no communication from Great Jones for a lock box code to leave our keys in or for a final walk-through of the home. We have still never received a lock box code, but were charged $72.50 for a smart key lock to be put on the house because no keys were left. Doors were left unlocked upon vacating due to the unavailability of the lock box code. We were also charged for debris that was supposedly left on the proprty; however, the list of items was incorrect and were already removed from premises. One item was present when we moved in and I have pictures to prove it. The screen on the back porch was ripped due to rot because of the age and poor condition of the porch. We were also charged for that. The list goes on. This company has given us no resolution to any of the disputes we have filed thus far.

Billing Adjustment We are requesting that we receive the full deposit back that we put down when signing the lease in 2017. Total amount is $780. We have received $279.50. Thank you.
