Buyer beware!

Great Lakes did good work, but their prices are outrageous.

I had 2/3 of my roof(commercial)replaced by Great Lakes Roofing, because I couldn't afford the quote entire roof. I kept asking for a breakout of labor and materials, when getting a quote, and I was told they didn't do that. It was late in the season and no one else would even come out to give me a quote and I desperately needed the roof work done as soon as possible, so I signed the contract(so stupid, especially since the work wasn't start until spring). I was told that they worked even through the winter, but the work wasn't started until March (months after the down payment was made), so more damage was done because of leaking.

When the materials were delivered there was enough to do the entire roof (I had only signed to have 2/3 of the roof replaced). I questioned the amount of materials and was told that they had to deliver that much just incase there was damage to any of the materials (it was EXCESSIVE--I have pictures of the leftover materials--rolls, yes rolls, of the roofing material and a huge stack of installation sheets, yes enough to do the entire roof and more), and was told that I wasn't being charged for the items that weren't used. But, not having an itemized quote I really didn't know, for sure. Than it sat on the roof for weeks after the job was complete. I called several times asking when would it be moved. They finally came and at least secured the item after there was wind storm which blew the sheets of installation all over the neighborhood. It still stayed there for a few more days. (It seemed that my property was being used as storage until they had a job that they could use the materials).

I understand that not everything can be determined when doing a quote. When tearing off the old roofing there were 3 sheets of plywood that needed to be replaced. I was quoted $1000, thought that was expensive. I was told that it required the man hours for picking up and delivering the plywood besides the cost of the truck, on top of doing the replacement. We agreed on me picking up the plywood (to save cost)and $80 a sheet for labor (thought that would be $240, it was all verbal), but when I got the final invoice I was billed $509.52. When I questioned the amount I was told that they had to supply the screws. They did lower the price by $169.84. This just confirmed by gut feeling that I paid way too much for the work that they had done.

My final confirmation, that I paid way too much, came when I had the last 1/3 of the roof replaced. Great Lakes quoted $22,000 (this was ONLY for section three). This spring I had more time to get quotes. I got a quote, from [redacted] and Sons, which was itemized for labor and materials, as well as, including replacement of plywood (5 sheets.) The quote was less than 1/2 of what I was quoted for the same section from Great Lakes, for only removing the old material and putting down installation and a new roof (and this did not including replacement of plywood). The workmanship is better and I was able to have a heavier roofing material applied, again for much, much less.

I know it is buyer beware, so before you sign with Great Lakes get other quotes.

Review: Great lakes roofing and I agreed on a contract for roofing on my property at [redacted]. I gave them a deposit of over $6,000 as agreed, on a total of 21,000. They began the work 7 mos. later. While doing the job the foreman suggested additional treatment over masonry @ the high end of the roof, just as a precaution, this would have resulted in "extras" above the contracted price. At that time I Inquired as to the condition of the roof decking, as that was the only provision of the contract which allowed for "extra" charges. I was assured that the roof was prepared for the installation of the membrane and that no decking would be required. this information came from both the job foreman and the salesman/rep from Great Lakes Roofing. The job was completed, the roof leaked at the drain @ the low end of the roof much worse than before the new roof, damaging the wall and causing major damage to large electrical panels. After contacting the salesman/rep from Great Lakes they said that they would send someone back to investigate, they sent two workers back and found that the roof drain had not been connected properly. They worked

for 2 hours and said it should no longer leak. It is much better, but still leaks with heavy rain and may leak with standing ice and snow. Great lakes never sent an invoice, but sent an overdue notice with interest the day before they repaired the drain. the bill did not reflect the deposit and was for the wrong amount. Contacted billing, they said clerical error, and they would correct the problem with the bill. I sent a check for the total balance required by the contract at that time . Two weeks later I informed them that the roof still leaked at the drain, no reply from them, but after two more weeks I received another "Past-Due" notice for over $6,500 in "extra" charges (still no invoice). I contacted Great Lakes, they said that only the salesman could help me and transferred me to his Voice-Mail. He said that the job took more than he thought and wanted to meet and "negotiate" extras and that he was sure I would understand and pay "something". I said that I did not authorize any extras and that coming back to connect the roof drain is not an "extra", non-the less he made an appointment to meet, but never showed or called. Two weeks ago, (10/15/2014) I received an invoice dated July,2014 listing over $6,500 in extras for decking etc. with no other explanation. Last week I received another "Past-Due" notice for the extras plus 3 mos. interest @ 18% annually. I again called the number on the bill and customer service said they could not help me, only the salesman could. I left him another voice-mail but no response to date.Desired Settlement: Repair the leak at the drain, pay for collateral damage (electrical panels), and honer the warranty. Charges for work not done or authorized seem to be a method to avoid call-backs for deficiencies or warranty claims. I thought I was dealing with a reputable company, in-fact I referred another roofing job to them, that job also has problems they refuse to address. I paid the contracted price in full and on-time, I am very dissappointed with the treatment. I will not reccommend Great Lakes Roofing in the future. The roof may be fine, but the billing & customer service are a nightmare.

If you can not help resolve this, I will be forced to go to the D.A. Dodge Co. has had a spate of "theft-by-contractor" cases recently, and is very aggressive in prosecuting them.

Review: I bought a commercial building they had replaced the flat roof on in Neenah, Wi. This was part of the agreement to purchase the property. Great Lake roofing from Neenah/Menasha did the work. This is a spancrete roof. The spancreate has a few cracks Great Lakes roofing ran the membrane down 1-2 inches so the first time it rained the roof leaked. Either by the cracks in the roof or the seam where the roof and wall meet. I called the "salesman" and asked him what to do... He had to ask his "[redacted]" and got back to me. He called me back to let me know it would be an extra $1,500.00. Mind you the original project was less than $5,000.00. I said I would be willing to pay something so we can get this resolved but the additional charge is over 20% of the original total. That is crazy!! I texted pictures with this note attached. "These are pictures of the roof that is leaking. As you can see the concrete is over 8" thick. And is cracked and leaking. Please let me know your plan of action. " within an hour the "district [redacted]" called me back screaming at me to leave his salesman alone. And he told me his name and spelled it for me. At that point I told him my next action would be small claims court. His response " I will counter sue for wasting my time" I hope someone higher up in the company would contact me and we can get this resolved prior to moving to that action. ThanksDesired Settlement: An apology for bad behavior from the employee, more importantly a resolution to the roof still leaking. We have offices under this and we are in the final phases of remodeling and will be moving in within 1 week. The carpet is being installed today and we need to have the roof set up not to leak.

Great Lakes Roofing was contracted by the previous

owners of the property to replace the roof.

The contract was to terminate the roof in the same

place as the old roof. As you can see from the attached pictures (picture 1 is the new roof, pictures 2 and 3 are the

old roof) that was completed to the customers request, contract,

manufacture specifications, and to

the customers satisfaction. Mr. [redacted] contacted our Appleton office and

we dispatched our representative

immediately. Our representative explained

to Mr. [redacted] that there was no leak from the roof and it was performing to standard and that we

could lower the termination to where he would like it but that would be done on

time and material and gave Mr. [redacted] an estimate to complete the work

requested. At that time Mr. [redacted] said he would not pay and stated "I know how to screw your company". At that point Mr. [redacted] threatened our representative and so he left. Mr. [redacted] proceeded to call our representative multiple times a day asking

when we would "fix our roof". Our representative restated that the roof is in great

condition and that Mr. [redacted] has a wall issue. At that point Mr. [redacted] was

contacted by [redacted] the companies [redacted]. Mr. [redacted] demanded that the termination be lowered or he would

sue - at that point Mr. [redacted] let him know

that he could proceed that way and even told him

how to spell his name for the pending legal action. Mr. [redacted] also stated to

Mr. [redacted] that Great Lakes Roofing would not do additional work for Mr.

[redacted].

Great Lakes Roofing has offered to do additional work

for Mr. [redacted] - but he declined. Great Lakes Roofing also stated that the

cracks in the concrete could be fixed by sealing the wall. Great Lakes Roofing

has completed its obligation under the contract, but would meet the roofing manufacture on site

if Mr. [redacted] wished to have them inspect the roof.
