Complaint: ***I am rejecting this response because: They have not refunded me and I gave them 24hours from the time I received the Revdex.com response emailThey haven't taken responsibility for their own office personal and have passed blame to another company, when in their own company there were several different phone numbers, contacts, and people I've spoken/emailed with that never mentioned this beforeTell me they understand the situation isn't an apology, and then telling me they'll keep me in the system in case there are other properties I'd be interested in is a sales tactic I find completely disrespectfulHow could I do *** with someone in the future that hasn't been forthcoming in the present?Sincerely,*** ***

***, Our company provided you with a refund, minus any outstanding bills or invoices owing One of the invoices owing was a cleaning invoiceThe cleaning was billed to you as a result of your vacating the premises, and based on section of your lease agreement, Vacating
PremisesIn this section it states: “At the expiration of this Lease and with proper notice required in the Lease; the Resident shall peaceably surrender the Premises and turn in all keys and any other property belonging to Premises to Agent, leaving the Premises in good, clean condition and all appliances, fixtures, etcin working order.” There were no repairs needed in the home, but there was cleaning that was required to be doneWe have documented on the move out checklist, as well as in photos, evidence of the following needing to be cleaned: - Fingerprints on mirrors and windows - Tape adhered to door frames - Dirt and debris left inside of cabinets and drawers - Dirt and debris on the floors - Food stains and crumbs in microwave - Dust and debris on exterior of kitchen appliances - Dust and debris on interior of kitchen appliances - Dust on window blinds - Food remnants in sink drain - Burnt debris in oven - Grease stains on inside of oven door - Dirt and debris in garage - Marks and stains on walls The invoice was in the amount of $130, which was two hours of our cleaners’ time at $per hourThis is a standard cost for cleaners and a reasonable amount of time for the work required to be done The amount remaining after the invoice was mailed to you in a check via USPS mail Thank you,

Dear Mr*** ***,I received notice of your complaint filed against our companyI’ve looked into the situation and think I clearly understand what happened.Our application screening is done through an outsourced screening company called Virtually IncredibleOnce an application comes in, Virtually Incredible begins screening immediatelyUnfortunately, they do not always update our company as much as we would like, and will often only tell us once we have an approved applicant.They do continue screening until we have received a signed hold agreement and hold deposit back, as it is very common for approved applicants to not follow through on signing and moving forward with a hold agreement.I understand how frustrating this situation was for you, and appreciate you reaching out with your concerns.As a result, we are working with Virtually Incredible to make some immediate changes on their communication practices and refine their procedures.We will also be refunding your $application fees, but will keep your applications in our system for days in case you are interested in applying for any of our other properties.I hope I have adequately addressed your concern, please contact me if there is anything further needed to make this right.Thank you,Lacey H*** ***

I am rejecting this response because:Complaint: [redacted]I am rejecting this response because: there was no cleaning fee with which to work with.  I understand that you chose to charge us $130.  However, you should have billed us for that.  Instead you chose to illegally overcharge us.  You have not refunded us the overcharge.  Per the agreement signed at the end of January, you were aware of our intentions to move out March 28.  Upon further contact in early March, you had forgotten that we were moving out.  I asked at that time for a refund to which you responded that you would send it off after we moved out.  Seven weeks later you contacted us with your fraudulent charges and pathetic attempt to close this case.  What you are forgetting is that we are good friends with the landlord.  We left the house in better condition that we found it.  It's becoming clear to our landlord as well that you may have illegally charged us both for something, so good luck explaining that.  We were not charged a cleaning deposit because the landlord knows us and knew it would be immaculate, which it was.  This is just an attempt to strong arm us because you think we are too dumb to fight back.  You can't take a zero dollar cleaning deposit, then tell me don't worry about the carpet cleaning receipts, then charge us.  I expect you to refund the $130 because you illegally kept it, and because we already paid for he carpet cleaning.  But mostly because you clearly are the most disorganized company I've ever worked with.   Sincerely,[redacted]

[redacted],   Our property management software is largely automated. March’s rent was automatically posted in full, and was paid by you prior to us being allowed to make the change. We made this adjustment as quickly as possible, and left a balance on your account.   Your tenancy was a unique situation as the owner had negotiated a few favors for you in bringing you on as residents of her property, such as not collecting a security deposit. The owner had paid for professional cleaning prior to your move in, and your lease agreement does state you are required to pay for professional cleaning upon moving out. This was discussed with the owner prior to bringing you on as residents.   After speaking with the owner today, the $130 will be covered by the next owners draw, and a refund is being issued to you in the amount of $130.   This will be mailed via USPS First Class Mail today, and you should receive this within 5 – 7 business days.
