The tenant received courteous, professional attention through a stressful tenancy for everyone involved.

respected the tenants’ privacy and financial challenges.
The home did have several items that needed repair when tenant moved in and they were documented in the Move-In Inspection report, including the burn on the kitchen floor. Those items were never attributed to this tenant. They were repaired in an expeditious manner although the service people had trouble getting access to the property due to the tenant’s schedule. The burn on the kitchen floor was considered a minor issue and was not repaired.
The invoices from the service people show the final date of service. For example, the tenant moved in Aug 10 and the garbage disposal ($295) was replaced Aug 12, a service call to show the tenant how to reset an electrical breaker ($85 owner paid) Aug 27, the water heater was replaced and the water faucet repaired ($1358) Aug 31 (not mid-September), cook stove replaced ($150) September (not October), Repaired toilet ($135) October 23, service call on dishwasher ($69 – somehow the door frame had been bent which made the door hard to close) November 24, replace kitchen faucet and main bathroom faucet ($557) May 4, 2016. Over $3000 was spent on general repairs during this tenant’s tenancy.
The tenant had significant financial challenges and did not fulfill the payment agreement. It started with the September rent payment (first full month after move-in) when the tenant said the Health & Welfare check did not arrive as expected. The tenant owed over $1000 balance for most months as shown on the statement. The property manager tried to work with the tenant to make arrangements to get caught up but there was always a problem, including a bounced check in November 2015 and one in April 2016. The April bounced check was not made good. At the time of this writing, the tenant has vacated the property and the turnover maintenance is in progress. The remaining security deposit will probably not cover the bounced check and all of the tenant cleaning and repair responsibilities.
