Greater Pacific Construction Reviews (3)

Revdex.com:
I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below*** ***’s response to Greater Pacific Construction’s response to my complaint to the Revdex.com:
There is absolutely no reason why this company cannot complete the punch list I have given them. They insist on me signing a completion document and agreeing to what they feel the final cost is, before they complete my project punch list. I disagree with the final cost. I have asked Greater Pacific Construction (GPC) repeatedly for documentation from the City of Orange stating an extra footing requirement. I personally went to the Planning Department in the City of Orange and showed them the Extra Work order from GPC I was given that stated the City required an extra footing to support “structural vibration.” They have never heard of such a requirement, yet GPC charged me an extra $for it. All required footings AND the 3”x 5” slab are clearly shown on the blueprints dated February 2014. This “extra order” for this footing is dated April 2014. There is NO requirement for an extra footing. I have asked GPC repeatedly for the documentation from the City, and the engineer, requiring this extra footing which they claim to possess, and as of this date I have not received it. GPC claims this “extra footing” was an extra and unforeseen, so charged me for it. This is false
I have not asked this company for any reimbursement that I do not deserve or is not legitimately owed me. The stucco job was poor, as the color is uneven and stucco is cracking. I have documentation from Tex-Cote of America stating that they were not an authorized company to even be using their material
The reason I will not meet face-to-face with *** *** is because everything that is said needs to be documented. That is not possible in a face-to-face meeting .Mr*** is manipulative and this company has blamed me for some of the poor workmanship. For example, telling me the paint job in my bedroom was substandard was because I chose semi-gloss paint. I told GPC to repaint my entire room using the appropriate process, which they did
A grading plan is not an issue in this case
Both baseboards in ***’s AND ***’s bathrooms need to be replaced
The closet door has been fixed by ***
The AC grills need to be replaced not just painted
I did not receive usable screen doors for my French doors as requested. Inferior, unusable doors were installed. I need usable screen doors or get reimbursed for the ones I paid for that were installed
GPC failed to mention this: The drywall installed in my TV room over two windows that were removed is terrible. We can still see the outline of the window frames. The drywall needs to be replaced, wall textured, primed and repainted. They mentioned reimbursement of the incorrect charge onlyThis is the same wall that needs the insulation. There is NO sound proofing between the TV room and my new bedroom. Also, a sound proof door should have been installed but was not
GPC did not mention in their response the re-installing of the insulation and reflective material that was dislodged in my attic during construction. That needs to be completed. There is also a cap missing on the end of one of the ducting
There is also a patched hole above the electrical panel that needs to be cleaned up and paintedI have filed a complaint against this company with the Contract’s State License Board

Dear Case representative,
Upon receipt of the initial email from our client (Ms*** ***), we immediately contacted her and met with her and her son at her residenceWe went thru the entire list and informed her about our positionGreater Pacific Construction committed (like
any other project) to complete the punch list items and correct the issue that she had mentionedUnfortunately the client is making and unreasonable claims in order to receive money backWe did agree with her on many of the items but also disagreed on items that she simply was making a case out of to get compensated and refunded forThe project was 100% inspected and approved by City inspectors and also paid for along the course while the job was being doneNo where along the course we charged her for incomplete scopesAs you know, punch list is part of every project and we gladly honor and willing to completeHowever, in Ms***'s case, the items that are being requested as refund such as the footing issue or the stucco finish, are ilegitimate and have no basisWe have all proof need from the engineer requiring the additional footings which she is claiming to be or a lieBelow is the list of items that we've been discussing with her and providing a response onWe've also made several attempts to meet with her (have proof of emails) in person, but she refuses to meet and wants email communication onlyPlease see below list that was first generated by her which then later Greater Pacific Construction also added additional items to the list to complete the job
The below email was sent to her on 09/30/to request a meeting with herShe had requested from us to send her the list of items that we will be discussing with herThis list was also emailed to her once before on August 19, 2014:Dear
***,
In
response to your request asking us to list the items that I will be discussing
with you in our meeting, I have listed below the items that I will be
discussing and talking to you aboutThe list was also emailed to you on
08/19/The items in blue at the bottom also pertain to the same list which
I had added in that same email
Kindly
let me know your availability so we can arrange to meet in person as early as
possible to go over the issues
Looking
forward to hear back soon and come to a resolution with you on these items
Thanks!

List of items to be discussed: (the items in Red were GPC’s
response to the issues and also the bullet items at the very bottom of this
list were added by me (*** ***) and your son *** that we had offered to addressWhen the insulation is blown into the wall between my bedroom
and the living room, please ask the installers to drill the holes into the
wall on the living room side, since that wall needs to be corrected
anywayInsulation in interior partition walls are not required
However, as a courtesy I’m going to authorize thatAnd yes absolutely,
that was the plan, great point!
Did you discuss with *** the $reimbursement for the
cost of dry wall, patching and painting the living room side of that same
wall? It is in my Attachment item 31, item of Exhibit C.
I'm expecting reimbursementYes, we did discuss that with ***It will be credited
towards the final balanceI’ll make sure it’s done
Please correct the "error" that you said was made
in Exhibit C regarding the new wall painting, and send me a revised
copySure, no problem
I
am expecting reimbursement of $for painting the new doors, which is
part of painting new addition, should have been included in the
$114,Sure, That will also be credited
If
you have not submitted a grading plan for my backyard to the City of
Orange within one week, I will call Taylor Abernathy again myselfWe discussed this
item with *** this past FridayThe Grading was not part of the original
scope, it’s a completely different scope above and beyond the contract
Meaning, it requires additional engineering/plan submittal which will cost
extraBut it can be done, which means we need to hire an engineer to do
the plans and pricing out grading or site landscape work and drainage if
necessaryWould you like me to look in to it for you?
I
will be further investigating the validity of the $charge for the
extra footing by talking to the City of Orange or a construction contract
lawyer or bothAs mentioned in our meeting, contractor only provided cost
based on typical and standard parameter footings called out for additions of
this natureThe additional footings that were called out on plans were
not budgeted by contractor therefore, we submitted a work order request
for approvalItem and of the Exhibit A Terms and conditions of the
contract clearly shows that there may be some items that City will call
for or ask to see for approving the plans
The
slab outside my French doors is a City code requirement, which you knew or
maybe just forgot about. No house owner is to step outside directly
into dirt. Reimburse *** $We had not included
any landscape/hardscape work in our contract, however, after calculation
the size of slab needed and the amount in comparison to the total cost,
the city required amount comes does to $Which is the 1/(one fifth)
of the cost of the slab (size required by the City) that you paid to have
doneHowever, I’m increasing it to a $Credit as a client courtesy
Send
me an email when you have schedule the insulation installers. There
was also a picture I sent you of improperly secured ducting in the
attic. It should have been capped off. Someone also needs to
repair ***'s bathroom baseboard and clean up the messy baseboard in my
bathroomAbsolutely, we will take care of it and I will notify you of
the time in advance once the work is scheduledOther
items that we offered to fix that was discussed and finalized with *** on
08/15/14:
1. Replacing baseboard at
***’s bathroom
2. Securing/tightening
closet door knob at ***’s bedroom as shown by ***
3. We have arranged for
the AC Return Air grille to be repainted
4. Texture at shower wall
above enclosure (at corner)
5. Charges for French
door screens will not be billed as a client courtesy
6. The breaker issue was
already fixed by our electrician and inspected by city and approved

Review: DO NOT HIRE THIS COMPANY. Greater Pacific Construction (GPC) has refused to complete my construction project. This company has committed fraud, mischarged, overcharged, lied, intimated me and double charged. The workmanship was poor. This company will not give me the all the required documentation for my project. This company has not given me all the warranty packages on my project. This company has not given me all the subcontractor contact information. [redacted] (President & CEO) told me via email that he will not complete the punch list on my project until I "concede" that the project scope has been completed and agree to the final cost, which I do not agree to. I will not approve any final cost or completion documentation until my project is completed. Fraud was committed when the electrician switched out the inspector-approved AFCI breakers for what he called "heavy duty" breakers. One of the AFCI breakers kept tripping, so the electrician replaced them all. After calling the City of Orange inspector and told him what happened, he threatened GPC with a lien unless the AFCI breakers were replaced. GPC refuses to reimburse for a fraudulent charge for: "City of Orange required additional foundation under an interior wall for structural vibration and grading." The extra foundation was not necessary and never poured. They lied. GPC refuses to give me the documentation between the City of Orange and the blueprint designer. As of this date, the design has not given it to me either. The blueprints indicated all the necessary foundation strength, yet charged me extra. I paid for screen doors upon delivery, but installation was unacceptable, so requesting reimbursement. Exterior treatment is very poor, inferior product used and application was incorrect. Double charging interior paint application. Mischarged me for cost of concrete pad outside door, it's part of foundation.Desired Settlement: I want everything on my punch list completed. GPC has the list. I want to be reimbursed for the mischarging, fraudulent charge, poor workmanship as follows:1.) Poor workmanship on exterior of addition: $6800 2.) Double charging for painting of new addition: $1500 3) Cost of re-drywalling, patching and painting living room: $550 4) painting of interior new doors: $324 5) 3'x5' cement landing outside french doors: $400 6) fraudulent charge for new foundation under interior wall: $2800

Response:

Dear Case representative,

Upon receipt of the initial email from our client (Ms. [redacted]), we immediately contacted her and met with her and her son at her residence. We went thru the entire list and informed her about our position. Greater Pacific Construction committed (like any other project) to complete the punch list items and correct the issue that she had mentioned. Unfortunately the client is making false and unreasonable claims in order to receive money back. We did agree with her on many of the items but also disagreed on items that she simply was making a case out of to get compensated and refunded for. The project was 100% inspected and approved by City inspectors and also paid for along the course while the job was being done. No where along the course we charged her for incomplete scopes. As you know, punch list is part of every project and we gladly honor and willing to complete. However, in Ms. [redacted]'s case, the items that are being requested as refund such as the footing issue or the stucco finish, are ilegitimate and have no basis. We have all proof need from the engineer requiring the additional footings which she is claiming to be false or a lie. Below is the list of items that we've been discussing with her and providing a response on. We've also made several attempts to meet with her (have proof of emails) in person, but she refuses to meet and wants email communication only. Please see below list that was first generated by her which then later Greater Pacific Construction also added additional items to the list to complete the job.

The below email was sent to her on 09/30/14 to request a meeting with her. She had requested from us to send her the list of items that we will be discussing with her. This list was also emailed to her once before on August 19, 2014:
