additional designtime was required due to unforeseen site challenges and additional design timeneeded to revise the final working drawings and bid set. The floor plan providedby [redacted] equipment supplier was 2' narrower than the actual space, thismade the floor plan more difficult to layout than anticipated requiring muchmore time that estimated. All of the column placements on the equipmentsupplier plan were of, this required us to send the architect of record out to thespace several times. In addition, the building owner had planned to removefloor mounted heat radiators in each operatory, we planned each operatorywithout the radiators.
Just before going out to bid the landlord decided he was not going to installcentral HVAC. We had to rework every operatory layout several time over toget it to work, revise our reflected ceiling plan, lighting plan, electrical/IT plan,case work elevations, finish schedules and construction details. It took our seniordesigner and principal 12 hours to revise and cross check the working plans herservices are billed at $185 per hour a total of $2,220.Also additional time bidding administration was required due to a severeshortage of contractors and subcontractors in the area at the time of bidding.We put the project out to bid on June l Oth, typically we put a project out to bidand receive bids back within 2 weeks, the bidding process dragged out for over2 months. We were constantly on the phone with the contractors trying to getthe contractors to turn in their bids, we spent countless hours beyond theestimated time.The project was exhausting emotionally and financially to us and to [redacted], as acourtesy to [redacted] we did not invoice her for the time overage. Since we firstreceived her complaint we have revised our policy to invoice for revisions andtime overages on every project as the condition arise.Please let us know if you have any additional comments.Thank you.
