In response to the tenant comments, I find fault in the statement that we left them with no heat for three weeks.  We were notified of the heat issue and contacted our licensed vendor to handle the problem.  From that point to the time the problem was rectified due to ordering parts after...

determining the problem was a period of five days.  As for the garage door I photographed the garage door at move out and it is not repaired so we had to call a door company out to assess and repair the door.  I did send a letter to the tenants this week offereing to work this door issue out with them and their insurance company if they would have their insurance agent contact me as I do not have the agent's contact information.  As for charging for 9 days on a lease, they provided us a 30 day notice on October 9, 2014 at 5:35 pm via email with the ending comment as such; "We will miss this home though".  We honored that notice as it is in accordance with lease terms and gave them through November 9 2014 to move from the premises.  While they did leave the property earlier and were out by the 1st, our lease agreement clearly states that a tenant must provide 30 days notice to the landlord which they did.  The tenant did request prior to them moving to a new area to sign a new lease with no increase in rent and a condition of the new lease to be the owner replace the carpet downstairs.  The owner offered to have it cleaned and, if needed, replaced after the new year.  To my knowledge this was no iinfluence to them moving as they stated they were relocating to Concord.  The carpet was inspected after move out and has been cleaned since their move out and is not in need of replacement.  We are willing to discuss the garage door issue with the insurance agent and find what repairs they did and covered and see what that leads to.  Should they deserve reimbursement for that issue, then we will certainly abide by our end of the agreement.

Review: We have just moved out of the property on Innovator Drive, and have had nothing but issues with the property management company. They had left us without heat for 3 weeks last october, and would not fix it. We have this documented. We have issues on a claim with the garage door that was paid by my insurance company (State Farm). Insurance called [redacted] (Property Manager) to verify that everything was fixed to standards, he said yes, and now is withholding 448.50 from our deposit saying now that it was not fixed to standards. My insurance has this documented that he approved it. He is charging us for 9 days on a lease, when we tried to give more than 30 days notice, and was never called back. We were completely moved out November 1st 2014. He is also charging us for a carpet that should legally be replaced as there are holes in it. He has cleaned the carpet and re-renting the home. He is holding our money and will refuse to return it. After this conversation, I have looked him up on [redacted] and many others have complained of the same issues. He is ignoring the facts and refusing to give us our money back. We have everything documented and can provide proof of all our claims. We are seeking our money back for the garage door, for the days we went without heat, and for the 9 days he is charging us for a notice, that we tried to give. He is taking advantage of us, when we never paid late. We were very good tenants with no complaints.Desired Settlement: We are seeking our money back for the garage door, for the days we went without heat, and for the 9 days he is charging us for a notice, that we tried to give.
