resided at [redacted]On June 25, 2015 I received a 30 day termination of lease due to military orders ofhis wife. I accepted the termination of the lease and it was to terminate on July 31,2015. I explained to Mr. [redacted] at our walk through on July 2, 2015 that eventhough he will not be living in the home for the month of July, he is still responsibleuntil July 31, 2015 because his lease is not up until then. I pointed out many itemsthat needed to be cleaned at that time, including the baseboards, bathrooms, thelawn needed sprayed and the flower beds had weeds, the floors were dirty and all thewindow seals. All of the above items are written in my lease and should be donebefore our final walk through. He had the month of July to complete these itemssince the home was still in his possession. We were to reconvene the end of July forour final walk through. I went over to the home on July 27, 2015 and none of thecleaning had been done. He had four more days to complete the above items whichwere not completed by July 31, 2015.On the 1st of August when his lease had ended the home was now in my possessionand I could now schedule the work to be completed. I hired a cleaning companyand a lawn company to clean up the weeds. My lease agreement stipulates that I have 30 days from the date of lease termination to return the tenant’s securitydeposit. My contractor’s are busy and sometimes I cannot get them scheduled rightaway which is why I allow 30 days to return security deposits. I had the homecleaned and the weeds cleaned up within my time frame of 30 days.Mr. [redacted] mentions in his letter that he made several attempts to contact me. Hedid, by text message of which I answered most of. I explained that I was waiting fora bill so I could get his deposit returned. His deposit was returned on August 25,2015 minus the cleaning and lawn care. I included copies of the bills with his checkso he knew where part of his deposit went. I received a text message from Mr.[redacted] on August 25, 2015 inquiring about his security deposit, I replied back via textthat his check was in the mail.I do not believe at this time there are any further reasons for complaint. I believethat Mr. [redacted] had a misunderstanding of when his lease was up and when hissecurity deposit should be returned. All of this is explained in my lease agreement.Put simply, his lease ended July 31, 2015 and I had until August 31, 2015 to returnhis deposit. I am including a copy of my lease which explains everything he mayhave had questions about. I am also including pictures that my cleaning companytook before they cleaned for my records. I make every attempt to keep peacefulrelationships and build my relationships with my tenants.
