My shower is still not repairedAfter submitting the complaint someone was out to assess the issue, first name Lance...and we tried to communicate with him for weeks before we found out he was either fired or quit...none the less...no longer with the companyMy shower still needs new plumbing fixtures, which we are anticipating to arrive on Monday, November 17, The shower also still needs to be calked and the grout has cracked in the corner (from the repair) and we are nervous about using the shower because we are concerned water with get in through the crack creating moldEvery time we mention calking they say it will be done with the painter comes, which is last, but I have requested the calking numerous times to prevent any further damage
The builder has put an additional base board down to keep the flooring down, it is not calked, or paintedThe laundry door has been installed but it is not paintedThe stairs...they have pulled the base board back in place but not filled in the gap that was created, or fixed the cracks from the original damage caused by moving the wallThey have not fixed the carpet on the stairs, my screen on my bedroom window still doesn't fit because the frame of the window is not levelThis process has been on going since JUNE 2014...it is now NOVEMBERNo one stays with the company long enough to finish the repairs that are started

Review: I'm writing to express my dissatisfaction with the customer service and management at GreenEco On November 20, 2013 I signed a sales contract to purchase a new townhouse from GreenEco Builders, their Gleneagle model located at [redacted] in the Vintage Royale subdivision. I was advised that this unit was very close to completion and the estimated availability date would be December 16, 2013. I had recently sold my house and I was desperate to locate and move into an affordable new home in a nice neighborhood before the end of the year. There were three parties were involved in the final determination for the closing date for the my previous residence: the new owners, myself and my daughter. My daughter who had agreed to move in with me had to give notice to her landlord to terminate her lease. Since time was of the essence, we confirmed with GreenEco not once, but twice that December 16th was definite for the completion date. All three parties were in agreement for this date. We also explained to your agent that time was of the essence and even provided him with the residential sales contract. When I sent a prearranged inspector to give final approval on the condition of Solvista Pass Lane, [redacted] GreenEco's property manager advised us the townhouse wasn't ready yet and the completion date had been delayed. The date changed several times: December 19th, then December 20th and then December 26th. Each new delay put me at a disadvantage because I had to vacate my residence on December 16th.When I requested remuneration for the financial setback accrued by these delays, Palay informed me that the Senior Vice President of GreenEco said I had only been inconvenienced on a minor basis and there was no need for any reimbursement. This "minor inconvenience" consisted of having to rent my house back from the new owners on the date of the closing, December 16th at $856 a week plus 2 hotel stays that totaled $200. The closing date was finally set by GreenEco to occur at 9:00 on December 27th at [redacted] My real estate agent and I arrived promptly at the agreed upon appointment time. We sat and waited for 2 hours to complete a transaction that should have taken no more than 30 minutes. The explanation for the long wait offered by [redacted] of Platinum was that a last minute mandatory survey was being drafted for [redacted] She said that as soon as the survey was faxed to her, we would proceed. She encouraged us to go out and have lunch and assured us that the necessary papers would be ready in a couple of hours. Thinking this was quite odd, my real estate agent called the survey company and was told that the final draft had been faxed to Platinum the day before. The only deduction I could draw was that we were kept waiting the for the sole purpose of making us wait. In the meantime, my moving company had sent two moving vans and a four man crew to [redacted] only to futilely sit and wait also. This was another minor inconvenience that cost me an additional $300.00. While we waited at Platinum Partners, GreenEco continued to show my house to prospective buyers. I overheard [redacted] say that the purchase of my new town home was "more than likely the largest purchase I'd ever made in my life." To say that I was offended by her remarks is an understatement. Solvista is my 7th and the SMALLEST home I've purchased in my entire life.Desired Settlement: I've spent $1332.00 dollars to make up for the "minor inconveniences" of the delays of my move-in-date and the unnecessary delay in the closing on December 27th. I'm requesting consideration for the reimbursement of these expenses.

Per the contract signed

by Ms. [redacted], GreenECO does not guaranty any specific closing date. As a

home builder we are faced with many situations that can delay the completion

of construction. It is the job of our Community Sales Managers to

inform the customers of potential delays so that they can plan accordingly for

there living situation. [redacted], Vintage Community Sales Manager

proactively informed Ms. [redacted] of such delays and discussed with her that is it

the company policy that we do not compensate for expenses pertaining to delays. Ms. [redacted] was informed

prior to closing on the town home that no fees would be reimbursed for her

living situation.

Regarding the survey for the property, there appears to have been a miscommunication regarding the completion of the survey. While the filed work had been performed the day prior to the closing, the survey had not been drawn until the morning of the closing. Attached is an email documenting the correspondence between the title company and the survey company the morning of the closing.

Our Director of Sales, [redacted] did speak with Ms. [redacted] as she explained her experience at the title

company. Ms. [redacted] assured Ms. [redacted] that our Escrow Officer did not intentionally

delay the closing nor did she intentionally insult Ms. [redacted]. Her

comments were only meant in a good nature. She did reinforce our policy of

non reimbursement for living expenses or compensation due to delays.

GreenECO closes many transactions a year with Platinum Title Partners who take a

great deal of time and effort to make sure the closing experience is positive.

Review: Several problems starting from the late build to the unknown closing date of our home has caused our family to file a complaint against GreenEco Builders of Katy (Houston), TX. Many of our problems was due to lack of timeliness when it came to filing a permit for our property, ordering the necessary materials for the build, and lack of manpower, and false promises for dates of certain landmarks. The main issue that we wish to have resolved is the in correct order of cabinets for our home, in which, during the selection phase, was shown to be brown, but where ordered in black. GreenEco denies that they ordered the wrong wood for the cabinets, however, they admitted that the color was off from what we selected. Pictures are provided below.Desired Settlement: Honestly, we only wish to have the home we payed for, which includes the right color of cabinets. We've been patient with the build, and with no end in sight, they might was well change this part out to what it should be.

There have been delays in construction, and we have asked our buyers to be patient with us. The housing market has improved dramatically this year and has created a shortage of trades, and in turn has created many construction delays. In [redacted] our Director of Sales spoke with Mr. [redacted] about his building concerns. She scheduled a meeting with the buyer, Construction Manager, and Sales Manager which took place three days later. In addition to scheduling the meeting, she offered to refund the buyer's deposit in full. The buyer declined the full refund that we offered, stating that he just wanted the home completed. At that time she provided her cell phone number for direct contact in case there were any other issues.

Although we have had a change of construction staff during the home buying process, we have been in contact with the homebuyer. We have reassigned a Senior Construction Manager to directly supervise and expedite the construction of this home. It is our intention to complete the home per our agreement and close in [redacted] as communicated to our buyer. We trust that moving forward with construction as planned and keeping open lines of communication will satisfy the buyer's needs. Review: I moved into my home, located at [redacted] on March 4, 2013. I reported( April, 2013)that my 2nd floor guest bathroom face base board has fallen off during a walk through, I was told that they needed to order the replace handling. As of this date, no-one has contacted me for repairs. Failure on my part for not following up on this matter, but recently I have had another problem to occur. On November 4, 2013, I called the Greeneco Builders's office to complaint about spotting on the outside of my home. A work order was submitted to a person name [redacted], to come and see the problem. He told me that the nails were coming through the paint due to poor puddling that was used. He claim he ([redacted]) would call me when his painter can come and re-do the painting outside of my home. I have called many times and left messages on [redacted]ell phone, but he has not returned my calls. I would like for my home to re-painted, so that it can stop looking like a spotted bird on the outside and that my face base board be repaired. My home that I was once proud of now looks horrible on the outside. These 2 factors, that I mention needs to be corrected quickly. I have been patience long enough. Please help me with my concerns.Desired Settlement: Like, I stated in my complaint description. I would like for my 2nd floor guest bathroom face board to be fixed, can not place anything under the cabinet with the board falling down and the outside of my home be re-painted and restored to the beautiful outside siding that it once was.

Review: On [redacted] I started the process of buying a house at Greenecco sub division located at [redacted].The house was located at [redacted]. The sales person was [redacted] can remember the last name. during the conversation I was ask that in order to hold the house I need it to put down $1000.00 and that money was going to be used as an earnest money and was going to be applied to the down payment.The house was under construction and the estimated time to be finish and ready to move in was at the end of [redacted]. With that on mine I didnt renew the current lease at the time.Two months went by and there was no construction to be started around early [redacted] I asked [redacted] what was going on and he told me that they has lost the super intendant but they has some already and the house was going to be ready by the middle on [redacted].At this time I was already working with the mortgage company to clear the loan, the loan officer told me that the house was estimated to finish at the end of [redacted].At that time I spoke again with the sales person and explained my situation and told him that if he didnt have the house ready I was going to look for something else and I need it my deposit back.The office manager processes a refund of the money and told that I was going to receive my money on the mail in about a month. A month went by and I went back to see the status of the refund and the manager told me that the company was not going to refund me the money because they had approved me for the house.The loan was never approved. Review: I closed on my house at [redacted] by the [redacted] October 2013 and moved in shortly after. In August 2014, I discovered a piece of wood sticking out of my driveway. Apparently when the concrete was poured, one of the wood frame pieces ended up as part of the driveway. I submitted a service request by email on [redacted] A few days later I received a phone call from the [redacted] Customer Service (I believe his name was [redacted]). He said next time a concrete truck was in the area they would replace that section of my driveway. As of today, [redacted] this has not happened. There have been numerous concrete trucks in the neighborhood nearly every day since there are at least 10 houses in various stages of construction on a regular basis. Since that phone call in early August, I have not heard from anyone concerning this issue. When I purchased my home, the salesperson said since I have a 12 month builder’s warranty, I should wait and submit any issues about a month before the end of that warranty period. I submitted another email with a service request requesting replacement of my garage door opener. I had paid for the upgrade to a belt-driven opener but a chain-driven opener was installed. This second email was submitted on [redacted] and in that email I mentioned that I was still waiting for the replacement of the section of my driveway. I have not received any acknowledgement that they have received my second email.Desired Settlement: The resolution I want is for the section of my driveway be replaced and a belt-driven garage door opener be installed to replace the one I have at this time.

Review: I purchased a new home to be constructed by Greeneco Builders. During the near of completion, I conducted a walk through of the home and noticed standing water inside of the home. I notified the the builder that there was a roof leak that needed to be fixed. The home was completed on 10/2011. I moved in and two months later on 12/2011 water began coming in through the ceiling,between walls, and down drywall in the same location where I had informed the builder in October/2011. I took pictures and after several emails a construction team was sent. They ripped out several walls, replaced the water damaged drywall, and told me that they fixed the roof leak.There have been several minor issues regarding the interior a/c unit vibrating excessively,drywall cracks due to foundation shifting, nails backing out on the exterior siding, dishwasher leaking water, and electrical shorts. The builder addressed the a/c vibration and replaced some of the electrical components. However, there are still electrical shorts which occur often. The biggest concern now is the roof is leaking again. On 5/2014, in a home that's only two years old, water has began to come in through the roof in the same area reported to the builder at least twice before! The water has run down the radiant barrier, into the attic insulation. It has collected into a ceiling fixture where there are electrical wires. The water has caused more drywall damage and is dripping into the interior of the home onto the carpet.The craftsmanship,construction, and quality that Greeneco Builders claims to provide to its customers is sub par at best.Desired Settlement: I would like the roof leak fixed and the damaged insulation and drywall to be replaced to prevent the growth of mold.

Review: I moved into my house the first week of [redacted]. The temporary meter was still in the back yard at the final walk through with [redacted] (Construction Manager) and my realtor. [redacted] stated that she would send someone over to remove it that week. No one came to remove it. Review: I began the process of building my first home with excitement. Now, two and a half months later, I'm extremely frustrated, upset and have been manipulated by Greeneco and its representatives due to the following reasons:

1) When selling me on the model home floor plan [redacted], [redacted] stated "What you see is what you get. The only upgrades are the front door, the banister and the fixtures." This apparently was a lie.

2) [redacted] failed to tell me the backyard would not have grass when the home closed.

3) [redacted] said I wouldn't be stuck and my $500 earnest money won't be nonrefundable until the lender says I'm approved. This apparently was a lie.

4) [redacted] maliciously and intentionally falsified documents by listing someone I didn't know, as my realtor on the contract.

5) [redacted] delayed the construction of the home by putting the incorrect plan [redacted], on three separate occasions, [redacted], [redacted] 28, and March 03, [redacted]. The correct plan [redacted] wasn't listed until I signed the paperwork submitted March 9, [redacted].

6) April 6, [redacted], [redacted] called and advised me "they were ready to start" but in reality, they weren't ready to begin building. This apparently was a lie.

7) [redacted] lied on the cancellation form and lied to my realtor by stating I was approved for a FHA loan by [redacted] when [redacted] knew [redacted] had never told him that I was approved. In fact, [redacted] was copied on several emails from [redacted] saying I was not approved yet.

8) Greeneco failed to honor and construct the [redacted] floor plan as it is displayed on their website, as it is displayed on the floor plans given to the public and as the contract states "We agree to sell you a dwelling which is to be built and will be substantially similar to floor plan [redacted] as depicted on our marketing brochure," without charging the consumer more money, for items conveyed as standard.

9) [redacted] lead me and my realtor to believe that even though earnest money "isn't normally" refunded, she'd work on refunding me my $500, if [redacted] available inventory wasn't viable for me. [redacted] tone and demeanor when she contacted me [redacted] to tell me I wouldn't get my $500 earnest money back lead me to believe she never intended on refunding the money and that she was just leading me and my realtor on.

The detail version of this home building process is described below:

[redacted], [redacted], I visited Greeneco's community, [redacted], located in [redacted] and I met with sales representative [redacted] Humphries regarding building my first home. I like the sales presentation and the model home floor plan [redacted], [redacted] office was located in. When selling me on the model home floor plan [redacted], [redacted] stated "What you see is what you get. The only upgrades are the front door, the banister and the fixtures." That day I chose to begin building floor plan [redacted] and gave a $500 check for earnest money. Before I handed [redacted] the $500 check, I informed him I had an account on my credit report that is giving me problems and I want to make sure I could get my $500 back if I am not approved by their preferred lender, [redacted]. [redacted] said, "That's no problem, you won't be stuck and your $500 earnest money won't be nonrefundable until the lender says you are approved." While [redacted] and I are completing the paperwork, [redacted] asked if I was currently renting and when my lease expired. I advised [redacted] that my current lease ends June 30, [redacted] so I would need the home building to be completed by then. [redacted] asked if I can extend my lease and they would buyout my lease when the home building was complete. I advised [redacted] that extending my lease was not an option and if the home building couldn't be completed by June 30, [redacted], then I couldn't purchase. [redacted] stated the computer automatically generates a completion date but the construction manager, [redacted], could get it done by June 30. [redacted] stated since I'm not exercising the "Lease Buyout Option", he'll have them buy me a refrigerator. I left the sales presentation excited about building my first home. Days later, after researching Greeneco's previous home sales for [redacted], I realized that [redacted] did not fully disclose several key pieces of information. I contacted my realtor and spoke to him about the information I had discovered.

[redacted] 24, [redacted], my realtor and I went to visit [redacted] to discuss the discrepancies I found during my research and the paperwork. I informed [redacted] that I had reviewed several of [redacted]'s previous home purchases and looking at the pictures, none of the backyards had grass. [redacted] then stated grass was not included for the backyard; the customer is responsible for putting grass in the backyard. I also asked [redacted] why I was being charged extra for a separate tub and shower and double vanity when the [redacted] floor plan that he gave me and the floor plan that Greeneco displays on their website conveys the separate tub and shower and double vanity was part of the [redacted] floor plan. The [redacted] floor plan does not list neither the double vanity nor the separate tub and shower as an upgrade. The only floor plan that lists those items as upgrades is the [redacted] floor plan. [redacted] stated that it's the company's fault it's listed the way it is and that there is nothing he can do. He stated I can write a letter and he would forward it to corporate. I also found out that [redacted] had put a realtor that I had no knowledge of, on the paperwork. I asked [redacted] why did he lie and put someone that I did not know on my paperwork as the realtor. [redacted] stated "That was how you were going to get the new refrigerator". I informed [redacted] that I had a realtor and he should have never deviously lied and put someone I did not know on my paperwork, without my knowledge.

[redacted] 28, [redacted], my realtor and I went back to [redacted] office to sign more paperwork because [redacted] stated he'd pay for the backyard grass. [redacted] advised me corporate did not remove the price of the bathroom double vanity and separate tub and shower, but they did change the [redacted] floor plan to convey that those options are upgrades.

March 3, [redacted], [redacted] called me back into the office to make sure the paperwork was correct.

March 9, [redacted], [redacted] emailed me asking me to yet again sign paperwork because there were errors on the paperwork he had to fix.

April 4, [redacted], [redacted] called me and stated, "They are ready to start so when can you come in to verify the options you selected for the home". April 6, [redacted], I went to [redacted] office, verified the selections and met the new construction manager, [redacted]. I advised [redacted] that my lease ends June 30, [redacted] and that the home needs to be complete by then. [redacted] and [redacted] stated don't worry; it'll be completed because we have been building very fast. [redacted] stated he could make some calls to have the lot surveyed and dirt poured by Monday, April 13, [redacted].

April 13, [redacted], I came to see the progress of the home and nothing had been done. I asked [redacted] why wasn't anything started and he stated he didn't have the blueprints from Corporate yet. He stated [redacted] was on lunch and he'd have [redacted] contact Corporate to see when the blueprints would be sent out and [redacted] will call me back that same day to tell me what Corporate said. [redacted] never called.

April 14, [redacted], I contacted [redacted] because he never called me like the construction manager said. [redacted] didn't have any answers so I asked him what the cancellation process was. My realtor and I contacted Corporate, spoke to [redacted] and advised her of the trouble we were experiencing with [redacted] and the building process. We informed [redacted] that at this point, we didn't see how the home could be complete by June 30, [redacted] and that I would like my $500 earnest money back. Lisa stated she would email [redacted], the manager, and have [redacted] give me or my realtor a call.

April 15, [redacted], [redacted] called and informed me that [redacted] has inventory that will be can close in June [redacted]. [redacted] advised me to review the inventory and if they don't work for me then we can review my $500 earnest money being refunded.

April 15, [redacted], I reviewed [redacted] available inventory online and advised [redacted] that none of the homes were the [redacted] floor plan I chose and the homes with square footage close to the [redacted] home had apartments in the back of them. I informed [redacted] that I did not want apartments in the back of my home so none of the inventory worked for me. I informed [redacted] that I really wanted the home I chose so could the process be completed by June 30, [redacted]. I informed [redacted] that I'm a single mother and couldn't afford for me and my child to be homeless. I advised her that I can try to look for alternative living until the [redacted] home is complete if it wouldn't take longer than a month. [redacted] stated she would check with the purchasing agent to see when the start date would be and that would determine an estimation of when the home would be complete. April 17, [redacted], my realtor contacted [redacted] because I still hadn't heard from her. My realtor said [redacted] informed him they normally don't refund earnest money but she'd work really hard to refund my $500 earnest money if it doesn't work out.

April 20, [redacted], I still hadn't received a call from [redacted] advising me of the start date so I contacted her and told her that I want to pursue cancelling and getting my $500 earnest money back. I emailed [redacted] the cancellation form.

[redacted] my realtor left me a voicemail stating [redacted] called him and said I wouldn't get my earnest money back because I was approved for a mortgage loan through [redacted]. This was yet another lie [redacted] was telling, so I emailed the [redacted] loan officer and verified that I was not approved. Then I forwarded [redacted] and my realtor the email from [redacted] confirming I didn't have an approval yet and expressed my frustration with [redacted] repeatedly lying. My realtor and I called Corporate, spoke to [redacted] and inquired about setting up a meeting to discuss getting my $500 earnest money back so I can be done with this ordeal. [redacted] stated she'd email [redacted] and have [redacted] contact one of us.

[redacted] called me back and stated I wouldn't get my earnest money back. [redacted] didn't acknowledge any of the malicious things her sales representative [redacted], said or the lies he told.

As of today, [redacted] construction still has not begun.Desired Settlement: Due to the numerous discrepancies and intentional fabrications, I would like my $500 earnest money refunded to me so I can move on with my life.

Dear Revdex.com: Thank you for giving us the opportunity to respond to this misunderstanding with our customer. When [redacted] came to Greeneco Builders, Sales Manager [redacted] worked with her to identify both the floorplan, options and homesite that would fit with her wants, needs, and budget. The plan [redacted] provided similar square footage as the model but was more affordable. [redacted] intentionally sold her on this floor plan as budget and square footage were key factors in the purchase. He did not falsely add a Realtor to the transaction. There was a mistake made on the original contract signed due to the fact that we use master forms that we update each time we sell a customer a home with their information. Indeed the wrong Realtor was on the sale and the contract was not executed by Greeneco. At time of contract our customers are required to sign the community standard feature sheet that is a complete detail of the included features in the home. It is Greeneco's desire that our customer fully understand the details of the home they are purchasing and take every effort in the contract process to call out such specifications. [redacted] contacted Director of Sales [redacted] with concerns that her home had not started and she had to be out of her rental home by the end of June. [redacted] explained to her that was not realistic on the timing of the property she was under contract to purchase, however mentioned that we have four homes that would be complete for June move in. [redacted] suggested that she meet with Sales Manager, [redacted] to review the inventory and possibly transfer to another Greeneco property in this community. [redacted] informed [redacted] that he would need to set up an appoinment to show [redacted] the home. It is always are desire as a company to help the customer through this difficult process of purchasing a new home and customers transferring to other properties occures frequently. [redacted] was entirely sincere in trying to find ways to help her in this transition and suggested we take it step by step. However, per our contract Greeneco does not guarante closing dates for any customers. We can experience delays that are beyond our control as a home buider but our sales team communicates to our customers so that they can make plans regading apartment leases, movers, schools, and much more. If a buyer choses to walk away from a home due to construction delays the Earnest Money is non refundable per our Purchase Agreement, and that was the reason given for the cancellation request. However, in the case of [redacted] personally contacted her Loan Officer, [redacted] to determine that status of [redacted] loan. [redacted] confirmed that [redacted] did not have a loan in place and would not be able to close on a home at this time. Upon determining that [redacted] did not qualify for a home Greeneco refunded her Earnest Money in full. The Earnest Money refund check has been cashed, and we hope this has brought closure for [redacted] Thank you for giving us the opportunity to respond to this misunderstanding with our customer.
