We have attempted to get a punch list of repairs completed on our home for 16 months.We signed a contract for a home in Aug/2013, We closed on the home in Jan/2014. The project manager that we were dealing with the entire time bought out the company in Feb/2014. After not returning calls and emails we unexpectedly stopped by the dealership in an effort to get the punch list addressed in Oct/2014. They addressed a few of the items on the punch list in Nov/2014. There were however items remaining. We contacted them again in Jan/2015 asking for an update on the repairs, then again in Feb/2015 with images of an improper support pier. Contacted them again in April/2015 and then finally set an appointment for a meeting on May, 8 2015 for which the representative (current owner) did not show or call to reschedule. I did email him stating my disappointment in his failure to show for the meeting and taking our concerns seriously. He returned that email stating that my claim was not against him for he bought the business in Feb/2014 after our house was finished and our claim was with the previous owner who is no longer in business. I never dealt with the previous owner, the current owner was the manager we dealt with during the entire purchase process and during all the repairs to date.For example, some of the punch list items we are requesting are 4 window screens that were never delivered with house, the uneven floor in the front living room to be leveled, the kitchen island doesn't have enough supports to handle its own weight and is bowing, the floor under the dining room flexes (they installed an additional support pier but it doesn't touch the cross beams and is structurally flawed) I wish I could send in a picture of that. In the current owners words..."I can't believe this additional pier was left like this. What in the world..... I would be upset too! I'll get this fixed, no matter what.... That was ridiculous! I was embarrassed. It won't stay like that I promise!" That was in Feb/2015 it is now May/2015 and no one has even come to the house to look at them.Some of the laminate counter top is missing from an edge of the counter top. There is a broken tile on the tub.The contract that we had originally signed included an extra 200 square feet in the unfinished 2nd floor, paid extra money to upgrade the window in that space to emergency egress and that space is not accessible. We asked about that with our first walk through of the home and were told they would look into it. They called back in Nov/2013 and said that they would cut through but they didn't account for the sub floor, if we could purchase the sub floor they would install it when they cut through. We were told to purchase 10 sheets, we purchased 12 and moved them into the unfinished 2nd floor space were they still sit today. We were told that we would have to pay to get a structural engineer to design the cut through and then pay to have a licensed contractor come out and complete that.Desired SettlementIf items (4 window screens, kitchen island, missing laminate on counter top, dining room floor (improper support pier), broken tile at tub, unlevel floor in living room, 2nd floor cut through) are not delivered, completed, corrected and/or repaired we ask for a refund for the cost we will incur in hiring contractors to come out and complete the work. Business Response /[redacted]/The [redacted] purchased a home from us manufactured by HandCrafted Homes of Henderson, NC. Greenfield Housing Center has fulfilled ALL of our obligations as the retailer and even have gone beyond what we were contractually obligated to do on more than one occasion. The problem is that HandCrafted Homes is no longer in business and they cannot get service from the factory on certain issues. A few of these are related to building codes and approved engineering. For example, we build the foundation according to an engineer stamped set of plans. We cannot deviate from these plans or the foundation would not pass local county inspections, because they refer to those plans when inspected. One of their complaints is that the floor in the kitchen needed an additional pier underneath because, according to them, it was too "bouncy". The foundation was inspected and approved by the Johnston County Building Inspections Department. Although this extra pier was not on the engineered plans, we installed one anyway. We also have sent our inside trim carpenter and our construction manager there on more than one occasion to address cosmetic issues they had. We did this without reimbursement from the manufacturer, which would normally be covered under their manufacturer's warranty, but we did so in order to get it done NOW and maintain customer satisfaction. ALL of their remaining issues are 100% related to HandCrafted Homes going out of business and not fulfilling their warranty obligations. When they purchased their home it came with a manufacturer's warranty. I would recommend they file a claim against HandCrafted Homes with the NC Department of Insurance, Office of the State Fire Marshal. I sincerely regret this manufacturer went out of business but this does happen sometimes, unfortunately. We, ([redacted] and myself) feel that we HAVE fulfilled and gone beyond, our obligation as the retailer, and we both believe that the proper thing for the [redacted]'s to do is file against this manufacturer's warranty/bond with the NC Department of Insurance. Please let me know if I can be of further service. I will assist the [redacted]'s in any way I can. I just cannot answer for HandCrafted Homes. Consumer Response /[redacted]/We have contacted Handcraft Homes on three separate occasions. Each time we were informed that they do not deal directly with individual home buyers they only deal with Housing dealers. If we purchased one of their homes we would need to contact our dealer for any work request. They stated their contact is with Greenfield Housing not with us. As I also have a contract with Greenfield Housing and not Handcraft in my possession their claim has a valid point.As for filing for the structure only warranty, the only punch list item that would possibly fall under that umbrella is the issue with the Kitchen floor. What does not fall under that umbrella is the incomplete work. There are two different types of work that is yet to be completed. Items that are missing altogether. For example, we have 4 window screens missing. We have windows on the house that half have a screen and the other half no screen. We have cabinets with trim and some without trim. The 36" walkway in the unfinished attic space to access additional space.Items that were broken from day one, the tile on Master bath, the kitchen island bowing. Items that have been reported to Greenfield since before we closed on the house.Regardless we were told repeatedly by Greenfield Housing Center via email, in person and on the phone that the missing items and cosmetic issues on punch list would be completed and that they would be in contact with Handcraft to get the larger issues resolved. If Handcraft voids the contract they have with you does not mean you can void the contact you have with us.At the absolute least I expect the tile in the master to be replaced, the island to be repaired, the 4 missing window screens installed, the laminate on the counter top that is missing corrected, and the trim on the cabinets finished. The loss of the additional 200 square feet on the 2nd floor, has cost us value in our home, it reduces the appraisal and we paid Greenfield Housing Center for that space, we would like to have access to it.Final Business Response /[redacted]/The manufacturer's warranty, which is what covers the workmanship and structure of the home, is the responsibility of the manufacturer that builds the home, Handcrafted Homes, not the retailer, Greenfield Homes. We do not build the home and we do not in any way warrant the cosmetic or structural components of the home. We agree to assist the consumer/homeowner with their manufacturer's warranty and factory service. These homeowners have signed 2 documents acknowledging they have read, fully understand, and agree with how the warranty and service on their new home works. We are very sorry this manufacturer, Handcrafted Homes, has idled this particular plant. They were a quality house and had a great reputation. It is sad they are gone, however, Greenfield cannot be responsible for factory warranties. Bad economy related situations like this are exactly why we make it clear to our customers in writing requiring their full understanding and signature of acknowledgment. These signed documents are a standard part of our written agreement with all homeowners. Now that the warranty issue is clear, We are still willing to assist these homeowners in any way we can and would even offer them up to $1,000 to aid them in finding screens for their windows and repair their bathroom tile, cabinet trim, and island counter-top bowing, although these are clearly factory related items we are not responsible for them. Please have the consumer contact me if they would like this good-will assistance. We want them to know Greenfield Housing Center does care and truly wants their homeowners to be satisfied with them but ask that they understand their problem is with the factory, not us. The also can file a claim against that manufacturers bond with the State of North Carolina for additional assistance. Situation like this are exactly why this manufacturers bond is required by the State, in case they do go out of business. But this is no way is a reflection of Greenfield's performance. I am hoping this consumer will understand this and know that we do care about them but can't be financially responsible for all the factories that go out of business.

Reconcile monies related to dealer installed options. Issuing refund that is past due. 3/19/15 Problem Date, 4/3/15 Purchase Date, Model # DT-CSM3244, Order # QTXXXXXX REV 3, no account #, Sales Rep [redacted] Payment Amt 63,589.00, Payment Method cash and finance. [redacted] was fast talking and quick to make the sale. During the set up of my new home [redacted] spoke very rude, overpowering and unprofessional. Owner of the business but treated me as an inconvenience once the sale was made. When I brought this action to his attention he continued to talk above me and hung up on me. Miscommunication between [redacted] (owner), [redacted] (assistant manager) and [redacted] (salesman) and with the subcontractors, substitute subcontractor and customer from start of setup to completion. One example is when subcontractor [redacted] came out unprepared w/out any instructions as to what was to be done. He needed supplies that he didn't have and requested my 66 yr old mother to drive him to [redacted] in order to avoid disconnecting his work trailer from his work van since I am disabled and unable. At the beginning of the sale [redacted] provided me with a list of charges including: 1,0000 permits, 2 sets steps 1,050, plumbing 1,200.00, rehook water and sewer 900.00, electric 1250.00 & vinyl skirting 1,000.00 a total of 6,400.00. I was guaranteed a refund of any monies not used which I have not received. I will not recommend this business to anyone. I was also told that if my personal electrical service box was used I would be refunded 200.00 which was included with the cost of the home. I have yet to receive confirmation of these costs and guaranteed reimbursement. Business Response The actual bills for the line items she mentioned went over budget. She would actually need to reimburse us for the overages if we pushed the issue but since Ms. [redacted] 's demeanor was negative we did not pursue this overage. In response to all of her comments I will say that we tried hard to please her and at no time did we treat her rudely or disrespectfully. It was totally and completely the other way around. She hung up on me several times but I never hung up on her once. I verified with the subcontractor she mentioned, [redacted], that he asked where the nearest [redacted] is (our sales center is 4 counties away from this address) and her mother told him she was headed there anyway and he could follow her. She did not drive him to [redacted] as Ms. [redacted] has stated. In closing I will say that I regret Ms. [redacted] is not happy and wished there was something we could have done that would have made a difference but unfortunately there was not. She has a beautiful home and has received everything she has paid for according to her contract with us. Thank youConsumer Response If you are stating I went over then show me the original invoices from the subcontractors and contractors of the monies spent that I financed by email @ [redacted]@gmail.com. You, [redacted] & [redacted] knew I lived 4 counties away when I rolled in with my powerchair and had no problem moving forward with this contract. The general manager stated that Greenfield sold to Whitelake and all around the county the day he dropped the keys off. [redacted] new I had an existing service box on pole & stated I would be reimbursed $200 if it was used. [redacted] stated the $200 was included in the financing of all homes and if I used my own service box I would get a $200 refund. I have yet to receive this.I was at the house when [redacted] (underpin skirting installer) arrived and he saw the water test gauge, the water line that needed to be connected & plug that needed to be put in the sewer line. He said no one told him this needed to be done and that it should have already been done so he could do his job. He called Greenfield housing to find out what to do and he was told that [redacted] used a different electrician and other contractors. I was on the phone with [redacted] during all of this, explaining what was going on. It was during this time I told you that [redacted] didn't know where a Lowe's was since he wasn't from this county and that he wanted me or my mom to drive him to keep from disconnecting his work van from trailer. It was during this time that you talked over me stating that [redacted] could figure it out and you hung up on me. My mom was not going to [redacted] We are 2 women and did not know [redacted] (from [redacted] house cat) so my mom was gracious enough to volunteer to let him follow her to [redacted] where she and my daughter sat outside in 100 degree weather waiting on him to pick up supplies and then he followed her back to the house. It would be beneficial to practice good business ethics.Thank you.Final Business Response I am willing to scan and email you a list of all the expenses incurred on your project. There are several items that went over budget however. If I add them all and compare to the amounts allocated you will owe Greenfield money. Are you sure you want me to reconcile all expenses versus allocations?
