Our experience with Greenland Homes felt like we were living through one of the worst nightmares of our lives and left me with the impression that Greenland Homes was nothing more than a greedy corporation who cares about nothing more than their bottom-dollar - selling homes to unsuspecting, naive first-time home buyers and squeezing every last dollar out of them We were set to purchase the "Harrison Plan", a new build in Granger, IA We offered the full asking price of 211K, not realizing that Greenland homes had just sold the exact same floor plan, with the exact same features & finishes, houses away on a larger, corner lot with a walk-out basement and large patio under the deck for 207k just a few months prior (Ours did not have a walk-out or patio, and was situated on a smaller lot) So, when our appraisal came back in at 202.5k, Greenland would not even consider meeting us in the middle, or anything Our loan was approved, but our lender, (just as any lender) would not be able to finance more than due to the appraisal Even after it was clear that they were standing firm on their 211k price tag, I still loved the home and wanted to have it built on a another lot that we had found that was offered to us by someone we knew at a fraction of the price that Greenland had paid for the original lot, so I called Greenland, and was promised multiple times that the VP of Operations, "Corey" would call me back and they never returned my call They insisted through our realtor that we use their "preferred lender" so that we could try to get a USDA loan and use our FHA down-payment towards the difference in price from 202.5k to 211k, and when the appraisal came back, they had told our realtor that they were willing to extend our contract for our EMD, but re-listed the home the very next day after the appraisal came back, even though it was still under contract with our EMD!! They immediately asked us to sign a release, not even giving us an opportunity to use other resources we had available - we own an 8-acre parcel we were willing to sell, under-value to turn quickly, but they were unwilling to work with us at all They treated us like sm of the earth and instead of moving into what we THOUGHT was our dream home with our two small children, with three weeks left in the school year, (the house was blocks from the rental we'd been living in) we had to be out of our rental with no where to go We spent the next weeks homeless while we waited to close on another home, a stunning new build from another builder, which was virtually the same price as Greenland's standard "spec" home We ended up with granite counter tops, Merrilat Cabinets with soft close, Central Vac System, a finished basement, hardwood floors, fireplace, composite decking, large covered front porch, tiled bathrooms and showers, hardy-plank siding, FULL, high-end stainless steel appliances (fridge, washer, dryer, range, microwave, dishwasher) the list goes on - all for virtually the same price as you get a standard home with no upgrades from Greenland You can get so much better of a home from other builder's, with customer service to back them The new builder we worked with has been such a pleasure to work with, we definitely consider him a friend! And, to add salt to the wound of what we went through with Greenland Homes, they threaten legal action against those who leave HONEST, negative reviews They contacted our realtor (who is in no way affiliated with Greenland Homes) and demanded a meeting with her to attempt to silence me
