Photos from the tenant as well as those provided here show what appears to be a residue on the wood floor in the living room in a crosshatched pattern (looks to be from an area rug) as well as balls of dust indicating the floor needed additional cleaning after the tenant had moved out The residue marks were not listed on the tenants moinspection, therefore it is assumed to be caused by the tenant In addition, the photos provided from the move-out inspection show the tub needed additional cleaning Although there is not a photo provided of the oven, its condition is listed on the move-out inspection as something that was observed at that time The charges levied against the tenant's security deposit covered the costs of these damages found at the time of move-out The charges were significantly less than what is typically charged to perform these tasks, but due to issues the tenant had at the time of moving in, we were understanding and reasonable in the charges

Looking through [redacted] 's folder I do not see where there was a difference in the two apartments however I was not the manager at the time Because of this I asked [redacted] to come to our office last week so we could discuss the issues he had while he was living in the apartment I apologized for any issues that he had in the past and tried to discuss everything he had in the email Due to the change in management right when [redacted] 's lease was up there was some extra follow up to who had signed their lease and who was still outstanding I wanted to make sure we had everyone set As far as an employee under the influence that is completely and Greenleaf & Company would never allow an employee to work under the influence When I brought this up to [redacted] he could not tell me a name or a description of the employee He stated that when he called back he was informed the employee was fired In the four years I have been with the company (one year in the leasing department) there has never been an employee that was terminated in the office In regards to the repairs we always handle health and safety firstWhen there is a plumbing issue it may take some time because we go out and fix an issue and then find out that it may have been caused by something else so we have to go out again We never ignore any issueThe manager before myself was in contact with the police and the near by schools and would spend mornings out at the property to address the students using drugs and the homeless people [redacted] may have thought Greenleaf was ignoring the problem however we were addressing it but without getting the tenants involved The school did contact the parents of the students that were involved When [redacted] gave us the renewing notice stating he was not staying I informed him at that point that we do the walk through after the keys are turned in He also emailed the person who does the walk through and in the email it was stated "to consider cleanliness in the kitchen (especially Appliances) and bathrooms,: nails, hooks and hangers need to be removed from the walls; floors need to be swept and mopped and trim along the floor and windows needs to be clean and dust free." It then states there is an overview of these items in your move out instructions After talking with [redacted] he stated that he did not receive the move out instructions which I apologized for but when he read the email he should have stated it then All the above items are what [redacted] was charged for He may think they are vague however everything he was charged for was in the email Once again I am very sorry if [redacted] felt he had a bad experience but I wish him the best of luck in his new apartmentSarah N***
