Beware of making a Greenstone home purchase!

We purchased a property in the Parc Rose neighborhood in Coeur d’Alene described by Greenstone as a Bluesky Collection espousing the benefits of a “carefree lifestyle” of “maintenance free homes,” particularly with respect to yard maintenance. As with most of the residents in Parc Rose, we are retirees who purchased our homes specifically for the freedom from daily yard maintenance. We had every expectation that Greenstone was providing us a property that we could periodically walk away from for extended periods of time in the summer for travel. Greenstone has failed to provide us a “maintenance free home” as described in your marketing materials and sales presentations by Greenstone’s realtor Rob Brickett.

Parc Rose irrigation failures have been frequent, and even when the system is functioning it has not delivered adequate irrigation to sustain plants and keep lawns reasonably green without supplemental watering by homeowners. Each summer we have returned from trips to find dead plants and a brown lawn due to the failures of this system. Some problems appear to be equipment failures and other problems appear to be poor operations. Again, even when functioning, the system does not deliver adequate irrigation. I have to pack my garden hose around frequently to hand water when it is hot to keep plants alive and the lawn reasonably green. Our drip system has been especially problematic. For whatever reason it will just cease to work as is currently the case. Our drips are not functioning now and have not functioned since we returned last Friday from a trip to find a brown yard and very stressed plants.

This is not the property we reasonably expected from Greenstone’s marketing and sales presentations. Living here is anything but maintenance free. Packing hoses around every other day to hand water is not our idea of maintenance free. We do not have the freedom to travel because someone has to attend manually to yard irrigation. Added expenses from replacing plants and tons of water on our meter is unacceptable. We purchased our home from Greenstone with certain features and benefits expected that have not been delivered.

In summary, Greenstone has not provided us a home that meets your description of the important features and benefits central to our purchase decision.

This is a classic case of the developer/builder making a promise and once the last home is sold in the development they walk away and refused to even meet with me! Unbelievably poor customer service.

Review: I made an offer on a new construction home with Greenstone. We came to an agreement on a Windriver floor plan with a double sink in the master bathroom. It was an option on their list, but at the pre-construction meeting they informed us that they could not offer the double sink due to space. I was deployed when we started talking to Greenstone and they quoted us a base price of $189,990 even though their prices were going up. When we make the offer they tried to hide the additional $6,000, stating that one of the options we wanted had increased by $2,000. They also had $4,000 that wasn't accounted for. I don't mind that they raised their price, I just don't like them being deceptive. Once we came to an agreement we gave them $10,400 in earnest money. They waited for two weeks to even schedule the pre-construction meeting. They still haven't applied for the building permit and it has been about a month since we met. We have been waiting for two weeks for an attachment to sign so they can move forward with the permit.Desired Settlement: I want them to be respectful of the fact that they have my money sitting in their account earning them interest, not me. I want them to speed up this process and live up to their word. I would also like an apology from their manager, a real one, actually from and or signed. Not some fake printed reply.

Review: My family and I found a house we want to purchase. We looked at listing price and made an offer after jumping through many hoops to get preapporval. I emailed the offer and immediately after I emailed the offer he told me the price just went up to $313,000 from the $303,000 that was listed on day I emailed. The seller came back with a counter of $301,100. I agreed to it.( I should mention Im in the homebuyers program they have) Then when they made the contract they snuck my homebuyers credit on top of the $301,100 which happened to be $1900 and that takes us back to their full asking price of $303,000. These credits were to be deducted from the $301,100 counter I accepted. I have chains and chains of spiteful emails from them. Also we have a lease break fee of $1500 at the apartments they own. We asked them to waive fee since we are purchasing house and they refused. We asked more than once and each time told no. When we talk to our apartment managers here. They were shocked that their own company (Greenstone) wouldn't waive or buyout the fee. They have very shady business practices as my wife went to take them the earnest deposit money which they requested ASAP and people were at office but had doors locked and commotion going on. It took them 10 minutes to answer the door. [redacted] has lied to me many times as you can see from emails if you would like them forwarded. [redacted], and [redacted]. as wellDesired Settlement: My lease break fee paid like every other greenstone purchaser, My original counter I agreed of $301,100 not including the $1900 homebuyers credit. The $1900 credit from their home buyers program should come off the negotiated price of $301,100 not $303,000 original asking price. I agreed to his counter and he fraudulently changed it never even mentioning it. Yes I signed but I trusted. Never again! At lastly I don't know how many people they have done this to but It needs to stop. Thank you for your time and consideration
