Complaint: [redacted] Dear Mr [redacted] ,Thank you for your mediation in the matter between myself and Greenwood Apartments. The issue is not considered resolved on my end To wit, the manager's defense seems to rest on 1) the idea that there were not bedbugs in the apartment prior to my move-in, based on the prior tenant, and 2) the fact that when I as a consumer did not understand that bedbugs were an issue, I asked them to delay treatment temporarily over my work schedule. My response to the first point is that pest issues were in fact already established in the apartment: both hornets and roaches were present as established infestations in this unit Furthermore, simply because it took some time for the bedbugs to be visually ID's in our apartment does not mean that they were not present previously A cursory review of pest control literature shows that it is very often difficult to spot bedbugs, and that in apartment complexes they often retreat into the walls, move between apartments, and can live for up to a year and a half without food My next door neighbor told me he had found them in his apartment, and I found multiple live bugs during my short stay there The fact that the previous tenant did not report them should not be considered evidence that a bedbug issue did not exist Some people refuse to report them because they do not want the considerable time and trouble (which we went through) to treat their apartment Others are not allergic to the bites the way I am.The fact that the workers did not report sightings of bugs means nothing either Bedbugs are nocturnal, again according to literature, and could have retreated into the walls when the workers were present Also, the unit needed to be completed in haste because of issues with our original apartment selection, so it is possible they would have been too busy to notice anything.I do not bear ill will toward the management of the complex, but I do think they had enough information prior to my moto ascertain that they have established pest issues, both in my building and in others From what I have read, the proper solution would have been to fumigate all buildings inside a complex simultaneously Obviously this is more expensive than having a PCO come in to spray a little pesticide here and there.I reiterate that the PCO who came to inspect my apartment was so incompetent that he ignored my notes about opening the fold-out couch for inspection, where bed bug feces were obvious (This was a brand new couch from IKEA, which I have receipts for.)My request is the return of our safety deposit, which was kept to pay fees initially, as well as the fees which are being paid monthly on the rest of the amount owed in order not to be in violation. Please let me know if you have any questions for me, and thank you again for your assistance.Best regards, [redacted] ***

Dear Mr. [redacted],Thank you for your mediation in the matter between myself and Greenwood Apartments. The issue is not considered resolved on my end.  To wit, the manager's defense seems to rest on 1) the idea that there were not bedbugs in the apartment prior to my move-in, based on the prior tenant, and 2) the fact that when I as a consumer did not understand that bedbugs were an issue, I asked them to delay treatment temporarily over my work schedule. My response to the first point is that pest issues were in fact already established in the apartment: both hornets and roaches were present as established infestations in this unit.  Furthermore, simply because it took some time for the bedbugs to be visually ID's in our apartment does not mean that they were not present previously.  A cursory review of pest control literature shows that it is very often difficult to spot bedbugs, and that in apartment complexes they often retreat into the walls, move between apartments, and can live for up to a year and a half without food.  My next door neighbor told me he had found them in his apartment, and I found multiple live bugs during my short stay there.  The fact that the previous tenant did not report them should not be considered evidence that a bedbug issue did not exist.  Some people refuse to report them because they do not want the considerable time and trouble (which we went through) to treat their apartment.  Others are not allergic to the bites the way I am.The fact that the workers did not report sightings of bugs means nothing either.  Bedbugs are nocturnal, again according to literature, and could have retreated into the walls when the workers were present.  Also, the unit needed to be completed in haste because of issues with our original apartment selection, so it is possible they would have been too busy to notice anything.I do not bear ill will toward the management of the complex, but I do think they had enough information prior to my move-in to ascertain that they have established pest issues, both in my building and in others.  From what I have read, the proper solution would have been to fumigate all buildings inside a complex simultaneously.  Obviously this is more expensive than having a PCO come in to spray a little pesticide here and there.I reiterate that the PCO who came to inspect my apartment was so incompetent that he ignored my notes about opening the fold-out couch for inspection, where bed bug feces were obvious.  (This was a brand new couch from IKEA, which I have receipts for.)My request is the return of our safety deposit, which was kept to pay fees initially, as well as the fees which are being paid monthly on the rest of the amount owed in order not to be in violation. Please let me know if you have any questions for me, and thank you again for your assistance.Best regards,[redacted]
