It may not say it in details on the contract (as the manager stated “Meritage was not able to find any written documentation stating the residents had been authorized for holes within the apartment home”) but it was expressed by Mr [redacted] who was the Meritage representative in when we entered the apartment in June of We never disputed the final bill of $We just attached a copy of the check and said that we already paid itWe complained that it was charged again by the Meritage, and unfortunately, the Meritage manager did not answer the concrete complaint but choose to state his company’s policy As for the walk through for assessing damages, we feel that there is a gray area in the explanation of Mr***The pictures that were attached show various items that were left in the apartment The walk through was supposed to be with us, the exiting residents, to avoid misunderstanding and unnecessary chargesHaving a walk through without the exiting resident and surprisingly charge the resident afterwards is a flaw that should be avoided.We truly thought that the walk through that we had with [redacted] is the final check-upUnfortunately, the property manager and his assistant gave us the understanding that we are done after this final walkWe are now surprised to hear that there was a second walk throughWe could have pick up all these small items on the spot if [redacted] or [redacted] (assistant manager) or [redacted] (manager) would have say anythingBut they did not! The damages that are portrayed in the pictures are wear and tear after years of living in this apartmentI don’t know how anyone can expect to live years in a place and find it shiny and brand new We accept the argument that the initial deposit was $ With that being said, we are clearly stating that charging us $for cleaning is unprofessional, immoral, and wrong We have received several phone calls from “ [redacted] ” and “***” who identified themselves as Riverstone representatives They were rude, and threatened us with high fees, additional charges, and by reporting to the credit bureaus if we refuse to pay this unjust bill Riverstone Company is showing its ugly side of business on all aspectsTheir service was a low level one, and their customer service communication borders with some criminal behavior We have two children, and we feel that our safety is at jeopardy with the Riverstone’s threatsMr [redacted] wrote his letter in nice words, but refused to talk to us, and is in fact part of a bully behavior of his company As law abiding citizens, we choose to avoid these ongoing threatsWe will send a check of $to the Meritage Apartments, and continue to seek justice latter, in different channels We are planning to file a complaint to the authorities about the disturbing phone calls we received from Riverstone Company (recorded) We ask the Revdex.com to investigate again these unfair chargesWe are charged with unfair $fees, as well as double charged for $that were already paid (attached a check photo)We also want to make sure that other law abiding citizens are not falling into this trap in the future Thanks, [redacted] / [redacted] Style Definitions */ Regards,

We want to thank you for the notification of the customer complaint regarding The Meritage Apartments, case# [redacted]. It is our sincere hopes that with this letter we will be able to clarify any questions and concerns this customer has in their complaint.
 
First, it is Meritage’s policy that once a resident turns in their keys and officially surrenders possession of the apartment home it is to be walked by both the assistant manager and the maintenance supervisor.  By walking the apartment together Meritage ensures that everyone understands what has to be addressed in the apartment home, what contractors may need to be called, and what charges my need to be billed. The move-out walk through for #305 was no exception to this rule. Both team members did walk the apartment and assessed the work that would need to be done and took photos.
 
After thoroughly reviewing the resident’s account history and file, Meritage was not able to find any written documentation stating the residents had been authorized for holes within the apartment home. Meritage does want residents to be able to decorate their home and feel comfortable while they reside at the community; however, each resident does sign a lease that specifically states the expectations of the move-out condition of the apartment home at move out. This is also reiterated when the The Community Policies and the Resident’s Notice of Intent to Move Out form, which have both been signed by the residents. Both signed lease documents also clearly specify that each resident must thoroughly clean the apartment, including but not limited to doors, windows, floors, appliances, bathrooms, fixtures, patios, and kitchens. It also clearly states that the resident will be reasonably charged for cleaning and damages.
 
In addition, the final utility bill of $50.18 was a final bill that the resident is responsible for from the last billing cycle until the day they move out. Utilities are billed in a rears, 45-60 days. The final utility bill is requested the day the resident moves out and will cover the days since the last billing cycle; however, the resident was never actually billed the $50.18. Nor, has The Meritage requested payment for this amount.
 
Lastly, I would like to address the issue of the security deposit amount the residents feel they had on hand with The Meritage. After reviewing the applications, the initial lease contract, and subsequent renewals all documentation shows that there was a $100 total security deposit on hand. There was the original apartment deposit of $400; however, at the time of application $300 was waived. This amount is also reflected on the signed application for both residents.
 
The Meritage appreciates the information you have provided by the resident, and we hope we were able to successfully answer all concerns regarding this customers complaint. initially wrote complaining that my aparment was broken into 2 times while I lived at the [redacted] in [redacted] No one in the company did anything to assure my safety or the safety of others in building 11. I found out after resigning my lease a second time that building 11 had had several break-ins in the past however no one ever made me aware of this. If I had been told I would not have moved there. This comapny charges alot and only cares about the money.
