Review: To Whom It May Concern,

I am a Soldier, currently deployed to Afghanistan. I own a duplex in Missoula which is managed by Grizzly Property Management. I feel I am the victim of predatory business practices, and wanted to know what my options were.

My wife recently moved out of one side of the duplex. Grizzly cleaned the apartment, and charged us $450. I know the house needed very little cleaning, as my wife cleaned it prior to moving out. There is simply no way it cost that much to clean it. Either Grizzly is being taken advantage of by the service it paid to clean the house, or they are taking advantage of us directly. Either way they are passing an unreasonable expense on to me.

As I am deployed, I cannot easily deal with this problem. Can you offer any resources?

Thank you for your helpDesired Settlement: Grizzly property needs to provide a better accounting of the charges they pass on to property owners. There is simply no way that the cleaning crew took 18 hours to clean my home, and they are not applying an ounce of due diligence to make sure they are doing so. As the property manager, it is their responsibility to make sure they hire ethical contractors, which they apparently have not done.

First of all, Thank you for your service. The charges to your duplex were not predatory. Your wife told me on her departure that she hadn't had time to do all the cleaning, so as standard procedure, I sent our cleaning service to get the unit up to rentable condition. The charges involved $261 dollars in cleaning the kitchen, bath and basement bedrooms. I also had the carpets cleaned professionally for $195. I feel Grizzly is being disingenous in their response. First of all, my wife c;leaned the entire house, top to bottom, with the exception of the refrigerator and the stove. there was no reason to clean the upstairs carpet, as it had been newly installed within the last two months. I can accept some of the costs involved. However, what I was charged is far more than is reasonable. In looking at the bill I recieved, it simply states that 18 1/2 hours of cleaning time, with no account of what was actually cleaned. There is no way my house required this much cleaning. This is par for the course for Grizzly property management, in that they do not perform any quality control checks on their contractors, nor do they ever check up on the property while it is rented. As long as the rent check comes in, Grizzly does nothing to maintain the property. Then, when the tenants move out they stick the property owner with a huge bill and claim it is normal upkeep costs.This is just the latest in a long string of problems I have had with Grizzly, and the straw which broke the camels back. I am deeply tired of being taken advantage of by this company.

Review: RENTERS BEWARE--Grizzly will continue to send you bogus and duplicate repair receipts/invoices months after you move out! I contacted management to tell them of these egregious errors. There is no recourse...either pay their excessive charges or they will send the balance to a collections agency and ruin your credit history. I wish I were never involved with this unscrupulous operation!!!Desired Settlement: Accept the July 31, 2014 invoice as paid in full, no further amount is due, and a collections agency will not be involved in any restitution.

BEWARE OF BAD TENANTS-- This is what happens when 2 college students decide to vacate a rental and leave it in such a deteriorated condition that $1602.67 is needed to get it back to the condition it was in when it was rented. The unit was never cleaned, garbage was everywhere on the property, and considerable damage was done to walls, floors, and windows. There are no bogus or duplicate receipts, only the bills that were due after the moveout. When a rental is abandoned by unscrupulous tenants there are consequences. This is the email I sent to

Grizzly trying to resolve the issue given the fact there were many errors in

the attached invoices. The problem is that, according to Grizzly, there is no

recourse…either pay falsified invoices…or have our credit destroyed. It seems

Grizzly is more interested in defaming my son rather than trying to resolve the

issue.

We are in receipt of yet another invoice dated 9/5/2014 on

the referenced property…this after the invoice of 7/31/2014 was paid in full.

This additional billing a full three months after the property was vacated and

for unrelated expenses has to stop! Frankly, there are too many inconsistencies

in the latest invoice to take seriously:

Review: Three weeks ago the property management sent my deposit back to my old address that I was getting the deposit back from and it is now "lost". They are now saying I need to pay a thirty dollar cancellation fee and they aren't sure when I will be able to get the new check.Desired Settlement: I would like to get the deposit check back A.S.A.P. and not have to pay the thirty dollar cancellation fee.

When Ms. [redacted] moved out of her rental unit she failed to provide us with a forwarding address. As per Montana state law, the security depsoit was sent to her last known address, which is the apartment she rented from us. The check was sent Certificate of Mailing on May, 21, 2013. It has not yet been returned to our office as 'non-deliverable.' It is company policy and industry standard to transfer the 'stop check fee' charged by the bank to the tenants when they request another check be cut because of issues such as this. The fee is going to be assessed by the bank and unavoidable, which means one party has to cover the costs. Grizzly Property Management feels neither it nor the owner of the building should have to be held responsible to cover that fee because Ms. [redacted] failied to provide a forwarding address. As I told Ms. [redacted] during our phone conversation late afternoon Friday, June 7, 2013, the owner of Grizzly Property Management, Inc. is the only person with the authority to stop checks and I could not write her another check until I spoke with Ms. Corette today. I was very transpartent with her about the timeline and what steps needed to be taken to resolve this issue.

I have documentation of the following items. If you would like a scanned copy of them I would be happy to provide you that information:

1. Ms. [redacted]'s move-out form which shows a blank in the section where we ask for a forwarding address

2. The page from the Certificate of Mailing book which shows that the Post Office took possession of the check on May 21, 2013

When I first called Grizzly Property Management to see the progress of my security deposit, they told me that they had mailed it to my old address. When I went to my old mailbox the letter was not there nor did the current resident recall seeing it when I asked them. I then went back to the property management to get the next step and they told me to go to the US Post Office. When I went to the Post Office, they said the letter would have been deemed undeliverable and it would be sent back to Grizzly Property Management as soon as it came back to the post office. When I went back to the Property Management, they then told me "it could take months" for the check to be returned. I find this hard to believe because the Post Office told me it is illegal for them to store mail there. I would obviously like to wait until my check was returned to avoid paying the cancellation fee, but according to Grizzly Property Management, that would take "months". I am not going to pay cancellation fee for a check that I believe to be lost at the fault of Grizzly Property Management.

'Undeliverable' mail is returned to us on a frequent basis. In the 3 years I have been an employee, I have seen letters returned 6-9 months after they were originally sent out. It is not uncommon. I would like to point out that we have no control over any piece of mail after the Post Office takes possession of it. I have looked through all recently returned mail and we have not received this tenants deposit check back from the Post Office.

The reason we apply the 'cancel check' fee to the tenant was explained in our previous statement and we will be standing by that position. We do not believe the we take any fault in this matter.

I hope this will facilitate a timely response as we would like to get this issue resolved as soon as possible.
