Grounds to Gable Home Inspection Services, Inc

Michael Lehman, owner of Grounds to Gable Home Inspection Services performed a home inspection on my home in the Billings heights, High Sierra Subdivision. He identified three items that were deficient with the home. All were fraudulent. The most important one being active moisture in the carpet along the baseboard of a window in the basement. I was terrified there would be mold damage, rot, wet insulation, and wet drywall that would need to be repaired immediately as this problem had gone unnoticed. We had a licensed and bonded disaster restoration company come in and use thermal imaging cameras as well as moisture meters. This is what they reported: “We thoroughly inspected the area. We were not able to find any wet flooring, trim, drywall or insulation. Everything was completely dry.” This inspection cost us $150 which we paid and later billed to Grounds to Gable, and we have never been reimbursed. Next on the list was a 100 year old piece of furniture that was not staying with the home that had evidence of prior insect damage. He found no active insects and no insect damage in the rest of the home. Yet he recommended we hire a pest control company to eliminate the insects. We were laughed at by all the pest control companies we asked to come to the home to inspect. Last, we had brand new siding put on the home before the sale that Michael Lehman indicated was unfinished as there were gaps in the seams. Michael Lehman recommended we caulk the seams. Our contractor explained that siding doesn’t get caulked and that those seams are intentional to allow for expansion and contraction due to temperature fluctuations. They install flashing behind the siding to ensure no moisture reaches the wood in the home. Michael Lehman is not qualified to perform the duties of his job. He is negligent and a fraud and should lose his license.

I give this guy an "F"--- He was suppose to do a home inspection not knit pick the house apart. He was horrible and I actually lost the sale of my home due to his incompetence. Please, please do not hire this person. He did not find anything wrong with my home only tiny things that were cosmetic and were addressed with a licensed contractor in a day.
